Every year we register at the front desk at The Colony Hotel we feel we are stepping back in time. She is a beautiful old hotel that has aged with class and grace.

The spectacular ocean view from the spacious back porch is breathtaking and the heated saltwater outdoor pool is a must. We can't say enough about the wonderful breakfast buffet (included) served daily.

If you are looking for a modern hotel, like a Hilton or Marriott, The Colony Hotel may not be for you. But, if you are looking for a place to get away and relax and feel one with the beautiful surroundings...then The Colony Hotel is for you.

After 5 years, we still hate checking out and leaving this beautiful lady behind. Once you've stayed at The Colony Hotel, you'll never forget her. She calls us back every year.

I stayed there this weekend for my husband's conference. This is the second time we stayed there; both times in the East House because my husband cannot live without his TV (as well as the Bruin playoffs). The motel had the feel of a cheap Motel 6. Plus we had no heat. To give the hotel credit, they offered to move us to another room after they could not fix it. Given that we were settled in we declined but after one night of the room being in the low 60s, we changed our mind. They gave us the room next door; we decided to stay where we were and just leave the door connecting the two open Wouldnt you know the hotel called us 10.30 asking for the key to the room without heat. When I asked why do they need it now, the manager said that he thought that they would fix it tomorrow. Yes they couldn't fix it on a Saturday, they won' certainly get someone Sunday morning to work on it.

Other criticisms of the room is that it smelled of mildew and later of skunk. The hot water in the shower was barely warm. The hotel nickel and dimed us. They charge for children; offer no spa; gym or indoor pool. We ate the conference food; some of it was quite good but they did over cook and burn some of the lobsters for the lobster bake.

On a positive note, they management did seem nice and the location was very convenient. Having stayed in about five of the famous historic hotels in New England; this hotel is by far the worst of the ones that I have stayed in.

Room Tip: dont stay in East house

The staff was fantastic. Extremely polite and accommodating. Everything they did was done with a smile. The room was spacious with a big bathroom and nice size closet. The only problem we had was the bed squeaked a lot. Ha ha, but seriously this would wake me up whenever my wife or I rolled over. They were also doing some maintenance by the room everyday and could wake you up if you're a late sleeper. This is something they should keep in mind when guests are vacationing. It's right across from the beach. The walk to town is nice and short. The pool is a great feature especially when the ocean can be cold. Breakfast if very good though I don't recommend the Friday dinner. It's disappointing and expensive. There's plenty of great restaurants nearby. Overall this is a great place to stay. Very family friendly.

Room Tip: Avoid the ground floor in the annex

We have made the mistake of staying here 2 years in a row. The first year was in the little shacks they have across the street from the main building that have no water views and feel like a Motel6. The second year we stayed and paid to be in the main building and suffered with no AC and no in room fridge and those tiny cheap little soaps and shampoo and old white towels. There is no busienss center and no fitness center either.
They also nickel & dime you at every turn. There is an up-charge for every kid, for a cot, for a fridge in the room and keeping in mind there is no AC or TV in any of the rooms in the main building this place is a joke.
Worst part was the attitude of the management when we questioned any of these things.

Room Tip: Stay some plave else, there are plenty of others

My husband first found the colony in Sept 2009. We stayed for three nights and it was a wonderfull experience. Rooms clean, QUIET, food good, staff friendly and helpfull. Next Sept 2010 was a nightmare. We both had great expectations for our stay since the previous year was such a great experience. We arrived to a lobby full of seniors on a overnight bus trip. 3 bus fulls!!! but once we checked in we went to our room which was 343. First thing we noticed was the four windows overlooking the porch and the crowd of visitors sitting outside our windows. Unable to open them due to privacy and noise, (and smokers) the room got very stuffy. Next problem was that the bathroom which looked out to the porch had NO shade. We had to put a towel over the window for privacy. The noise level is deafening with visitors directly outside your windows. We immeditely asked for a room change and none were available. We left the premises to have dinner and returned around 10pm. This room sits directly over the bar/restaurant so you can hear the music, conversations, dishes rattling. At this time we cancelled the rest of our nights and decided to leave the next day. Finally got to sleep around midnight to hear several men laughing loudly, drunk and swimming naked in the pool. I called the front desk and told them the noise was bothering me. They did ask the men to leave. At approx 7:30am a conference was gathering in the conference hall at the end of our hall. THAT was enough. NEVER will stay there again. The breakfeast buffet was fabulous the year before. This time, food was cold, service poor. SO said to see a Great Old hotel turn into a conference, senior destination. TImes must be tough finacially for the colony to be a conference destination. (Package deals were noted on line) So sad that things have changed.

Room Tip: Dont stay in room 343

We truly enjoyed our stay at the Colony. After making online reservations at another Kennebunkport property and it not being what we expected, the staff at the Colony was more than gracious to find us accomodations. The charm of this great old hotel was evident just pulling up to the front door. The place carries an old world charm with the clean crispt touches you expect from a beach side property. This is not the Waldorf, but instead it is exactly what they intend to be, the Colony. We stayed in a King suite with 4 huge windows facing the ocean. The rooms were spacious, but we found the bathrooms to be a bit tight. However, we didn't expect huge bathrooms from a property of this era. In all, we found this place to be quite comfortable and charming. We look forward to making our way back soon. Thanks Colony staff!

I have been reading some reviews and I have to say I think people should look into the places they are staying beforehand. Yes the colony is old, but that is the charm. It has great wood work everywhere and a relaxing atmosphere. I can see where to some they may not enjoy it but if you love New England It is the type postcard perfect place.
