Great location, lovely staff, clean and comfortable surroundings. The cookies in the afternoon hit teh spot. Fairly priced as this area is expensive in the summer. Been 4 times and always happy. Lovely porch with rockers so I did not spend extra for an ocean view room. Small damaged tile in the bathroom fixed by the hotel before we departed.

It was the second stop of our trip, I selected ocean view room on third floor. While we know that Keenebunkport is a premium price location, you expect to get quality for the money they charge. While the room itself, bed etc. was clean and of good of good quality, the A/C wall and window units are outdated and very noisy, so much that we had to turn it off during the night to be able to sleep, not the best of choice when you are in the middle of a summer heat wave and on a important access road (noisy until 1:00 a.m. at least, and gets active around 6:00 a.m.). We did not sleep well and with a nightly cost of close to 500$ per night...well it was dissappointing. We mentionned this problem to the front desk, there was nothing they could do, all their A/C units are old and noisy! For the rest, still positive with thé and cookies in the afternoon, free porto and cheese before dinner time, and good breakfast in the morning included in the room price (thank god!). General maintenance of the building is good and taking your drink on the front gallery looking at the ocean is a must. In general was ok but pricy. Would not return, except if I would get a good last minute deal, or maybe off season when temperature is colder and less traffic on Beach avenue... with windows open, might be able to get a better sleep.

The Beach House is a great place to stay. Sure, there are minor things to nitpick, but the location, the classy environs, professional staff and perks all made it worth it. There are other places to stay in Kennebunk, and they are worth exploring...but this place definitely in the top three in the area. Sit out on the front porch or on the side lawn and watch the people frantically driving by looking for parking. Enjoy the regulars amble by. This is serene and relaxing.

Downsides? Oddly noisy pipes. Rooms are on the modest size.
Upsides? Location. View of the gorgeous sea coast. Wonderful staff.

My husband and I spent two nights at The Beach House during our first visit to Maine in early June. We loved it! It was comfortable, bright, cheery, nicely removed from town (about a mile down the road) and had great seaside walking right out the front door. One thing that surprised us was that there was a road smack dab in front of the house (we thought from the pics that it was right on the beach) but this wasn't a big deal. Just looked a little funny since we were expecting something else. The floors squeaked a bit and the bathrooms and elevator were obviously quite old but these things added to the charm. Lovely deck with rocking chairs out front. AC in the rooms, which was critical for us. They always had something to munch on downstairs, be it breakfast, cookies, or cheese and crackers. We loved the feeling of staying in a family-run inn without feeling like we were infringing on someone's personal space. It was big enough that it was more than a B&B but still very personal. We had good but not great service from the staff. They were nice enough but we would've felt better cared for if they'd shown an interest in us--where we're from, what we wanted to do, restaurant recommendations, etc. They just rambled the usual schpeel but nothing personalized. I think we were ungraded too (booked a queen room but got a king) but no one told us we were. You'd think they would mention that. Also, it was our anniversary and we noted this in our reservation but there was no recognition of this fact. Not even a "happy anniversary" at check-in. So service gets 3 out of 5 for these reasons. Overall, very nice spot and would most definitely stay here again!

Room Tip: Ask to be in a room that is NOT next to the elevator. It's old and a bit on the noisy side.

I booked this place back in February for my boyfriends birthday weekend (mid July) and I was very happy with my choice. I was honestly worried because sometimes you can see pictures online but upon arriving you feel deceived. This was not our case. The staff was very welcoming and helpful and offered to call restaurants to make reservations. The whole facility was really clean and we were happy with everything in our room. It had a fresh feel and the bed was very comfortable. We really enjoyed the continental breakfast which to our surprise included some hot foods as well, such as a waffle maker. The beach view from the front porch was awesome and the area in general is just great. I would recommend this to anyone staying in kennbunk/port. I am on somewhat of a budget so this was perfect for us and didn't break my bank account.

Room Tip: If you a little spending flexibility then ask for an ocean view room. We had a "residential view" room which was just fine but I would imagine the ocean view rooms are even better.
