This house is a great place to stay. I have booked this location for my company and we have stayed here twice now. My employees actually asked to come back. The beds are comfortable. The place is clean and you feel like you are at home. Julie has been great. She stocks the place with all the necessities plus snacks and staple foods in the fridge.

The cozy cottage was a perfect place for my family to stay while visiting my family in nearby Franklin. Julie had snacks waiting for us when we arrived at the house and provided extras that we appreciated. My family had plenty of space to relax and watch some movies after spending the day enjoying local attractions.We especially liked going to Brown County State Park and had fun enjoying the nature trails and seeing a bit of Indiana history in the area. We look forward to staying here again for our future travels. Thank you again for an enjoyable stay!
Cute, cozy cottage in the outskirts of Indianapolis. Immaculately clean and impeccable service from the landlord who was available no matter what the issue or time of day. I HIGHLY recommend this place to anyone!
This was a great getaway. Not far from the attractions in Indianapolis. Plenty of room space and great amenities. I would highly recommend this rental instead of renting at a hotel as it gives a great home away from home feel. Thank you cozy cottage for a relaxing vacation.

My husband and I contacted the owner prior to booking to ask questions about the proximity of the property to the Music For All festival and programs in Indianapolis and the JW Marriott hotel, where my son and his band mates would be staying. The owner was very responsive and prompt with her responses. The initial contact that I had with the owner was in January 2017, as I attempted to plan for my son's school band trip in mid March 2017. This trip our first trip to the state of Indiana, and since we were told that there were many people trying to secure a place to stay for the venue in March 2017, and the owner said it was a busy time of year, we went forward with reserving the property, fearful that everything would be booked if we waited too long. During the communications that I had with the owner prior to booking the property, I did tell her that I knew the dates for the trip to be March 8-13, but I expressed that the my son's band had not yet met to go over itinerary so that we would know for sure when we would arrive in Indianapolis, which would dictate how many nights were needed. I told her that the parent meeting with the band to go over the itinerary was February 1. On the night of February 1, I received the itinerary, and it turned out that we would still be on the road traveling on the date that I had selected for check-in. So, as soon as I got home that night, I contacted the owner to ask to modify the number of nights, but the owner never granted my request. We thought that she would have been more understanding and considerate of the circumstances, especially since I was giving her a little over a month’s notification, and given that I had already expressed my concern about the check-in date prior to booking. But in the end, we ended up paying for a night that we didn't need/use the property.
My husband and I have rental property in Texas, where we live, and we always try to put ourselves in others shoes. So, it was a bit disheartening to have a fellow rental property owner not do the same. If the parents of a 12 year old child, who was traveling for the first time out of state by bus, had contacted us and wanted to rent our property, and if those parents had the actual trip date but expressed that they might check-in March 8 or 9 at the time they made the reservation, and those parents informed us of their definite check-in date more than 30 days in advance of arrival after the reservation was made, we certainly would have allowed the modification and not taken extra money from them. Even high end hotels don't operate in this manner. So, I deducted a star for the way the booking was handled.
The property was well maintained and clean. The owner furnished the property and provided snacks, breakfast items, toiletries, shampoo, conditioner, soap, dishes, bottled water, and dishes, which were all very nice. There are two things that I will mention that I wish I knew before renting, and I deducted a star for each. First, be aware that there is a limited supply of hot water. It was a cold time of year, and we are from Texas, so we were very shocked to run out of hot water during our shower everyday, and just in case you're wondering, our showers only last about 5-7 minutes. Cold water in the shower on a wintry day was not at all pleasant, especially while I was washing my hair. So be very mindful of that. Second, there are cameras installed inside and outside the property at the doorbell and motion sensors inside and outside. While I get the reason behind the cameras in the name of security and protecting the owner's investment property, as the renter, we felt on guard the entire time we were there, and we couldn't get comfortable and really relax. We wondered if there were cameras in places that we couldn't see, like the bathroom. It felt awkward that the owner might be at her home watching our every move. There was one camera that was positioned in the front room that looked down the hallway and into the main bedroom that we ended up putting a pillow over because we didn't want our partially clothed bodies to be seen as we departed the bathroom after a shower to go down the hall to the main bedroom or just walking around the house in our sleep clothes. So, although there were some nice things about the property, there were some largely negative aspects of my experience that won't allow me to recommend this property.
