This place is definitely nicer than a motel - the carpet, furniture, accessories and paint are all fresh and the room is spacious. The parking, internet and breakfast are all free which is nice these days. I can't say there is anything special or bad about anything - the service is fine, the location is fine - it's a decent, comfortable and clean place to stay.

We spent 3 nights at this Marriott. Staff was excellent (Alexis). Breakfast was excellent, the bed was extremely comfortable and the location perfect. Good restaurants nearby, even The Cheesecake Factory (about a mile or less).

This place from check-in to check out was a disaster. Have been there several times and was generally good but last weekend was horrible. Late breakfast, cold under cooked food and poor overnight staff. The morning and afternoon staff was helpful and courteous but the manager who was not available (go figure) needs to take more time with the operation.

Room Tip: This one is just one that you need to watch everything to have a good stay.

EVERYONE was welcoming and helpful...from check-in to check-out. The ladies at breakfast, even went so far as to get me a cup of coffee, even though it was still brewing. They refilled the muffins and got more napkins especially for us. We were slow getting through the breakfast line...there were several teams and we waited for them to finish. The rooms are large and were clean and comfortable. We did hear the girls running in the halls, but by 10 o'clock that stopped. It is close to many great places to eat ..The Elephant Bar and Rosatti's Pizza, are always favorites, and Lamar's is a great place to have donuts and rolls. We enjoy the Plaza Art Festival and just going up Wornall and back is an easy drive from SpringHill Suites. Shopping at Oak Park and Towne Center is always great.

The front desk staff were very friendly and welcoming. When we arrived the room was nice, spacious, clean and cool. The king size bed was very comfy and were pretty satisfied. But then.....we tried to call the front desk to ask if they had a blow dryer and discovered that both phones had no dial tone. We called from our cell phone and were told the blow dryer was hanging in a bag in the closet. Um, that would be the last place I would look! Wouldn't it be better hanging in the bathroom?? No matter, we move on and they come to the room to fix the phones while we are gone that day. Then we come back and the housekeeping staff have shut off the AC, bear in mind, it is 97 degrees in KC that week! We try to get the room cooled off because its too hot to sleep and the windows don't open. The AC unit keeps shutting off...call the guy...he says he fixed it. ALL NIGHT LONG, we listened to this noisy rattling AC turn off and on while the room was hot and stuffy. The housekeeping staff don't replace anything either. We were left with no towels for the kitchen, no coffee pkgs and two starofoam cups that both had their bottoms broken out...ugh! All in all, over the course of our visit, it was a pretty awful and uncomfortable stay. They offered to take $60 off our bill, but we'd rather have had a comfortable stay.

Last weekend I stayed at this Springhill Suites. At check in the front staff seemed to throw out the red carpet but that was the first and only time I was impressed during my stay.
First, the suite layout makes it very crowded with a sofa bed pulled out with no room between the tv mounted on a night stand and the foot of the sofa bed. It looks like the designed and GM never inspected the room and anticipated problems and inconveniences. Next the fridge door seemed to be very difficult to close.
Breakfast was the worst experience at any Marriott and one of the worst of all time. Many guests sat at tables reading a paper while me, my wife, infant son and her friend stood around and contemplated sitting on the floor. We watched as many guests saw no where to sit and left and came back with their own breakfast such as a local donut shop. To get through the line took at least 20-30 minutes (overall we spent over a hour trying to get and eat breakfast) because items were out of stock and many guests cut through the line making multiple waffles on the one waffle maker. Everything was pretty awful with undercooked foods. Oatmeal was warm, uncooked and very runny. Eggs the same. In all the staff did little to help out, with food quality, tables to sit at or even cleaning the area. The next day we ate at a local IHOP to avoid the drama and bad food.
The local staff watched and laughed as a young child from another guest played with the luggage carts the next morning. It would not have been funny of the girl fell and hurt herself.

To top it off, the hotel a week now later still has a pending charge on my credit card after the final charges cleared several days ago. They never cancelled the authorization according to the bank.

In all I love this brand but would not stay at this hotel again. This hotel is unlike a typical Springhill Suites by Marriott.

Room Tip: plan on if you have enough room with a sofa bed pulled out. This hotel does not supply roll away bed...

I am so sorry to hear your experience at SpringHill Suites – Overland Park did not meet up with the high standards you come to expect and enjoy at a Marriott property. As you experienced, we attract a lot of leisure guests here at SpringHill Suites. Unfortunately, not all of our guests are as courteous or respectful of others as we wish they would be. I understand how frustrating it is when you are not able to enjoy the amenities of the hotel because of the actions of others as you experienced with the breakfast buffet. Breakfast was much more crowded than usual and it appeared that since it was Labor Day Weekend, guests were spending more leisure time in the seating area and making more trips back to the buffet line as well. Thank you for bringing your other concerns to our attention as well as we are continuously striving to improve our product and services.

Stayed here for one night and was impressed with how clean and big the room was.

I got this room off of priceline.com for $80. There was only two of us in the room, it was still big enough.

We didn't use the pool nor the gym so I can review either of them.

The breakfast hours are from 7-10 am.

I stayed in room 301 and have posted pics of the entire room. This room is plenty big for two people and has a large seperate room with a large couch, ceiling fan, desk and a counter top with a sink, microwave and refrigerator.

The bathroom has a toilet and shower and the sink is separate from the actual bathroom.

The room was very clean and updated.
