Attractively unusual or old-fashion is the perfect word to describe this bed and breakfast. Other words that comes to mind are charming, and sweet. Gerrie and her grandson greeted us upon check-in and gave us the tour. We stayed in the honeymoon suite the bed and the heart shaped tub are nice; however, the curtains need to be cleaned. The rooms and the game parlor are much smaller than they appear on the website. Just so you know, the bed and breakfast is located close to a very active train track that runs throughout the night.

I just completed my second stay here and enjoyed it so much! The room was comfortable, with a very good bed. The breakfast was outstanding and prompt. Gerrie even lit candles! This was a festival weekend, with lots of guests, all handled beautifully. Will definitely come back.

Room Tip: I like staying on the ground floor. No elevator.

We truly enjoyed our one night stay there. We visited the antique stores, had lunch at Dinner's Ready by Chad and takeout that evening from Paradise Grill, all walking distance from the Inn. Gerrie the Inn Owner was very sweet and this was a charming place. We will definitely be back.

We just kind of fell into this town as we were driving home very late and needed a place to stay. Gerrie was an incredible host and allowed us to check in late and was so hospitable. Even though it was late, she stayed up chatting with us and even went out of her way searching the entire 3 floors of Inn looking for a candle for us (we were eating a very late dinner outside) The Inn is so charming, very nicely decorated and has so much history; Gerrie told us all about it. And the breakfast was out of this world! Yes, their cheese grits are definitely award winning!! Unfortunately we didn't get a chance to really check out the town, but it seemed like such a cute, quaint town that we'd love to have toured. And pet friendly, which seems to be hard to come by.

My husband and I recently made a trip to Historic Warm Springs, Ga for a weeked of rest and relaxation. We had such a great time in this quaint community that we came back the next weekend to explore some more. The hotel has a quiet, relaxing atmosphere and is furnished with lots of antique furnitire and memorabilia . There is a super homemade Fudge Shop that also serve Blue Bunny Ice Cream on the main floor.

Room Tip: During the course of two weekend visits we had an opportunity to look at most of the rooms. We staye...

We were originally going to stay for 2 nights, we had to leave after the first night and we couldn't even leave when we checked in because we got there so late. The smell of the hotel is awful. You hear rats at night. I saw a rat crawl out of the hotel into a street outside. We called the second day to cancel/get a refund when we left since it was early in the morning and the owner didn't want to refund our money even though we didn't want and couldn't stay there any longer. My mother has really bad allergies and equilibrium problems due to her fibromyalgia and couldn't stay there because of her health. The owner didn't care and worried about her money instead. I don't recommend this place at all.

We thought we liked the history this hotel represented. It is well-positioned in the center of town, close to the attractions (e.g. 'Little White House, Dowdell's Knob), and has hosted some people of renown in years past. We stayed two nights, and included breakfast. We are well-travelled though younger; we enjoy excellence but refuse to be snooty or demanding to experience a quality standard.

The curb appeal is good. It sits at the bend of Broad Street, its front entrance at the top of a set of steps. Parking is at the side, including some parking next to the adjacent Warm Springs Visitors Center. The lobby shows a few photos of FDR and the hotel in years past. He was known to have visited the ice cream parlor there on trips to town. An antique switchboard was seen behind the front desk and was an interesting piece of nostalgia.

We were greeted Thursday evening by the owner/operator Gerry. She asked for a breakfast time for Friday morning. We gave her 8:30, as we planned a full day but weren't in a rush. At 8:55, the dining room was quiet as we sat there. My wife made a trip up and down the stairs to explore the hotel a bit, reading some framed articles while we awaited breakfast. I had read of a previous account where breakfast didn't occur. She highly touted her breakfast at check-in the night before, so I couldn't imagine it was all a ruse. The squeaks from the stairs soon prompted her to emerge, wearing the same clothes we saw her wearing at check-in, obviously having just awoken. She stated that was only the second time in her many years that she had overslept, despite a previous account I read. Breakfast slowly emerged in a staggered fashion as she quickly tried to catch up. The cheese grits and biscuits/preserves were delicious, the coffee tasty. The scrambled eggs and sausage were very ordinary, as was the "award-winning" banana nut bread. A small sliced fruit selection was included. The table service was attractive, but my wife had to wait for silverware at our second breakfast. The orange juice was inexplicably frozen on the second morning. The breakfast was identical each morning.

The room, sadly, was among the two worst rooms I've seen over the years. It was possibly the worst, but I don't wish to appear to exaggerate. She apologized for a recent water leak, but the water damage and massively peeling paint on the ceiling seemed to be well-established. The TV was a box set and tiny--a decade past needing updating. The mattress was inexpensive and uncomfortable. Most hideous in their disregard for appearances was the ceiling fan. It was low-end when new, and was missing a blade.

The bathroom was previously a bathroom of normal dimensions; she informed us that it was split in years past to achieve two bathrooms, resulting in a tight bathroom/tub. Hot water was slow to come but adequate when it did. Basic soap and linens were well below average. The last person to paint didn't bother to remove the shower curtain, as dried paint drippings could be seen. The 3-light globe-style light fixture had two bulbs that were out and they managed to incorporate two different style globe lights.

The social areas were nice although the carpet is well-worn as mentioned by a previous post.. Décor is dated and of a country/floral style in many areas. She mentioned a game collection, but it basically was a game of checkers and some puzzles. The ice cream parlor appeared nice and they had a good selection of ice cream, although we did not visit it personally.

It appears the owner is towards the end of her tenure as owner. Logic would seem to dictate that needed renovations will not occur prior to her selling it at some point in the future. It needs much TLC but has incredible potential if ever updated.

My advice would be to stay elsewhere but do stop in to visit the entrance and the ice cream parlor where FDR visited. It is perfectly situated for that at the end of the shops on Broad Street, a refreshing end to a morning or afternoon of shopping.

Room Tip: Ask for a detailing of any room deficiencies before booking, especially if there is a limited select...
