Stayed here for 1 night passing through. At first glance, the room looked nice but on closer inspection, it was dirty. The floors were not vacuumed and the bathroom floor had garbage and baby powder all over it. My wife found a long blonde hair on the sink countertop. The cable tv was lacking with only basic cable. For $114 a night, I expect more. This wasn't a $65 a night Motel 6. The guy at check in was very friendly and helpful but that is the only positive I can find.

It would be very helpful if you could email universityinn@roadrunner.com the date of your stay and either room # or last name so we can identify the appropriate staff to address this with. A dirty room is totally unacceptable and as many reviewers have noted, cleanliness is something we are extremely particular about. Since cleaning involves the human element, it is not always a perfect science and we have controls in place to ensure no details get overlooked. In this case, our controls failed and it would be nice to use this review as a teaching moment. In the future, if you are unsatisfied with any aspect of your room both here and other properties, it would be more beneficial to let the front desk staff know immediately so we may rectify the problem, rather than say nothing at the time and write a bad review after the fact. It this case, it is unfortunate that we were not given the opportunity to ensure your satisfaction. Thank you for your feedback.

I stayed at the University Inn during my son's orientation at UMaine. I loved that the Inn is just around the corner of the University. The front desk staff was very kind and forthcoming with information. The general appearance as well as my room was very clean and up-to-date. I was surprised how many cars there were in the parking lot, yet it was a very peaceful stay, no disturbing noise at all. I had a restful night in a very comfortable bed and breakfast could not have been better. All in all I loved it and just booked another room for move-in-day in August.

This sounds harsh, but both my husband and I considered this place a dive. Yes, they've attempted to update but it's only surfice updating and not much quality. The lobby had that pine sol 'cover it up' smell, our room reeked of stale cigarette smoke mixed with cleaning product smell. After our second night, they did not even come in to freshen up, pick up dirty towels or anything and that was after we requested more large towels. As for the pool, needs cleaning, many chairs need replaced, the pool towels are a joke (hand towel size and almost see thru). The pool does not appear to get much use from guest so they charge college students $5 to come in for the day - I can understand; however, if you are a family staying, you wouldn't want your young kids in the pool with all the college kids drinking all afternoon and their foul mouths. Would not stay here again.

Your comment opens with describing our property as a dive. Perhaps 11 years ago, I would agree as it was very run down when I bought it. You then describe "surface updating and not much quality". For the record, every dime of profit we have made during the last 11 years as been invested back in the property. The list is far too long to list everything but includes: beds, bedding including high end three sheet system, down comforters with velvet runners, 300+ count sheets, Royal Crest towels, high end amenity line, 4 pillows per bed (6 for kings), new draperies, new televisions, new air conditioners, compeletley remodeled bathrooms with tiled floors and granite countertops and white showers, sinks & toilets, solid doors with key stripes, new slider doors and completely rebuilt balconies with composite decking and hardy plank siding, new common area carpeting (rooms are in progress, half done), completely remodeled lobby, wireless internet, fitness center, extensive grounds work including clearing 4 acres for our guests to enjoy, not to mention the non surface items including a new furnace room, completely new hot water system, new roof, new main water line, room insulation, state of the art front desk automation and many other items. Since we are in a college town, college students do frequent our pool. We have very strict standards of acceptable behavior and certainly don't tolerate foul mouths. If we were made aware of this, we would address it immediately. Some chairs in fact do need to be replaced and we ordered new, very large pool towels that arrived in the beginning of July. The older ones have since been retired. We do clean our lobby daily with Pine Sol. I find it very troubling that guests would stay in a place they consider a dive for three nights, say nothing at the time and then post such a negative, damaging and counterproductive public comment. I would have gladly refunded this guest at check in if they felt we were that sub standard. Clearly, most of our guests do not share this opinion.

This is a Very well kept hotel with spot-on management. I do not stay here often but refer most of my business associates here when required to stay overnight in Orono.
The rooms are updated and clean... the facility overlooks the Stillwater river and offers a really nice pool experience with the added ability to enjoy the river (clean enough for swimming and supports a great bass fishery) as well as a selection of watercraft available through the hotel.
If you are in Orono for business or pleasure, this is the place to go--and don't forget the breakfast service, it really is very good.

I stayed here when I was working at the university and my visit was terrific. It was such a nice change from the big corporate chains. Front desk staff are not just friendly they are cheerful and helpful and very accommodating. The rooms are clean, not just in a "they cleaned this well" way but in a "I can't believe anyone has ever stayed in this room" way. Decor is a little dated which is a complete non-issue for me, I enjoyed the funky look of the place with a sunny lounge on the first floor complete with stuffed bear.

It's the little things really that made my stay great. Ability to move from a parking lot-facing room to a river facing room with no hassle. A breakfast buffet that had real breakfast foods not just muffins/coffee (in fact they have coffee all day in the lounge). Kayak rental and a nice pool area. Internet that just worked and was fast and no hassle. Convenient outlets in the rooms and working AC. Porches or patios with every room. Immaculate landscaping. Convenient parking and location, you can walk to many good places to eat and to the university.

The only downsides were super minor things: no coffee makers in rooms, thin walls so you can hear guests talking in the next room and walking in the hallway (I found we seemed to be grouped together in an only partly full hotel like a previous reviewer), the oddly loud bathroom fans and weird light switch placement. Considering the price, this place is a major score and I'd suggest it for anyone who is visiting the area.

Room Tip: Ask for a river view and ask not to be put in a room next to someone if the place isn't full.

Thank you so much for your comments. As they say in Disney, it's all in the details. Your comments about improvements are very valid. Room placement is a matter of training and this point will be discussed at our staff meeting. Fans are on our maintenance list this summer. As we are replacing flooring and carpeting, we are adding a noise barrier to cut down on the sound. The walls are actually cement from floor to ceiling so any noise is coming from between the floors. This is something we are actively addressing. Your feedback is extremely valuable in helping us prioritize our projects. We are so glad you enjoyed your stay.

The good points are beautiful river views from one side of the hotel, free wi-fi that worked well, and free breakfast buffet including scrambled eggs and bacon. Otherwise the hotel is clearly old (has that distinctive old New England wood and Pine Sol smell) but it's clean and the rooms are reasonably up-to-date. There was no elevator as far as I could tell (only two floors). The breakfast buffet is in a fairly depressing basement room, along with the fitness center. It was fine for a 2-night stay on business.

Room Tip: Definitely get a river view room if at all possible.

Just recently stayed for a second visit at this property. The staff are very friendly, very helpful and very efficient. The setting is lovely and once again had a river facing room. The renovations on the exterior were very well done.... Now time to look at some of the rooms. Our bed on the second visit was not great, but the room was very clean. The area that really needs attention is the breakfast area... The food and selection great...but the low ceilings and very dated decor is a bit depressing.

The pool area is very nice, and it has picnic tables and a bb,q for guests usage.

All in all a good stay for the price..

Thank you so much for the feedback. Currently we are replacing the carpeting and bathroom tiles in the rooms which will be completed in the next few months. Then our next big priority is the lounge area. Due to the structure of the building, the ceiling height is something that we cannot change, but the look and decor is next up on our immediate list!!
