We just got back from a week at the Soundings, 3rd year in a row. We always stay in September after the rates go down and the kiddies are back in school. Yes, the place is a bit worn but it's part of the charm and trust me, everything in Cape Cod has a bit of a damp smell. Who cares, the place is clean and the staff is friendly.

We always book early and get the second floor (there's only 2 floors) and we stay in the center so there's no obstructed view. For the off season price of $120 a night, we had absolutely no complaints. Honestly, I just love the Soundings - I love that we have a private balcony overlooking the water. At night we leave the door open and can listen to the waves breaking, being we're always on the 2nd floor. The hotel is close to Harwichport so you can take a ferry to Nantucket, it's also close enough to Hyannis where you can get a ferry to Martha's Vineyard or Nantucket or just go on an hour cruise.

If you're into lighthouses, Chatham Lighthouse is just 2 or 3 towns away and you're also only 1/2 hour away from Truro (Cape Cod Lighthouse). You're also only 20 mins away from Nauset which also has a lighthouse and one of the best beaches we've ever been to. Lots of great restaurants near the Soundings and also bars with live music like O'Shea's and the Claddaugh Inn. Cape Cod is just the most magical and romantic place I've ever been to. If you're a parent, you might also like the Soundings because the inlet it's on has tiny waves compared to some of killer waves we saw in Nauset and on other beaches. My husband and I love the Soundings, we'll certainly be back next year.

We were worried after reading all of the terrible reviews posted here, but were pleasantly surprised. The hotel is definitely worn a bit, but as long as you are aware of that its clean and a great location. We had an oceanfront suite and we could sit on our deck and talk to family members on the beach. The room was very clean and housekeeping did a terrific job every day. I don't know what else to say, except everyone who walked on our room commented on how nice it was. My parents had a deluxe room on the ocean (not a suite) and their room was very nice, too. I can't vouch for the smaller rooms as I didn't see any.
The beach was clean and nice, the water warm for my kids. And the indoor pool was as warm as bath water while we were there... and there were a few cold rainy days, so my kids loved that.
Overall I thought it was a great experience... and we plan on returning!

Nice location, and it used to be a nice property, in a great setting, but it needs lots of attention and the management/owner does not seem up to it.

One hurricane would probably knock this dated property over. The rusted through seawalls holding up our building from falling into the sea were not confidence inspiring should the perfect storm ever hit.

The rooms are small and dated and with everyone around the area updating their motels, it is a shame this place is being milked to the last penny.

If it were a deal, you could understand it, but the prices are higher than some newer places.

The ocean view room was nothing we expected. You would think that for $300 a night you could take a deep breath of fresh air when you sleep. The rooms (we experienced two of them) are smelly (moldy smell) and very tired. The bathroom was tiny and so were the rusty towels. The resort did not even provide beach towels, and speaking of the beach, they clean the beach once a week (only on Tuesdays) so if you come on Wednesday... you'll have to walk on shells, dead crabs, and other smelly sea creatures (smell very fishy and the flies were everywhere). The staff was polite and courteous, but not hospitable, and anything that you ask for ... is taken with a grain of salt.

I would not recommend this place to anyone. It does not have a warm feeling, and does not make you feel welcomed! There are other hotels nearby whose facilities, services, and staff seems to be much more attractive!

Stayed at the Soundings July 16 - 20. The resort is old and tired. The rooms are smelly and musty - the hotel is just plain old. our first night there one of the sewage pipes broke right under our room - you can imagine the stench! We were never notified that this had happened. We found out the next morning when the plumber was underneath the room fixing the pipe. I immediately contacted the front desk and asked for a refund of the 1st night because we did not get a wink of sleep because of the smell. They were not willing to give our money back just an apology for what happened. I insisted that we move our room. They gave us what they call the "Penthouse Suite" - Far from it, old with linoleum floors and just plain HOT - 3rd floor and it was in the 90's - A/C did not work very well. The balcony was so old I was afraid for my kids to stand out there for fear that they might fall through. The A/C from our room leaked so much water into the room below they had to call to put a bucket underneath the A/C. Overall a HORRIBLE EXPERIENCE and I would never give The Soundings my hard earned money again!!!!

We booked our room facing the ocean for one week at $200 dollars a night. I was willing to spend this much because it was directly on the ocean and had 2 pools, one inside and one outside. If it rained, which it did everday, then we could swim in the indoor heated pool, right? wrong! Both pools were absolutely freezing! The coffee shop is in the pool room so you can smell bacon frying while your in there. weird! The room was just ok, it's old and smells musty. The ceiling tile in the bathroom was falling down, but my husband fixed it. I wanted to leave after the second night , but was told by the front desk that there was no refund for early departures. Read the fine print! We stayed one extra night next door at Edgewater for $30 dollars more a night, and it was is new and just beautiful, certainly worth the money. Sorry soundings, you call yourself a resort? Far from it. Stay at edgewater.

The Soundings Resort is located on a beautiful spot on Nantucket Sound. The staff and management are very helpful but the resort is starting to show its age. Things that need to get painted remain an eyesore. The towels provided in the rooms are extremely thin. In the coffee shop, only 2 of the 6 ceiling fans were operational.
