This is a charming bed and breakfast located across from Franklin College. The rooms are comfy and the entire house is carefully decorated. It's a real trip into the past. Innkeeper Kim is delightful and she makes terrific breakfasts. The backyard garden is whimsical and it's just steps from a bike and hiking path along the river.

The Inn is beautiful, so clean and inviting. The gardens and porch are charming and relaxing. The Inn is the perfectly located, with in walking distance of down town Franklin and right across from Franklin College, also just 20 minutes from Indianapolis, IN. I've stayed at the Inn a number of times and they never disappoint. The Inn alone is a lovely historic attraction. Kim Smith always makes me feel like family. Their care and concern for guests is genuine making you feel more like dear long lost friends than just a traveler passing through. Kim is extremely knowledgeable about the surrounding areas and she always knows what special attractions are taking place including, and especially--how to get there. I happen to be an excellent cook but can't hold a candle to Kim's country breakfasts. She is amazing as is the rest of her wonderful family. This is definitely a family affair and they all make you feel like family in the process no matter how brief or long your stay. Thank you Smith's! Love you all and I can't wait to come see you--and Franklin--again.

My husband and I stayed here as a half-way point on our journey from south to north. We were very surprised to find a beautiful setting with gardens and a warm welcome. Kim could not have been more helpful. There were 4th of July fireworks across the street at the college and she provided us with folding chairs so we could enjoy the event. The most special aspect of this B&B is that you could to select exactly what you want for breakfast, along with the time to be served. We have never experienced this before. Kim's whole family participated in making our stay pleasant. We will return again when we are in the area.

This is the perfect place if you have business in Franklin, children attending college there, or just want a getaway weekend from nearby Indianapolis. Also, it's right off a bike trail and park. The charming and hospitable owner made us feel welcome and relaxed. Her gardens are lovely. This is a family operation and the couple's delightful children helped serve breakfast. By the way, we were spoiled by the breakfast. We got to choose the time we would eat, beginning with 6:30 a.m., and picked items off a menu. The omelettes were SO good, but the portion size intimidating! If you go, be prepared for creaky floors. In the morning, we really felt we had to tiptoe around so as not to wake other guests.

Room Tip: Take a look at website, which shows all the rooms.

We recently stayed at the Ashley Drake Inn and would recommend it to any of our friends. From the moment we arrived it felt like a home and not a business. Kim and her son greeted us at the gate and helped with our bags and answered any questions we had. The Inn itself is beautiful. To me growing up in Indiana in a home built in the 1870’s it is a classic Indiana home from the late 1800’s, with all the wonderful wood exposed and not painted. The breakfasts were wonderful, and prepared as we asked, and our coffee cup was never empty. Both of us have specific food concerns: one diabetic; one gluten intolerant: and Kim and Craig provided us a selection where we had no issues or concerns. Staying at the ADI is like staying with a friend who wants you to stay.

The ADI is close to Franklin College (1 block) so if you are visiting a student for the weekend, this makes a great place to stay. Also, it is 7 blocks from Franklin’s main square. Both of these are nice walks for the evening.

For us, the ADI has set the bar for all other B & Bs, and it is high. Having traveled in the US and Western Europe the ADI is one of the most comfortable places we have stayed.

If you like very charming Victorian era homes with solid wood floors, period reflective decor, footed tubs, high ceilings, a large lot with beautiful gardens then you will really love this Bed and Breakfast Inn! Add to that a Great host family! They serve an awsome country breakfast that you get to customize to your taste. Kim is also a wonderful person to talk to and is a great Concierge! She was willing to tell us all about the area and gave us directions- with maps- of how to get where we wanted to go. Great comfortable rooms and they even have bicycles they will loan you to ride around on. Right next to a little secluded park with tennis courts and a jogging/bike trail!

My husband and I loved this historic B&B! The rooms were spacious and quiet, and the breakfast was well prepared from scratch with a very broad selection of items to choose from. Kim and her family were very professional and hospitable inn-keepers, and even provided warm cookies and milk in the evening. Although our stay was in the off-season, the gardens would be very nice for outdoor activities in warm weather. The only improvements I would suggest would be a less-squeaky bed and a slightly warmer room temperature. Overall, this B&B is very good, within a few blocks of historic downtown Franklin, a great weekend getaway.
