When checking into our 3 bedroom condo at the Grand Beach, I was blown away by the amazing rooms. We had 3 large rooms with king size beds plus a smaller room with 2 single beds in it. There are a total of 3 full bathrooms in the condo, including 2 massive spa baths and 1 smaller bath. All have showers. This is the kind of room a family with kids crave. There were 4 flat-screen tvs in total, and other conveniences such as washer, dryer, ipod player, full oven, full freezer/fridge, toaster, blender, vacuum etc. It is almost nicer than home!

Our large balcony was mesh-enclosed to reduce the Florida bug life from entering our rooms. And the property is fairly quiet for a large resort. There are 2 pools, both with kids pools alongside. The gardens are beautiful, and there is a jetty and water sports available too.

This resort markets itself as family friendly, with a 'camp' like atmosphere. There are scheduled activities such as bingo, duck feeding and face-painting for kids but most of these were lukewarm and boring when it came down to the actual event.

There are a large number of undercover carparks, but these fill up quickly after sunset and you may have to park in the spaces which are not covered...no big deal, really. The resort is on a quiet, dead-end street and, with lots of staff around, so there is a general sense of good security. This resort is close drive to 2 supermarkets, and a large number of restaurants. It is also 2 miles from the Orlando Outlet Malls. You do need a car in Orlando. I can't imagine staying anywhere in Orlando without a car but the driving here is easy. Oh, and Disney is only 5 miles away...so nice and convenient.

This is a hotel but is also a time-share resort, so expect someone to invite you to a presentation when you check in. They will dangle some carrot in front of you to make you attend, but it is DEFINITELY not worth it. You will find yourself in a 1hr, high-pressure, sales pitch which will make you uncomfortable. This is NOT a group presentation...you will be pressured one-on-one with a sales agent. One of the 'carrots' they offer you is discounted Disney tickets. This too is a scam. They advertise that the tickets at the gate cost X and they will sell them to you for Y and you will save Z. But the bottom line is that their X figure is misleading. It includes a bonus day at a water park, which you would never have bought anyway. The devil is in the details. We also had a bit of trouble asking for extra towels...they would not give us more! Oh, and one of our toilets broke twice - they sent a repairman quickly. And the airconditioning broke so badly that we had to change rooms. If it were not for these things I would have given this hotel a 5/5 rating.

Would I stay here again? Yes.... for the large rooms, location and comfort.

My family purchased a groupon deal to go to the Grand Beach for our annual get-to-gether. 4 days - 3 nights - two 3 bed room units. What a mistake. Upon arrival, the front desk staff was not friendly and was definately not interested in getting us in one of our rooms before the "4pm" check-in time. The person staffing the "time-share" desk was pushy and rude when we did not want to sign up for the sale tour. The building that we stayed in needed updating. The bathtub in one of the bathrooms was old, very warn and looked dirty. There was a fire in our building the last night and we had to evacuate with a 3yr old and a 6mo old. The staff was totally unorganized and unprepared. We went to the pool area to sit on the lounge chairs with the children and one of the staff came out of the office to tell us to leave as they were closing the pool. We explained why we where there and she never appologized. She walked off and never came back. After over an hour of waiting, my husband went to the front desk to request a room so we could put the children to bed. The front desk was rude and unconcerned and finally gave him a key. Before we got to the room we received information from two staff members - all wrong - as the third said that we could go back to our rooms. I requested a later check out for one of our two rooms and was told that we could be 30 minutes late checking out in one room only (10:30am) but would be charged $100/hr after that. Needless to say we will never go back to that facility.

It concerns us greatly when guests feel they have cause for complaint about the standard of service they have received, and we sincerely apologise for any unhelpful behaviour that may have been shown by the staff of the Grand Beach Resort during your stay. Our staff do endeavour to deliver The Meaning Of Yes® to all guests and members, and we are very sorry that this does not appear to have been the case on this occasion.

While many of our guests do appreciate the opportunity to find out more about our products, we would advise that unless you are staying on a promotional holiday, you are not obliged to attend any meetings should you not wish to do so. You are also quite entitled to decline any invitation to discuss your membership or associated matters with them.

The resort is currently undergoing a rolling program of refurbishment, which will include redecoration of the apartments, and replacement of appliances and interior furnishings.

We are very sorry for any disappointment you experienced during your vacation. We do hope that you will choose to return to the Grand Beach Resort, however, and we look forward to being of service to you in the future.

We got a three bedroom/three bath condo unit for my husband and myself along with our daughter and her husband and three children for a three day weekend.. The unit was spacious and clean with a full kitchen and washer and dryer! There wasn't anything we needed that had not been provided. The grounds and pools were so much fun for the grandchildren. Check in was quick and easy. When asked if we wanted to go to one of their "information sessions" we responded with a firm no and was not "pressured" into anything. We really appreciate the courtesy shown us in that one incident! We have been embarrassed by these people trying to sell timeshares when we have responded no--even to the point where one young man yelled an ugly remark at us across the lobby!! We are looking at another long weekend very soon here! The only issue, the pools needed cleaning more often.

Stayed here as a Point Member...Went to Owner Update---they said it will be 60 minutes try again... 2 1/2 hrs later.... but anyway. quite a chore to secure a handicap unit for my mom. Several phone calls later I was told they would try to hold one..You can not try to hold one when you are flying in and have a handicap person who needs a handicap unit..Arrived at 10:45AM finally we were assured my mom would have a handicap unit But they would not assign the unit until 4:00... because they only assign the room as you check in... Hello standing in front of you..... no early check in.... so be patient... kids at least got to try out the pool... finally got to the room after 4... turns out their idea of lakefront is no so lakefront more like fountain/pond front....appears that handicap room is over looking the pond/fountain. Walmart is close as is all the Disney attractions, Universal a little further but not too much.... Maricell -front desk mgr is wonderful trying to help with situation of water leaking from the handicap shower., Chrissy was wonderful suggesting a Medical supply company.. The Wed barbaque for $5.00 is not a barbaque more like hamburger/hotdog on the grill, no pulled pork or chick like my kids wanted.. no soda just lemonade/icetea. potatoe salad and a bag of chips/cookie, No Dj or party so a little low key than we are used to from Orange Lake, no welcome pool party, . Ohhh yeah,, the handicap unit had a little tiny washer / dryer but the dryer did not work so you had to go out to the parking garage and do your laundry in the garage...fun, fun.. my daughter wanted my to mention how great the hammocks were.overlooking the lake....and if you want to recycle there is not chance of that... just trash... dropped off in the trashcans in the parking garage....Note: you have to pay for the internet!!!!! per day?????? Also if you are in a handicap room... take note of the shower chair and be sure to check it to make sure it is secure to the wall. I think if you are over 100 lbs it would pull out of the wall. also you have to ask for ex chairs if you have more than 6 people though it sleeps 8-go figure and they are folding chairs....If it was not for the staff mainly Maricell our vacation would have been a complete diseaster...Maricell: Thank You for all you help and understanding

I stayed at the Grand Beach for 2 weeks at the end of April with my daughter, her husband and 2 young children and we had a 3 bedroom apartment. The standard of the accomodation was extremely good, bedrooms were roomy and comfortable, kitchen was well equipped and clean, and living area was spacious and comfortable. There were large flat scrren TV's in all the bedrooms and the living area. All the rooms were clean and well maintained. We were asked on several occasions whether we wanted to attend the sales presentation but were certainly not harrassed or pressurised in any way, if you do want to attend this presentation I would suggeat that you hold out for a while as the money offered for attending goes up as the days go by. The staff were very friendly and helpful and any minor problems were dealt with in an extremely efficient and timely manner. One minor criticism would be that the pools (there are 2) were a liitle on the small side, however they never got crowded so this was not really a problem.
The location is ideal, close to the parks, WalMart and within easy reach of several shopping malls. In summary this is a great place to stay when visiting Orlando and if I were lucky enough to return the Grand Beach would be the first place I would check out. We all had a great time and brought home many happy memories af a wonderful holiday.

Excellent location

Just 10 minutes away from Disney… I just stayed at this resort from May 1st -7th and everything was ok, actually the properties exceed my expectations.

The room was really nice, bed very comfortable, Flat TVs, Full equipped kitchen, living room, etc.. (Based on a 3 br) The only issue I encounter is that cleaning service is only complementary and once a week… I am used to Hotel service so this wasn’t expected…

The other issue we encounter is that we request a late check out till noon, but it looks that there is no flexibility on those kinds of request.

I am employee on Raintree Vacation Club Company who has a partnership with Diamonds and was shocking that there is no flexibility on those kind of exceptions, especially when is the 1st visit.

In Club Regina Vallarta we grand these exceptions all the time on new visitors

We stayed for 14 nights, 3 adults, 2 children in a 3 bed apartment. Apartments are huge, clean and have everything you need. We were in room 633 and had a beautiful view of the pond and lake. Plenty of activities throughout the day and as others have mentioned, the ice cream sundaes are very good value.
We were asked a few times if we wanted to attend the presentation but were not hassled at all.
The staff were all very friendly and helpful. Louis on the front desk was very polite when we checked in and out and after leaving some cable ties in the room, Paul in Security went out his way to get some replacements which we really appreciated.
Swimming pools aren't huge but they don't need to be in Orlando as most people are at the parks all day. The pools are very clean and warm and sunbeds are comfortable.
Location is ideal. Close to parks, Walmart and outlets.
We will definitely return to Grand Beach next time we visit Orlando.
