I took my husband to this inn for a one-night getaway and we thouroughly enjoyed ourselves. Our room was very nice and clean, with a king size bed and jacuzzi tub. We were able to walk to everything, then took the trolley tour to see the rest of the area. The breakfast was great; we both had the waffles and loved them. We would definitely stay here again.

This establishment advertises itself as a B&B, which is a ludicrous exaggeration. It is a very ordinary motel. Before we left for Maine, we tried to locate it in our car's GPS but the street intersection would not show up. When we arrived, mystery solved! Their web site states that they are "located in the heart of Kennebunkport," but the Inn's address of 18 Western Ave. is really in nearby Kennebunk--a different and distinctly less prestigious city. (They have a Kennebunkport P.O. box and their website is called visitkennebunkport.com.) We had a room with a king-size bed that was comfortable with no problems. But the off-season price of $116 was about $25 more than we were paying for similar or better lodgings on a 10-day tour of Maine. When we checked in we were promised a "hot breakfast" but the only hot item proved to be waffles. Cold cereal was seriously stale, stored in a large plastic dispenser. There was a sampling of tasteless industrial pastries, bread, and muffins, as found at low-priced hotels. We would be unlikely to return.

We are very pleased that this guest found his room to be "comfortable with no problems"! This is what we strive for!!!

From our doorway, you are in the ideal location to experience everything that the Kennebunkport Area has to offer. We are located in the heart of this area. We have on-site parking. This gives our guests the opportunity to walk to the Dock Square shops and restaurants and we are only one mile to the Kennebunk Beaches! We feel fortunate to offer such a great location to our guests, and many of our guests agree that it is "perfect" for exploring the area!

Our prices are competitive with the other lodging establishments in the Kennebunk/Kennebunkport area. Our web address is www.kingsportinn.com.

As for our complimentary breakfast, we are constantly trying to improve our offerings! We offer a variety of house-made muffins and made-to-order buttermilk waffles with various toppings, such as strawberries and real whipped cream. In addition to hot and cold cereals, bagels, breads and english muffins, we offer New England Brand Coffee, quality fruit juice. We have recently added hard-boiled eggs, seasonal fruit and a house-made Wild Maine Blueberry topping for our waffles to our menu. We get numerous compliments on our breakfast. We do realize that our offerings do not suit the preferences and/or dietary restrictions of every guest. With that said, there are several places within walking distance that offer a full breakfast, and we are happy to refer our guests to those places, so that they can get exactly what they want.

The rooms were fairly nice, the bed was comfortable, the bathroom was tiny, had a small fridge as well. The location was perfect, a short walk from the shops and restaurants, and an easy to find location with plenty of parking. The breakfast was very good, with plenty of choices, and freshly made waffles. I can recommend it to anyone who would like to stay in a comfortable room with great location.

We stayed Memorial Day Weekend, they offered the regular prices and package deals! We had the dinner and breakfast package. Breakfast was amazing, especially the waffles! The only suggestion is when using your dinner certificates DO NOT go to Federal Jack's...we were refused a table for dinner, the manager was rude, we were shocked by their treatment of customers. We quickly went back to the Inn and told them about the experience and they changed our certificate so that we could go to Allison's. Allison's was more than accommodating and more than made up for the terrible experience at Federal Jack's with their friendly service and amazing lobster roll. On the Marsh was one of the best dinners either of us has had in awhile...we look forward to coming back!

We stayed overnight at the King's Port Inn. The draw to this Inn was that they offered an overnight package that included a $50.00 gfit certificate to a local restaurant. Many of the other hotels and Inn's required a two night minimum. Check-in was easy and on time. We stayed in the Royal King Suite and it was clean and in order upon our arrival. If we had only one negative comment it would be that there were no waffles left when we went down for the continental breakfast!! The Inn is with in walking distance of all the shops and restaurants. We enjoyed our brief stay immensely and would not hesitate to make a return visit.

It had been snowing when I arrived, and their parking lot was slippery. Once inside it was warm and friendly and relaxing. There is lots of dark wood and soft light. I was checked in quickly and directed to my room on the third floor. The stairs are a long climb [thirty-eight steps; I counted], but I love being up under the eves.

My room has a large four poster bed and the windows look out onto the water and the village. I had a lovely marble tiled bathroom with twin showers heads and deep big whirlpool tub. The room’s window treatments could use a little updating, as the rods show, and the curtain won’t close tightly. In the morning I tried their free breakfast, which was pretty good for a continental breakfast. They had several kinds of pastries, bagel, English Muffins, and other breads along with cereal and fruit, and on the weekends they make waffles. [This breakfast does cause one small draw back, they make the pastries at night around about ten, and you can small them cooking in your room]

The staff went out of it way to help with any little thing that I asked for. Including looking up the movies that were playing at the local theater. They made wonderful recommendations for places in town to dine. You can walk to just about anywhere in Kennebunkport, and to several beaches. This is the place to be if you are staying in Kennebunkport.

I could defiantly see this room being a great place to spend your anniversary or anytime with that someone you love.

If you are a couple in NE trying to get away for a day or two, stay at this hotel. The rooms are so inexpensive for the value you get. Get the room with a king bed and jacuzzi. In a separate room from the bathroom, their is a two person jacuzzi and two showers. Their is a convenience store across the street that has a large beer and wine section. They have free parking. You could walk downtown, and we usually walk to dinner at On the Marsh.
