Top of the line service from the moment we walked in the door. Greeted by a warm and friendly staff I felt like we were royalty! The service was impeccable and the charming atmosphere made in like non other. Coffee, juice and delicious muffins brought to our room the next morning were just what we needed to start off our day shopping on Park Ave. After shopping, lunch with my favorite uncle and seeing the sights we were greeted by a staff to take our bags so we could relax with a glass of wine before dinner. I can't say enough, you have to experience it for yourself. I know we will again....soon!

Our room was on the quiet side of the hotel- charming but dark- very little natural light and the windows do not open. Love the location for access to Rollins, shopping, and dining. Heard the trains at night, but ear plugs helped a lot.

Room Tip: Get a room away from the train tracks.

From checking in, Jerry, and indeed, all the staff were extremely friendly and helpful. From the complimentary glasses of wine to the continental breakfast (all included) this was an outstanding experience. We have stayed in many many places included the Ritz and Fairmont just to name a couple and I can truthfully say that this hotel stacks up with the best. It surely reminds you of "By Gone Eras. So thanks once again to everyone including special kudos to Patrick.!!

Room Tip: Ask for the balcony rooms

This is my 5th stay here in 5 years. I know what to expect and I keep coming back. A boutique hotel that has friendly staff, a great location, older charming rooms. Of you are looking for a ton of amenities gobstaycatca chain. Small clean bathrooms no counter space but good lighting. Nice Crabtree bath products and good towels. TV can be in the small side. My bed was great queen sleigh bed. Firm and comfortable. Lack of outlets for my laptop and phone but I made due and figured it out.
The air and heating unit took a little adjusting because it can be noisy but once I followed the directions I was good to go.
The train that runs through Winter Park is right behind the hotel. It's loud and rumbled through. My room this trip faced the back where the train is. No different experience that the street rooms. I like and prefer the street rooms with their balconies, but this room was quotient with less view.
It is convent and a great place to stay.

Wonderfull quaint hotel with lovely atmosphere, defineatly not a cookie cutter hotel.

The shabby chic is part of the charm.

Excellent continental breakfast to enjoy overlooking beautifull Park Avenue in the morning.

The train does run by a couple of times during the evening but I slept well enough not to be disturbed.

Fabulous location on the avenue you are a million miles from what the perception of Orlando is more like the feel of California

Will definately return.

Room Tip: Pay a little extra to stay overlooking the avenue it's worth it.

The staff is very friendly from the first moment at this hotel. The ambiance is warm and charming. It is clean, and the parking worked out very well. I love the porches as they do look like the French Quarter in New Orleans. It is a joy to go out the door to so many nice places to eat, shop, and walk. On the weekends there is a great farmer's market one block away. However, the small rooms are a bit hard to navigate for two people. Possibly the little suites in the front are better for two as they have a sitting area. The bathrooms are so very tiny. I knew these negative things before I went to the hotel, so I will say my only complaint which can easily be remedied is the very old and poor sagging bed. Please get new good firm matresses!

There will soon be a new hotel two blocks away, and I think it is time to spend some money to compete!

Room Tip: The rooms on the front porch are bigger as they have a sitting area.

This is a very, very, very, very... old Hotel and it shows. We chose it for it's location and if it wasn't for that and being clean... we would have gone elsewhere. The staff are all extremely friendly and professional and it is run very well. The hotel has a bed and breakfast feel. The rooms are so very old and tired, but clean. The historic wood floors sag and creek, the bathroom is very tiny, the furniture is thrift store-like, the a/c mounted on the wall. The electrical outlet on the baseboards don't hold a plug. We could hear our neighbors every word and their alarm clock every morning. The noise from housekeeping's vacuums and the restaurant below was a bit much at times. Thank goodness for the Whitenoise App on our Iphone. The train behind the hotel also shakes the bed when it passes. The balconies are shared with the other units and have overgrown plants blocking the view and for privacy from the street. The shower water pressure was low and a tiny shelf for counter space. There was no blow dryer. There is very limited parking, but they do offer a valet-type service as long as no one parks in the street spot. I really want to like this hotel and rate it higher, but in all honesty... we will never stay there again. The hotel occupancy seems pretty high considering, but they do have an awesome location on Park Ave and walking distance to Rollins College.
