Updated review from me, having stayed here at various times over the last 2 years. Service at breakfast (not including Pattie, who is always friendly) is awful, and often downright unfriendly. Staff always treat any request as if it's a personal insult. Stay at the much better
Marriott in Burlington if you can afford to pay a bit more.

My review of this hotel is mixed. Here is what I liked: The place is very clean. The maid service is excellent. They do not cut any corners when they clean the rooms. The décor is nice and modern. The beds are comfortable and linens are of a nice quality. The lobby area has a nice fireplace and couch/chairs where I sat to read and relax. This was nice. The parking and grounds are well kept. The location is convenient if you are working in the nearby office park or if you need to hop on the highway. Lots of people complained about the fact that there is nothing around as far as restaurants, but actually there is a huge mall about ten minutes away and also several other places if you don’t mind driving about 5 miles.
What annoyed me: Okay first of all the wireless was down all week. They had no explanation and didn’t seem to care. The in-room movie service was down all week too and again they did not care or offer any explanation. I hated the way they did food service. It was way overpriced for what you got. Breakfast was over promptly at 10:00 and you had better get down there because they started packing it away before 10:00. They even put away the free coffee at 10:00—I mean, come on. They can’t even leave coffee out for people all day like a normal hotel. They offer no other food until 5:00 pm. The selections are very limited for dinner, and again overpriced for marginal food. If you want a snack in the little store prepare to pay $5 for a small bag of cookies and $4 for a bottle of water. One of the nights I stayed there they had a college volleyball team on my floor and this group was extremely loud all night. The hotel staff refused to do anything about it. I guess I just did not find the customer service to be up to par.

If Boston is expensive, this hotel can be a fair choice. It's a 30 minute drive into Boston, but it goes fast and we saved hundreds of dollars by staying here. The major downside is the serious lack of restaurants in the area. It's a good idea to choose a place closer to Boston to eat.

The rooms were very nice, and included free parking and free wireless internet. Only 2 computers in the lobby "business center", so bring your own if you need to look something up in a timely fashion.

It's a bit tricky to find, GPS got confused. Luckily they have a big green sighted COURTYARD sign on the road or we'd never have found it!

Very nice room - spacious, big comfortable bed, nice bath & shower. Flat panel TV. Free internet - reasonable speed.
Decent gym and small pool. I also found the laundry room useful (half way through a 10 day trip).
Helpful staff. Whole property appears well upgraded and refurbised since last I stayed (2007).
Hotel restaurant menu very limited - but sufficient. Taxi to central Boston is $60-$70 one way. Rent a car if you intend to stay here any length of time - there is no good public transport option. Naked Fish restaurant a couple of miles away (15 Middlesex Turnpike) was very good.

Needed to go to the Northeast market. Perfect location. Was not expecting much but was pleasantly surprised.
VERY nice decor, staff, quick check-in, easy to get around, until we went to dinner, food was good but had to wait to be seated since there was no host/hostess. Do we seat ouselves or wait?
Restaurant is right off bar, should have a divider of some kind.
Only one service staff, and she was brand new, (she did do a GREAT JOB,also later did have some help, all was good)
Breakfast is a pay meal, buffet, or off menu but pricey, was not good when ordered off menu.
Will go back but unless food service ramps it up a LOT. would recomend of premise for meals.

September 4, 2009 – I had the opportunity to spend three nights at the Marriott Courtyard Boston Billerica/Bedford. The hotel is located on the west side of US 3 at exit 27 which is roughly half way between I495 to the north and I95 to the south. The hotel has plenty of free parking.

Check in was fast, but the first room I was given was unacceptable to me. It was an odd-numbered room on the second floor and there was a large air conditioning unit right outside the window. Returning to the front desk the associate apologized and I was switched to an even-numbered room, #714, on the 7th floor which fully met my needs. My room rate was $118 per night using Marriott’s Senior Rate. Taxes added an additional 10% to the room charge.

Rooms at the Courtyard Billerica are beautiful, being more upscale than many full-service Marriott hotels. It appears that they were completely refurbished within the last year or so. My room had a king sized bed and a standard size sofa bed. The room had a convenient work desk with office-style chair and a 32” LCD TV. Unfortunately, only analog TV channels were available which did not show off the high definition TV.

The king bed was very comfortable and had both feather and foam pillows. Lighting in the room was very good. The heater/air conditioner was room based and was controlled by a thermostat on the wall. It was quiet enough that it did not bother me.

In-room internet service was free and provided by Wayport. I found the service to be only adequate. I ran the Speakeasy speed test with widely varying results between 700K and 1.4MB download speeds. During the evening, which I suspect has the highest usage, the VPN connection to our company server dropped several times. The wireless connection in the lobby area actually seemed faster. The service was adequate, but probably not fast enough to stream video.

The bathroom was beautiful with good lighting, plenty of towels and a rainfall-type shower head. Hot water flowed immediately from both the sink and combination tub and shower. Shampoo and conditioner were provided. The hair dryer was found hanging in a bag in the closet. There was also a full-size ironing board and iron.

My business colleagues and I had breakfast each morning at the hotel. Cooked to order egg dishes are available, but I chose the buffet. Scrambled eggs, bacon, sausage, potatoes were available as well as make-your-own waffles and oatmeal. Fresh fruit, muffins, juices, and milk were also offered. The cost of the full buffet was $10.95. Coffee was very good and the pot left on the table fresh and hot. The servers were very friendly.

The hotel associates that I came in contact with were all very friendly and helpful. The front desk associates helped us decide where to eat each of the three nights of our stay. They not only provided a list of restaurants, but also offered personal recommendations and information which was appreciated.

There were several computers and printers in the lobby, but I did not use them. I did not have the opportunity to use or even see the exercise room or pool. I noticed a guest laundry on the 2nd floor.

I was impressed enough with the Courtyard in Billerica to recommend it and I will likely stay there again when I am in the area.

We were pleasantly surprised by this lovely property. From the well manicured grounds to the the nicely appointed guestrooms, we were very pleased. From the buses in the parking lot, it appeared that there were several tours in the hotel but it was very quite all night.
