Perhaps my expectations were too high. But, the property has five stars, doesn't it? Shocking when properties like the Ritz Carlton in Dallas have only four.

If they try to upgrade you to one of their cottages, refuse! The website makes it seem as if those cottages and in the woods by a nice stream. in truth, they are in a gravel lot at the edge of a very busy marina about a mile from the Inn.

We stayed in Friendship cottage because we did not know any better. We would have been much better off with the junior suite we reserved in the main building. Live and learn.

Our cottage had a tiny bathroom that looked as if it was built solely with parts from Home Depot right down to the molded single sink and shower enclosure. The only mirror was behind the door. The bathroom was so small that there was no room for towels. They are kepqt at the back of the closet, so to get one, you have to leave the bathroom, go into the kitchen, and then into the closet.

The kitchen looks like one you would expect to see in a mobile home, except that it is not as nice. The refrigerator was popular in the 1970's. There is no kitchen sink. There is a counter with a large square hole in it as if there was once a dishwasher and it was removed. No effort was made to cover the hole. In fact, there are lots of holes made by nails where frames must have once hung on the walls. No effort has been made to remove the nails or patch or repair the holes. There is also evidence of water leaks in the ceiling and no repairs have been made.

The thermostat does not work. We complained and they told us that they fixed it, but it never worked the entire time we were there. As a result, the cottage temperature often rose to 82 degrees or more during our stay.

The entire cottage walls are windows, whcich might be nice of you looked out on the woods, but the people at the working marina are looking in at you. Continuing with the "Home Depot" decorating motif, each window has a cheap paper shade in it that must be hand operated.

The bed sits in the center of this long thin cottage and there are two living groupings-- one on each side of the bed. The furniture looks like it came from Pottery Barn and there is no decorating scheme at all.

Because the cottages are a long way from the main building, you are really on your own. They tell you that you can call for service and you can, but one day when we called for service it did not arrive for more than four hours.

If you ask them to do laundry..... well do not! A request for laundry service seemed completely foreign to them. They told me that they could not do dry cleaning in one day and needed a minimum of two days. They did take our laundry. Instead of sending it out to a professional, they did it themselves with the towels and sheets and the white items came back a pale shade of grey.

Now, I might be bake to forgive the aforementioned dailiness if the food was wonderful. It was not. It is more food as theatre than good food. there is much mop and circumstance, but my salmon was so dry it was not edible. Be forewarned that you cannot bring your own bottle of wine and pay a corkage fee which is odd when you are a guest of the Inn and paying top dollar to stay in a "mobile home" sitting on a gravel lot at a marina.

The place has it's devotees to be sure. There are glowing reviews on this website. I am left to conclude that those folks have never been to some of the truly great American inns like The Blackberry Farm that has exceptional accommodations, service and food.

My advice about Kennebunkport-- stay at The Colony with it's ocean views and professional laundry service and eat at Mabel's and take the money you will save and visit The Blackberry Farm in Walland, Tennessee.

Room Tip: Stay in the main building. A cottage is not the upgrade you might think it is.

I want to personally thank you for your suggestions for our Friendship Cottage. The comments and suggestions of our guests are very important to us.

Since your stay, we have completed major renovations at our Friendship Cottage and have implemented quite a few of your ideas.

As you know, our Friendship Cottage is located right on Kennebunk River and now features a beautiful outdoor seating area overlooking the water. We created two beautiful seating areas inside the Cottage; one overlooking the water, and the other one facing the original wood burning fireplace.

The Bathroom Suite now features a oversized soaking tub as well as a marble walk in rain shower room which is designed for two.


I sincerely hope that you can visit us again and experience our redesigned Friendship Cottage. If you decide to return it would be a great pleasure if I personally may take care of your reservations.

My husband and I just spent the weekend in Tern Cottage at the White Barn Inn. It was simply wonderful! The cottage is set on a quiet side street - within walking distance of the main Inn. The cottage was well appointed - with everything we could possibly need for a relaxing weekend. The Demi kitchen included a refrigerator stocked with beverages - including wine and champagne. The ice bucket was filled with fresh ice, which was always welcomed on the steamy hot weekend we chose for our escape. The fresh flowers and fruit bowl were lovely touches too. But most of all - we loved the setting. The cottage is set on a small cove off the Kennebunkport River. A large and very private cobblestone stone patio allowed us to sit outside and watch the tide come and go. We especially loved having breakfast on our patio every morning. A special treat for guests staying in the cottages. You simply call the main Inn and they'll bring over a selection from the extended continental breakfast being served in the Inn. Fresh baked quiche; fresh squeezed orange juice - even home made granola! The cottage itself was well done with simple, unpretentious furnishings. The white linen bed was nestled in a nook that overlooked the river. Beautiful view every morning - loved hearing the boats setting out and the birds chirping away. The cottage does have central air - and it worked quite well the first day we were there - which was unseasonably warm with temperatures in the high nineties. We realize that many people will find the cottages to be super expensive. However - it's a really special place, particularly for people like us that are looking to get a lot of relaxation out of two nights away from home and work. While there - don't miss the restaurant, spa and outdoor pool. All are wonderful and not to be missed. Last but not least - if you own kayaks be sure to bring them along. We kayaked both days - both in the Ocean and on the River. Absolutely wonderful. We highly recommend putting in at the Causeway in Cape Porpoise. It's a bit trickier finding a good spot to put in near the Inn. Best to ask the local kayak shop for recommendations. Whatever you do - enjoy!

We just returned from two nights at the White Barn Inn and cannot wait to return! Not only do we want to return in the near future, we are recommending it to all of our family members/ friends because we want to share this amazing little slice of heaven with them! The staff was amazing and made us feel welcome from the start. The room was divine and the afternoon tea was such a treat. The location is wonderful- we really enjoyed walking into town, to the beach or riding bikes (on loan from the Inn) daily. We had dinner at the restaurant our last night and cannot say enough great things about that experience. We love the White Barn Inn and plan on visiting again and again!

My husband and I stayed for 3 nights and found the service excellent and the restaurant absolutely amazing! The atmosphere in the restaurant is charming and romantic, "old barn" feeling. The menu is creative with no bizarre combinations of foods. Delicious- one of the best meals we have had. We had lobster bisque with fried wontons, lobster spring rolls, cod and lobster for main courses, banana souffles for dessert.The rooms are average in appearance but immaculately kept and serviced twice daily. I would say the rooms are the only negative, although they are quite comfortable. Staff are wonderful and helpful. Would definitely stay here again due to the service and perfect food.

We stayed Saturday night, each had a spa service, and then had the four course Prix Fix dinner in the barn ... and the views were as extraordinary as the food! it was all impeccable. In any old property there will be flaws, but overall, the upkeep here was excellent and the service was way way way above and beyond. It was raining (they always had umbrellas for us!) so we kept our room fire burning pretty much constantly. The entire experience was heavenly. Everything about this inn costs lots of money, but I'd do it again! Nothing beats quality.
