PROS: The outside of the condos and the common grounds are attractive and well-maintained; building is very solid hence quiet between units; two hose are provided for washing vehicles; swimming pools and tennis courts are in top condition; an attractive private ocean access is provided; the beach is fantastic – wide and clean with fine white sand (drivable by private vehicle); a wide public beach access is also near-by and the inter-coastal marsh is a half mile away; resort is quiet and peaceful during the winter with only minimal sound between the neighboring units; gated community but on-site Coastal Rental Realty office leaves the main entrance open all day for their convenience; lots of parking spaces throughout— no garages or car ports; easy to meet and make friends at the resort; lots of dogs in this generally “pet-friendly” facility (this is both a pro and a con) with almost all owners conscientious; Butler Beach is a safe and tidy area; several good, non-chain/franchise restaurants right across the streets from OVC; beach frontage is fairly open for 25 miles either direction with very few high-rises and little congestion or tourist trap retail— much better than areas like Daytona, Destin, Sanibel, and Myrtle; the adjacent private and public roads have only modest residential traffic - stay away from units near A1A; Starbucks, Dollar Store, and two major groceries within eight blocks; several State and National Parks in vicinity.

CONS: Nice community building with a small library (mostly fiction books), but fitness center consists of only three pieces of exercise equipment (no tread mill) and only three common computers (with extremely slow Internet that went down entirely several times; all interior doors have been removed in the lower community center, so noises travel throughout the building; the hospitality area of the community center is rarely open or used (upper level) so large groups greatly disturb anyone trying to work or relax in the alleged library/study areas and they compete for the few chairs; no security personnel are provided (if disturbed by loud dogs, music or worse, there is no recourse except the County Sherriff); only a few units have any decent view of the ocean, so save your money by selecting one of the other rental options; dogs are everywhere, inside and outside; Sunday morning remodeling activity is permitted; construction vehicles may co-op the best parking spaces and force away occupant vehicles; OVC personnel will not assist with problem resolutions; quiet hours are 10:00 p.m. to 8:00 a.m. but there’s no enforcement (by their admission) and from 8:00 a.m. to 10:00 p.m. everything is permitted (loud music, dog barking, unlimited construction, and unmonitored parking) although thankfully we had only a couple of minor issues; however we did have three weeks of continuous remodeling harassment (hammering, drilling, sawing, paint and glue fumes).

Tips: Use the unheated pool, not the heated one, if you want a quieter experience (many tenants use their cellular speaker phones so you hear both sides of their loud conversations); don't pay extra to rent the "beach" condos as only a very few have any real view of the ocean.

Great location ! Across the street from some great eating places. Just a walk from the front door of the B-15 unit. Weather was great and just a few miles from Old Town.There is a beach access road next to the units for easy on and off the beach ! Has two pools and one of them is heated. Great time was had by all

Our vacation in this unit was absolutely fabulous. The weather was great, so close to the beach you could hear the surf! I was a little disappointed that they have take out the hot tub, but that was the only disappointment. The unit was clean and we had more than enough of everything we needed. We will definitely be back unless we buy our own place in the area!

This condo was very nice and well maintained. It is starting to show some wear such as peeling wallpaper. Was well stocked. Couple of things would make stay so much better-light over the shower area would be of great benefit-can't see hardly at all in that area of middle bathroom. A huge black bag sitting on dresser in Master bdrm-not sure what was in it but took up our space for personal items. Front door is on backwards--very awkward! Primary problem for us as 2 couples was the smaller bedroom had very small twin beds-crib beds?? No tv in small bedroom so couple staying in this room not too happy. Also the small bedroom is like sleeping on an airport runway due to all the light coming in from outside--this window has a thin mini blind but light comes in around sides and through the blind-needs a heavy duty blind/curtain.Had problem with code for gate after 1st day it just stopped working so got caught at gate of course holding up traffic. Would rent this condo again due to location.

This complex has two pools, shuffleboard, and a lot of parking! Stayed in unit Q-12 which has all the things you'd need for vacation, toys, floaties, towels etc. Q-12 also had dedicated wi-fi and a HDTV flat screen that was great. You can walk to the gas station at Dondonville Road and they have a Redbox to rent movies.

The landscaping and upkeep of the place is really fantastic. From the Q-12 unit you walk out the sliding door and you are right at the pool and the beach walkover. Great location!

Room Tip: The Q-12 unit is rented out/managed by a company called Vacation Rental Pros.

We spent 10 days at condo O28, it had some views of the ocean and a good view of the pool. The condo was great.It has everything you would need. The master bed was comfortable and the bedroom had sliding doors unto the balcony. The condo was really clean, and the shower was good in the ensuite. Had a really good experience here and the owner was a pleasure. would recommend. We rented through VRBO.

Best ever vacation, the owners are real nice and the place is very clean and nere everything you need.... have a great vacation like we did.............. acroos the street is hurricane grill wich we loved and the walk to the beach from this condo is about 4 minutes.......
