“A Second Rate Property wasting a good location”

This is a property with a good deal of unrealized potential. It's in a very convenient, if somewhat noisy location with a staff that struggles mightily to provide a good experience against great odds. The Royal Palm was once a very desirable property until it was taken over by Diamond Resorts, and from that point on, the decline in quality and value has been precipitous. Among the first changes was a dramatic increase in maintenance fees, so that at this point, they have more than doubled since Diamond became involved. There was some upgrading of the accommodations several years ago, but at this point the furnishings are shabby, many of the rooms are musty and they seem to have a far greater problem controlling the bug, especially mosquito population. This is due in part to the fact that for some reason, of the 4-5 windows or sliders in the 2 bedroom units, only one has a screen. In light of the current CDC warnings of mosquito borne chikungunya virus in St. Maarten, this is more serious than just a small inconvenience. The week before, we had stayed at another property at the Oyster Bay Beach Resort, which is actually much closer to "ground zero" for this infestation, and the incidence of mosquitos was much lower.
The staff is the one bright spot at this property, and they do their best to respond to the problems that are presented. Unfortunately, there's little they can do about the fact that the furniture is worn and frayed, the towels are thin and in poor supply and unless you're willing to pay an upcharge, housekeeping services are only provided one time during a one week stay.
There is an attempt to entice the uninitiated into buying a timeshare unit during their stay. Don't! We are among a large number of dissatisfied owners who have seen their investment become worthless. Why would anyone be interested in buying a week at a resort where the maintenance costs are among the highest in the area and the quality of the facility is so poor? Not only is there no market for these properties online or through local realtors, if you want to just give your week back, Diamond Resorts will charge you $250 to return it! It's a classic example of unbridled corporate greed.
It's a shame, because St. Maarten is a wonderful destination, with incredible food, weather and beaches, and we have been going there for almost 20 years. At this point, we would recommend renting a villa, or staying at any of the better maintained properties on the island.

My wife and I had a wonderful vacation while staying at the Royal Palm Beach. Unfortunately, I broke my leg the day before we were due to return home. It was at this time that the staff of Royal Palm Beach truly "went above and beyond"! From meeting me with a wheelchair to giving my wife unrestricted use of a private telephone line for contacting family and making emergency travel arrangements the staff were simply incredible. Their kindness and compassion will never be forgotten. We will return to St. Maarten and will most definitely stay at the Royal Palm Beach!

Just minutes from the airport the Royal Palm is centrally located betwixt Simpson Bay , The airport and Maho Bay and ... which, which is ideal for swimming amongst the small fishes in crystal clear waters; The rooms (accommodations) are spacious ... The staff is very attentive to every need, wish or want ... really professional, and pleasant to converse with. the cooking facilities are great for those of us who love to stock up with the ability to cook ... if, and when you want. How about the many restaurants and clubs that line ... Welfare Road, all basically within walking distance to resort. Love it

Room Tip: Think about the way you may plan to acquire your meals, and book accommmodations to suit your needs.

So fortunate to vacation here. Friendly guests and great service! Arrived, check-in was a few minutes late, but walked across the street and enjoyed a late lunch. Great pool area. I love children, but was happy for the quiet before the Christmas rush. Mostly, adults. Comfortable beds. Awesome view. Sunset and sunrise from out lanai.

1st time at this resort. The location is fabulous, close to shopping and restaurants - within walking distance which is tricky on this island with no sidewalks or streetlights and lots of traffic. Our room on 1st floor was not exactly clean and had some maintenance issues. We asked to have the drain in the shower fixed as it was not level and had a very sharp edge, they said they would take care of it immediately but never did. Room could use a thorough cleaning as it had mold in some areas and the floors were dirty. Beds were comfortable and the furniture was nice. Kitchen fully equipped as well. The Cabana bar and restaurant was surprisingly good. We thought food and drinks were very cheap. Service was at times a little spotty and our dinner order was fouled up several times, but still the food was good. Check in was quick and easy. Taxi drivers were the best, very helpful and we made an effort to engage everyone with friendly conversation, which they seemed to appreciate. Getting around the island is tricky because traffic is very bad so expect to leave early for an outing because you will sit in traffic. The two bedroom units have one sink in each bathroom and our toilet was so close to the wall that we had to sit sideways - just a bit uncomfortable. Resort has pool right on the beach which is fairly private and great for kids. The small grocery right on property was well stocked and very convenient, but there are other supermarkets within walking distance.

Room Tip: 1st floor faces pool with some walkout patios, higher floors have better views.

We are happy to read that you were generally happy with your apartment however it is disappointing to read of the maintenance issues in the apartment. We have passed this on to the maintenance manager in order for them to address this and we would like to apologise for any inconvenience this may have caused. We have fully noted your comments with regards to the bathroom layout and will take this in to consideration during renovations in the future.
It is lovely to read that you enjoyed the Cabana bar, we have passed this on to the food and beverage manager in order to address the service problems and also congratulate on the food quality.

This is our 3rd time to St Maarten. We love it. Let me start by saying this place is very nice but i am going to compare it to the resort we usually stay at, 5 minutes away on Simpson Bay. The staff is top notch. Check-in, check-out, and all other services are excellent. The views are are great. We had an oceanview and a view of the canal/bridge to watch the boats too. So here are my gripes. The beach bar on Kim Sha beach can ruin peaceful nights on the balcony. There is also a bit of noise from the main road and police sirens. The beach sand is a bit coarse but there is plenty of room. The beach chairs are good for lounging but uncomfortable for reading. Not to bad for gripes right, unless you are looking for that quite time to read a book/newspaper or people watch or stare out to the ocean and daydream forgetting where you came from.

The location is great for getting to a bunch of restaurants and clubs. The grocery store by Burger King seemed better than Grand Marche for prices and selection, and was closer. And the fish market across the strret is great for fresh fish.

Some things we did different this time.
1. did not rent a car, we taxied to the resort for $12. the rest of the time we used the local bus i.e. from resort to Philipsburg is $3 round trip. If you don't need to be in a car everyday - using the bus or finding an inexpensive excursion, ie $12 water taxi to Marigot, is the way to go.
2. packed frozen and dried foods to offset the costs of the restaurants and supermarket prices.

I would recommend this place to anybody. Hope this help some of you.

Arrived on a Sunday afternoon. Seamless check-in, staff was very courteous and helpful. I will say the self entitled "Friendly Island" only applies to Resort staff. The first thing I noticed in our room was a tiny almost invisible bug over the counter and dishes. Suggested hand washing (Like normal) prior to use. I also highly recommend requesting a top floor on the canal side. The top floor because when chairs are moved above you it echo's throughout the apartment, the canal side because at night live music is played until late and sometimes people get out on the beach late at night and the noise travels loudly. I also suggest getting a rental make it a mid-size (Corolla or the like) as parking spaces are tiny and travel around the island can get tight so no need for a big vehicle. The beach at the resort was perfect, waves were not rough and plenty of space for kids to play and have fun. The pool was nice, not enough swim area for kids though. The shallow end was near the swim up bar so people got splashed...sorry. Lots of restaurants pineapple petes was tasty, the place at the resort was also very good. Super markets we went to La Grande Marche near the hotel, was a bit pricey but had everything we needed. All and all the resort was nice and stay was way better being in the snow. Oh Do not rent video's from the grumpy lady at the DVD rental place!!! She was miserable! Bring your own if you need them.
