Spend April school vacation at the Boardwalk Villas in a 1 bedroom with a Boardwalk view.
The location was great, close to Epcot and Hollywood Studios, and having the Boardwalk was a plus-entertainment and food options were just a step outside !
Our room location was not the best, very last room at the end of a very long hallway ! But we did have an upper floor, so the view was incredible.
The room was clean and looked like it had been updated recently, and the appliances (washer/dryer, dishwasher, stove, and fridge) all appeared new and worked great.
The wifi was spotty and slow, but I sort of expect that at Disney.

Room Tip: A higher up room with a Boardwalk view would be the prime choice !

Just finished a two night stay here, visiting family. I had a studio suite. While I'm sure many families would enjoy it here, it wasn't to my taste. Here are the pros and cons:

Pros: very close to Epcot -- you enter through England -- so convenient access to restaurants.
Nice bar area.
Microwave, mini fridge in room.

Cons: coffee maker and coffee but you need to pay 3 bucks for the package that comes with cream and sugar, or borrow it from elsewhere during your stay. (This may explain why Rose & Crown has so few salt and pepper shakers...everyone borrowing.)
Dinky shampoo, conditioner, body wash. I basically went through one set in one day.
World's smallest safe. 1989 called and wants it back. (Will upload photo.) useless for dslr, iPad, laptop.
Yucky carpet in rooms.
Room location: I was 2136, the LAST room in the resort. Try walking 6 miles at Epcot and then having to schlep to your room.
Useless wifi. My cousins and I had very little success in using it; they had to constantly borrow my ipad with 3G so they could use the Disney app (ah, the irony) and make dinner reservations. They really need to update capacity to today's data usage needs.
Yucky bedspread and blanket. Wish they would switch to white duvets. Especially given family nature of resort, I don't want to know what kiddies have done on the bedspreads.
Dinky bathroom in the studio suite. My 2 bathrooms at home are larger.

So in short, if you are a family, you will probably like it here, possibly also because you don't stay in a lot of hotels. (Sorry.) If you stay in a lot of hotels and have a good basis for comparison and know what you like, this place probably isn't for you. It wasn't for me.

Just back from this hotel after a 6 night stay (mom, dad, teen boys ages 11 and 13). Overall we were extremely pleased. The hotel location was great: easy walking distance to Epcot, Hollywood Studios, Fantasia mini-golf and other attractions. Boat travel was easy when our feet were sore. Bus travel always takes longer than you want, but that's Disney.
We loved the Boardwalk property: several clean pools, large lawn where almost every afternoon families spontaneously gathered to play soccer and other games, free games in the community hall (ping pong, air hockey, foosball, video games), lively Boardwalk atmosphere with nightly entertainment. We tried four different restaurants at the hotel and were satisfied with each. One big plus we did not anticipate: two of the Boardwalk sit-down restaurants do not take reservations, so it is easy to walk in at the last minute. this is critical if you are on the Disney dining plan, as at some of the hotels all the restaurants will be full and you'll have no where to eat if you don't reserve in advance.
Our room was not special in any way but it was clean and well kept. We all fit in it just fine, and there was a nice balcony for anyone who needed a bit more space. It was somewhat noisy at night, but by putting a towel along the bottom of the door and putting in our earplugs (which we use anyways, due to someone who snores) we never had trouble sleeping.
The hotel staff was very friendly and helpful whenever we asked a question, but we really didn't have many questions and had no problems so I never got a feel of how personal the service is.
We stayed at the villas section of the Boardwalk, but booked it as a hotel stay. This gave us the benefit of having a kitchenette so we could make some breakfasts and snacks in our room but we still had daily maid service.
I would highly recommend this hotel and would definitely stay there again if I go back to Disney.

Room Tip: Ask for a room near the lobby. It might be a bit noisier but then all the hotel activities are just...

We just returned from our visit at Boardwalk Villas and were very impressed. The room (1 bedroom suite) was very spacious and we loved the full kitchen. We had groceries delivered from Food Store To Go they were waiting at the bell desk when we arrived. My husband ordered plenty which was good because the store is not very close to the resort bit of walk if you run out of something. The buses were great seemed to be on time. However, we were very close to Epcot so that was great too. The pool was a bit busy but we did manage to get a chair on one day when we were tired of the park. This trip was a great mix of excitement and relaxation. I d stay here again for sure I m sure my family would agree.

This Disney Resort is great. We had two bedroom villa with full kitchen washer dryer dining room and living room.Good location. Swimming pool has slides,spa and with kids activities to participate from during afternoon. Walking distance to Epcot. Lots of restaurants to choose from at the boardwalk area. Try the awesome Wildhog nachos at ESPN. Try the different beers at River Restaurant, Fresh whole broiled fish at Kouzzina, good selections of fresh baked pastries at newly opened Bakery at boardwalk. Adults can go clubbing at the Dance Hall or join the Dueling pianos at night or family can ride the two or four person bike to go over the whole boardwalk area.

We are DVC members and have been going to Boardwalk for years as its one of our home resorts.
We have never been disappointed.
Location is a great factor for us, we love to be able to walk to EPCOT and also Hollywood Studios but there is a water bus service for anyone who doesn't feel up to it. We went during a very busy period and check in was still fast and easy and we were soon into our rooms.
We always have a studio which is great for the 3 of us, we have previously been as a family of 5 and we managed quite well by using the day bed. As other people have said, some of the rooms are a fair way from the main lobby but there are other exits that lead you out to the car parks and pools a lot faster.
We spend lots of time by the pool and much prefer the quiet pool by the villas rather than the main one, not exactly quiet but this is Disney! It was busy over the Easter period but we were pleased to see that the lifeguard removed some of the towels reserving chairs that had been left by selfish people who came down hours later.
We enjoy going down to the Boardwalk in the evening, nice to have a stroll around but also we like to sit and have a drink and just watch the world go by.
I have a couple of criticisms, my main one is that the buses are awful. Boardwalk is the last pick up and drop off stop after 4 other hotels so it was always packed and we didn't get seats on the way out and took forever going back. Maybe not so bad out of busy times but I think this is the worst Disney Bus Service - take the car or walk!!
Also there isn't really a fast food court for snacks, there is a hut out on the Boardwalk and also a pizza place and bakery, not enough for quick snacks, the queues were horrendous.
Overall we love this hotel - nothing in Disney is perfect as there are just too many people! Would try not to go again at Easter but we are booked to go back in January with my 2 year old grandson and his parents, can't wait to take him on his first trip to Disney!

We just stayed for 6 nights in a one-bed villa here. The hotel is really very pretty....lovely grounds, sweeping porches and interior spaces to relax and view the boardwalk on a rainy day. The room was spacious, with a separate king bedroom, a huge two-room bath with walk-in shower and jacuzzi tub, a washer and dryer, a huge storage closet in addition to the foyer coat closet. The balcony was small, but accessible from both the living room and bedroom. The kitchen was very well equipped. The unit was clean, and we had lots of towels and washcloths!
Our room overlooked the pool, which was awesome. The only negative about that is that the patio door curtains do not provide blackout of the pool lights, which are on ALL NIGHT! I have a hard time sleeping in a room that is not dark, so if that bothers you, I would not ask for a pool view. But it was quiet....even with lots of people in the pool we never heard them in our room.

There was one thing that I did not like about this resort, compared to other Disney properties I have stayed in. The store where you can get groceries and other goodies is not on site. It is on the boardwalk. And for many of the rooms, including where we stayed, it is a LONG walk to get a soda refill or a snack! This is a huge resort, and some of the rooms are very distant from the boardwalk.
While this hotel is huge, it only has two banks of 3 elevators each for the entire place. I was really worried about that, but I have to say that we rarely waited for more than a minute to get an elevator, and there was always room in it for us when it came. But this is not peak time, and I don't know how it would be during June, July and August when there might be much more activity.
This hotel is in an excellent spot location wise. It is so easy to get anywhere within WDW. We do not get a car when we are there. We walked to Epcot in about 5 minutes, and to DHS (Disney Hollywood Studios) in 10. The boat will also take you to both of those places, but is slower. When the legs were tired, and we were coming from DHS, we took the boat to the Swan and Dolphin (first stop), got off and walked over the bridge to the resort....another 5 mins, vs. continuing on the boat to Yacht and Beach Club and then Boardwalk.
The transport buses come to the front of the resort (convenient location off the lobby) for all the parks. And because of its close location to DHS, we visited many other resorts by taking buses from and back to DHS, too. So we got to see all the cool icons at Pop Century, Art of Animation, and All Star Resorts, as well as having dinner at several other resorts, too.

Room Tip: Ask for room NOT facing pool if you will mind light coming in from pool/resort lights. Ask for room...
