This was a great getaway. Not far from the attractions in Indianapolis. Plenty of room space and great amenities. I would highly recommend this rental instead of renting at a hotel as it gives a great home away from home feel. Thank you cozy cottage for a relaxing vacation.

Never was treated so well; this was a wonderful thoughtful landlord!!
The cottage was immaculate and the landlord welcomed us with a heartfelt welcome.
I will return there for every visit, if they will have me. There was nothing overlooked, everything that a body could desire was supplied.

Would you recommend this hotel to a friend?   Yes.

My husband and I contacted the owner prior to booking to ask questions about the proximity of the property to the Music For All festival and programs in Indianapolis and the JW Marriott hotel, where my son and his band mates would be staying. The owner was very responsive and prompt with her responses. The initial contact that I had with the owner was in January 2017, as I attempted to plan for my son's school band trip in mid March 2017. This trip our first trip to the state of Indiana, and since we were told that there were many people trying to secure a place to stay for the venue in March 2017, and the owner said it was a busy time of year, we went forward with reserving the property, fearful that everything would be booked if we waited too long. During the communications that I had with the owner prior to booking the property, I did tell her that I knew the dates for the trip to be March 8-13, but I expressed that the my son's band had not yet met to go over itinerary so that we would know for sure when we would arrive in Indianapolis, which would dictate how many nights were needed. I told her that the parent meeting with the band to go over the itinerary was February 1. On the night of February 1, I received the itinerary, and it turned out that we would still be on the road traveling on the date that I had selected for check-in. So, as soon as I got home that night, I contacted the owner to ask to modify the number of nights, but the owner never granted my request. We thought that she would have been more understanding and considerate of the circumstances, especially since I was giving her a little over a month’s notification, and given that I had already expressed my concern about the check-in date prior to booking. But in the end, we ended up paying for a night that we didn't need/use the property.
My husband and I have rental property in Texas, where we live, and we always try to put ourselves in others shoes. So, it was a bit disheartening to have a fellow rental property owner not do the same. If the parents of a 12 year old child, who was traveling for the first time out of state by bus, had contacted us and wanted to rent our property, and if those parents had the actual trip date but expressed that they might check-in March 8 or 9 at the time they made the reservation, and those parents informed us of their definite check-in date more than 30 days in advance of arrival after the reservation was made, we certainly would have allowed the modification and not taken extra money from them. Even high end hotels don't operate in this manner. So, I deducted a star for the way the booking was handled.
The property was well maintained and clean. The owner furnished the property and provided snacks, breakfast items, toiletries, shampoo, conditioner, soap, dishes, bottled water, and dishes, which were all very nice. There are two things that I will mention that I wish I knew before renting, and I deducted a star for each. First, be aware that there is a limited supply of hot water. It was a cold time of year, and we are from Texas, so we were very shocked to run out of hot water during our shower everyday, and just in case you're wondering, our showers only last about 5-7 minutes. Cold water in the shower on a wintry day was not at all pleasant, especially while I was washing my hair. So be very mindful of that. Second, there are cameras installed inside and outside the property at the doorbell and motion sensors inside and outside. While I get the reason behind the cameras in the name of security and protecting the owner's investment property, as the renter, we felt on guard the entire time we were there, and we couldn't get comfortable and really relax. We wondered if there were cameras in places that we couldn't see, like the bathroom. It felt awkward that the owner might be at her home watching our every move. There was one camera that was positioned in the front room that looked down the hallway and into the main bedroom that we ended up putting a pillow over because we didn't want our partially clothed bodies to be seen as we departed the bathroom after a shower to go down the hall to the main bedroom or just walking around the house in our sleep clothes. So, although there were some nice things about the property, there were some largely negative aspects of my experience that won't allow me to recommend this property.

Mrs. Ricks, I was very saddened to read your review yesterday. At first, I did not think it was my guest's review and that it was on the wrong property since the review said you stayed in March 2018 and not the correct date March 2017. I had to search back to stays from last year when you stayed during March 2017. From our conversations via Flipkey/TripAdvisor last March, you had responded to me that you found everything, and how I was thoughtful with the accommodations. You had said it was a truly is a cozy cottage and you had a pleasant stay. I guess I misunderstood you that you did not want to have the reservation from the date you reserved. I thought you were unsure about the time that you would be arriving since driving and needed to ensure that you would have the house earlier than check in time of 3 pm. On some days I have guests arrive the same day someone leaves, and thought you reserved that day so you could arrive when you wanted and have the house ready for your travels to Indianapolis since you had mentioned you be arriving early morning and if I had a guest staying that day checkout for them would be 11 am and arrival for 3 pm. I have had guests either pay for the night if they are arriving on a " red eye" flight or ensure that I will have the house ready for an early arrival, if they did not want to pay for an additional day. I have accommodated specific requests for a discount for situations such as these. There is a 36 gallon hot water tank for the house and it is set at the suggested manufacturing temperature to prevent scalding. For the plumbing and space in the house that was the largest normal electric heather size I could purchase, though it says it gives 46 gallons of hot water per hour on the specs. The security system does not have any cameras installed in the the house. I had the Vivint Sky Control alarm system installed for free and had free service for a year service. I was offered to test the system during that time through another one of my vacation rental sites. After the free year, I have continued to purchase the service since my guests always have their own unique code for the door system and the Vivint offers my guest the option to arm the security system in the house as they feel necessary. Besides, the doorbell camera for both guest safety and protection of the home there are no other cameras. The doorbell camera shows the person arriving in the house the video on the panel that is above the fireplace that can be reviewed by my guests as they are walking in the door. This is helpful if someone unknown comes to the door, the guest can talk directly to the person through the panel above the fireplace. I can also view the doorbell camera from my phone app and assist guests if they are having any problems with entering the house, though I think I have had only one or two guests ask for assistance.That was when I first got the system and I always send guests detailed information on how to access the house and try to ensure they are comfortable to unlock the door with their unique code before arriving since I am am usually working when guests arrive. There are no other cameras in the house. To have cameras in the house is strictly not allowed under vacation rental sites unless disclosed to guests. Their is a fire / smoke and carbon monoxide monitor in the hallway, that when sounded, alerts you to respond to customer service through the the same panel above the fireplace. If a guests does not respond within Vivint's set time frame the Fire Department and police are immediately dispatched. There is also the same monitor in the closet that hold the gas furnace. Besides this system, we still have the multiple fire, smoke and carbon monoxide detectors in the house to keep our guest safe. The alarm system also allows the guest to press an emergency button and talk to Vivint if they are having any medical emergency to get help right away. I would have hoped that you would have reached out to me immediately with any concerns that you had when you stayed at our vacation rental last March. That would have given me the opportunity to respond to any concerns you had last year. Regards, Julie

“Daughters wedding”

We had a great experience at Cozy Cottage. Julie is a wonderful hostess. There was so much more waiting on us than we expected. We had food for our first breakfast without having to go shopping.
I cannot even begin to name everything she had for us to enjoy. We also had plenty of room for our daughter to spend a couple days before her wedding. Our Jack Russell also felt right at home at Cozy Cottage!

Super clean and truly a home away from home feel.
Julie,had snacks,drinks and breakfast items.

“Great experience”

This was our first time using TripAdvisor for a house rental, and it may have spoiled us for other places. Julie was an extremely welcoming hostess, and the layout of the house/rooms was very intuitive and convenient to stay in. Hopefully we'll be back soon!

“Traveled for a golf tournament”

There were four of us traveling to Indianapolis for a golf tournament. This house was absolutely perfect. We loved the back yard where there were plenty of chairs and an area for a fire pit. Everything we immaculate. We will be staying here again next year.
