I stayed in the friendship motel with my 3 young children. It was great the horseshoe design opening to the ocean worked really good for us. The beach was right there, and the price was right. The employees were very nice and smiley. I been coming to old orchard beach since i was a little girl and cant think of a better place to stay, and i would recommend it to everyone.

Room Tip: make sure to call ahead. but the owners are so nice to find the best accomidations possible.

We stayed here for just two nights, as we were traveling with 7 month old twins and did not want to push our luck and stay longer with a looming melt-down. Anyway, the Friendship Oceanfront Suites is situated about 1 mile north of the pier on the ocean side of the road. It is just far enough to be away from the crowds, but close enough to walk to where all the action is. The hotel is shaped like a "U" with the open part facing the ocean. There is a courtyard that has a pool in the center and it is surrounded by a manicured lawn of grass. This is unusual and allowed for kids to play, throw a frisbee and run around. The "resort" is clearly tailored for families. If you are a young couple looking for something romantic, or an older couple looking for serenity, look elsewhere. This is not to say that the place is loud, it is not, in fact, by 9:00 or so, it really quieted down and the place was fully occupied. The rooms are clean and well laid out. The courtyard side of the unit has the living room with a pull-out, microwave, fridge, sink, TV and bathroom. Some had a small kitchenette. The outside room of the unit has two double beds, or a king and a sink. We put the twins in the outside room and there was plenty of room for two Pack-N-Plays as well as the AC kept the room cool. Being on the first floor, we could then leave the room, and I could pick up dinner without going through the room with the babies. This would not work for most of the second floor units, as they have partitions between each balcony. So, if you have young, sleeping kids, and you still want a life, be sure to stay in a first floor room.
The rooms are clean and simple. The location is steps from the beach which made it very convenient. Also, this is a no smoking property, actually, there are smoking areas designated, so that is nice and you don't have to deal with second hand smoke. There are at least 3 gas grills that can be used to cook dinner and many people were BBQ'ing and even having lobster bakes.
The staff is friendly and we really felt this was a true gem and very kids friendly. We will go back!

Again what can I say right on the beach walking distance to pier Rooms are small but hey you're only there to sleep the beach is what it's all about

I took my 2 teenage daughters and their 2 girl friends to the Friendship Motor Inn for 1 night in June. We requested 2 connecting rooms and received two "suite" type rooms that connected so it amounted to 4 separate areas-perfect for our needs. Each room had a refrigerator and microwave. The rooms and bathrooms were clean, but kind of old fashioned (with paneling, etc.). The bathrooms were quite small (only room for a shower). Everything was kept up well-especially the grounds and pool area. The hotel location is approx. 1 mile from the pier and is right on the beach. The thing that we were most impressed with was the service. The folks at the registration desk were very nice and helpful. We arrived at around 10:30 and were given our rooms at that time. We even received the upstairs connecting rooms instead of the downstairs (an upgrade at no additional cost). We lucked out!! It was a fun stay for all of us - young and old [ish :-)].

My family (2 adults, 1 newborn, 1 child) just returned from our trip to Old Orchard Beach Maine and we stayed at the Friendship Motor Inn (Friendship Oceanfront Suites). We loved our stay.
The room was perfect for our family. The separate bedroom and living room was perfect for allowing our family to have a great vacation. Having the bedroom separate let us put our kids down to bed and stay up a little later at night ourselves, which is great. The room was large enough for our family to have a great time despite the rain. Nice TV/DVD player in the living room, a fridge for food and drink, and a microwave that allowed us to feed our picky toddler the Mac and Cheese she wanted.
The resort itself has direct access to the beach, which is perfect. We also loved the grassy courtyard that let my kid run off some excess energy. The downtown area was a good walk from the hotel, but we enjoyed the walk greatly.
The staff was helpful, I was happy to have the free WiFi when work followed me along on our trip.

A picture is worth a thousand words so if you want the straight dope about the Friendship Oceanfront Suites, a quick look at their website will lead you in the right direction. From the moment we were greeted at reception to the morning of our departure, we thoroughly enjoyed our five-night stay. We had reserved a room on the 2nd floor in section A (the part facing the proverbial Atlantic ocean) and although there are no sunsets to be seen when facing East, the sunrises were just as beautiful and late afternoon drinks on our private balcony were quite pleasant although in October, you better be dressed accordingly if you do not want to freeze your can. The suites are small but very “efficient”, perfect for couples. Our comfortable king size bed took up around 78%-83% of the bedroom area but enough was allotted for a compact vanity with sink in a corner while a spacious dresser stretched alongside of the bed, as did a practical night table on the other side. The living room area was sufficient and enabled us to lay out our laptops when needed or enjoy great take out food without being cramped. There was a bar sink, small fridge and microwave surmounted by cupboards so your bar/kitchen stuff did not need to be all over the place when not in use. The place is clean and kept as such. Two ice machines are conveniently located and the cubes are nice and crisp. The shower space is one of the smallest I’ve ever seen but neither if us spent that much time in there (forget saving water and showering “together”) so it’s not a nuisance. The only vaguely negative point is the hot water supply. We got there for the Columbus Day weekend so the hotel was packed from Friday to Monday and the water was warm at best when taking a shower in the morning. As of the Monday morning, this was no longer an issue. Not a big deal, especially for those of you who will be going there in the summer. The location is great because you are out of the busy area but walking distance from any pseudo attraction downtown OOB has to offer. We will definitely go back.

We stayed at the Friendship Motor Inn during the labor week end and it was the perfect getaway on the beach for my family and I. We had a room on the ground floor, which was great because we were able to access quickly the beach and the motel facilities (with a child it is the best!). Free coffee available all day long in the lobby!, and BBQ available as well. Our room was clean and had a kitchenette (mini-fridge and and toaster).The layout of the motel is the best you can expect (a U with a heated swimming pool in the middle) and the beach is right there, almost at your door, and the sand is soft ... WE LOVED IT!
