Hotel has a great asset...its location. Which in turn lead me to great restaurants..Hotel was a little under lockdown with the Cher concert but parking was there because of lockdown...I had a room end of the hall on the 5th floor, it was clean, modern and comfortable and on a concert night quiet. Price was higher because of concert but location is everything. I was kind of a late check in so I immediately went to eat...I checked out there bar which was quaint. There are so many things to do downtown. At check in they recommended Buzzard Billy's which is fabulous for Cajun food and drinks.

I stayed here during a business trip. Usually I tend to stay in the outskirts rather than deep in the heart of the city - but I really liked this location! There was a view of the river from my window and it wasn't as noisy as some of the other downtown areas I have been to.
Right after I checked in an entire school bus of students arrived. I was thinking OMG - but I really didn't hear them all night!
I believe the person on the front desk made sure there was some distance between us.
God love her!

Room Tip: Ask for the top floor river view

We stayed here for four nights while playing in State Pool Tournament over at Hy Vee Center. This is the closest and in walking distance to the Hy Vee Center and Wells Fargo Arena. The other Downtown hotels were far enough that most folks used the shuttle busses to go back and fourth. This hotel packs a lot of value as they have free parking, free Wi-Fi and a nice Breakfast buffet plus have a coffee service in the lobby. But no rewards points or credits given for Choice Hotels because of the "block rate". So we may just switch next year to a loyalty program that still awards points like Starwood or Hilton.
They have a pool and no hot tub so again, may shop around next year for a hot tub hotel that awards loyalty points. Staff was very nice, room clean, comfy and quiet. A pretty nice restaurant is in the hotel and open from 4 pm to about 10 pm. Sandwich and app menu.

Room Tip: Some rooms have fridge and microwave but you need to ask and pay only about $5 more per night if you need.

Hotel is under renovations which was not mentioned on web site or during reservation process. Gym is small with antiquated equipment. Complimentary breakfast is very limited compared to Hampton Inn and breakfast area was worn and dirty. Windows overlooking River looked like they hadn't been cleaned in weeks. Room was dingy, bathroom was tiny and low end. Bed was ok and location was good but overall the Quality is very low.

Room Tip: Spend a little more and go somewhere else.

VERY COLD on the first floor. Really need to address the entry to the hotel. Elevators were very small and slow. Staff was very helpful at the front desk but VERY RUDE at the lounge. Had to find a bartender to take our order and had to do the same to pay our tab which was only one drink as she never acknowledged us again after "serving" us the first time. 1 1/2 hour wait at the restaurant....not good. Quiet for the most part which was much appreciated.

Room Tip: Need bigger pillows and not so many small ones
