“The BEST Inn in Maine!!!”

The Breakwater Inn is the best Inn in the state of Maine! We recently attended a fabulous wedding- the food was second to none, the service was incredible and the room was beautiful! We can't wait to go back next summer!

We booked our reservation at the Breakwater Inn almost a year in advance for a wedding. Our rooms were booked as water-view - the best the property had to offer. When we arrived, our room looked at a small inlet - not exactly as advertised, but we were looking at water. The wedding tents were being erected - directly in front of our room. We listened to construction noise for two days. I could touch the tent from my very small balcony. A view of plastic sheets wasn't what I bargained for. The continental breakfast they offered was terrible - stale muffins and luke-warm coffee. Our room was never serviced one day and I had to call to get someone to clean the bathroom. The food they served at the wedding was inedible. I never heard from the hotel after I contacted them to voice my complaints. All and all, a real rip-off.

We booked a two night getaway for my birthday. My boyfriend booked a water front view, with balcony, which we planned on spending a lot of time on. The inside of the rooms were cute although the bathroom was very tight for the price of the room per night. The view was lovely. We hurried home on our first full day there to have wine and cheese on our balcony only to find THREE PAINTERS on our balcony painting while we were staying in the room. We immediately called the front desk and they told us they would call us back. They never did. The painters finished about a 1/2 hour later leaving us with a horribly wet balcony, and feeling like zoo animals in our own room. We never received an apology from the front desk for their horrific mistake of booking painting while they had paying customers in their room. That was very unprofessional.
Breakfast was great service the first day and awful the second (like, no plates to put your bagel on horrible and wait 25 min for a cup of coffee! For the money, there are MUCH better hotels in Kennebunkport. Choose carefully because this property owns a bunch more in the area, and you dont want to get caught with that kind of management!

The hotel is charming, stayed there with a group of family and friends for a wedding. We had booked our rooms months in advance and a group of us had reserved the king waterview rooms with a porch. When we arrived, the owner and the Innkeeper had downgraded our rooms because another group was not satisfied with their non-porch rooms. We were told that there were too many stairs for them and we were consequently moved into their rooms. Our entire group was moved without notice the day we checked in. Our new rooms were directly above the rooms we had originally booked and it was disturbing to see the middle aged couples who had complained, sunning on their private balconies. They seemed quite capable of walking up an additional flight of stairs. I have never heard of an Inn doing such a thing and the whole experience left us with a bitter taste. Definately would not stay here again.

Just returned from the Breakwater Inn & Spa and wanted to write a favorable review of the property/experience.

Property Location
The property is located about 1 mile off of the main strip directly across from The Colony and Mabel's Claw. The campus is actually split by a building and it is a two-minute walk from the Spa-side to the restaurant side. The property is in excellent condition - our room actually smelled new and certainly exceptionally clean. Though the spa side is newer, based upon the location, we would expect the restaurant side to have slightly better views. Also, there is ample parking (valet on the restaurant side), which makes a HUGE difference in the area.

Service
Our service experience here was excellent. We originally went to the wrong building and the staff (they had our name and reservation down) directed us to the appropriate location. Check in was smooth and quick, the the desk attendant gave us a quick tour before taking us to the room. As mentioned above, the room appeared essentially new and the cleaning staff did an excellent job during our stay.

Food
Breakfast in the morning was continental (coffee was superb), with a number of decent options. We did not eat dinner at the restaurant (full each night), but did enjoy drinks at the comfortable piano bar. Also, free coffee, tea and bottled water all day. Seems like a small thing, but so few other hotels/inns seem to get this part right.

Summary
Certainly not inexpensive, but good value for the money. Great rooms, good location and not one single service flaw.

We booked this property mainly because they offered a fitness facility. Their literature is very clear that the facility is open until 8:00 pm each evening through November. We rushed through our drive up the coast to get there by 6:30 for a workout, only to be advised that the facility would close at 7:00 pm. We were also advised that we would need to complete our workout before 7:00 pm as the doors are locked at that time. We were very disappointed but decided to workout the next night. After spending the day touring the area, we shortened our day to enjoy the fitness facility. We made it into the gym at 5:30 only to be advised that the steam rooms and lockers close at 6:00 pm. Now this is an angry situation - not disappointed. The manager could only say "I'm sorry" and when asked to open the steam to honor their written literature, she advised that she was not empowered to do that! So if you take fitness seriously, this is not the place to go. We paid a premium price for a facility that offerred the amenities for which we paid, but they were unwilling to provide access. All we received was an expensive place to lie our heads. And don't expect the breakfast to be much better - not a fresh experience. The room was satisfactory, but our "water-view" room had no windows, only skylights and a balcony door making it somewhat tight. Just beware of this place - these folks do not want to "wear-out" their facilities with paying guests. They misrepresent their product!

The Breakwater Inn and Spa is a perfect retreat from the real world of stress, worry and rushing around. Beautifully situated where the river and ocean meet, every area of the hotel seemed to offer yet another breathtaking view. Upon arrival we were shown to our room in the Spa building and around the property a bit. It was all beautiful. It smelled great and was impeccably clean. The staff was the warmest, brightest, most attentive I have experienced in a long time. Our every request was meet instantly which included locating and replacing the CD player in our room that apparently the previous guests had taken. Seems odd that if you can stay there that you need to steal CD players, but that's a different story. Linens and towels were plush and ample. Spa robes were provided in the room. Water bottles left daily for guests' comfort. The included breakfast was a bit sparse but adequate. Dinner in Striper's was terrific in every way. View. Staff. Food. Wine list.
I will rush back to this beautiful location as soon as possible.
