This was our 4th stay at a DVC 2 BR villa. This was our favorite due to the location. My in-laws could walk to Epcot and the Studios, in less than 20 minutes. What a location. We are extremely picky travelers and I try always to find something wrong with our accommodations. Could not find anything wrong this time. The only negative aspects of our stay were the fiasco's each time going thru the park admission points because of the transitions to the new ticket design. Also, we found numerous ways Disney was cheapening up things. But none of the problems were associated with our Boardwalk 2 BR Villa. Just outstanding!

Room Tip: Some rooms are extremely far from the elevators. Request a room close to the elevators.

We stayed here for a week during spring break and loved it. The whole hotel has that Disney magic and it is so beautiful. We had a Boardwalk view and loved to look out the window at the Boardwalk at night and the lagoon during the day.

Transportation to and from both EPCOT and Disney Studios was so easy on the boats (or you could walk). The pool was great and the kids loved the slide. There were always activities going on at the Boardwalk and at the community hall.

We were there on Easter and they had a candy scramble and activities for the kids all day. It was a great place to spend Easter.

The villa was spacious and the beds (even the pull-out) were fairly comfortable. The cast members were very helpful.

My only somewhat negative comment is that the villas are more of an old-style room and feel smaller and the use of space is not as good as the more recenly build DVC properties. The location makes up for the space, but room layout is just not as good as it is at Bay Lake Towers. We still love staying at this hotel.

This is one of the best resorts on Disney property - really. The location can not get any better. It is right next to Epcot and Hollywood Studios and the bus rides to the other two parks are very short. The service is very friendly in the stores, restaurants, and check in. When we arrived, a very nice lady was standing outside and helped us with check in (we did online check in). She got everything we needed and we discussed it on the couches in the lobby. The rooms are nice and spacious and all of the views are beautiful. It is a nice theme and decor. Boardwalk has a game room (which is very nice and clean) as well as a place to play games and watch television out of the room. The pool is circus themed with a big clown slide and elephants. It is big enough so it never seems crowded and the staff keeps the slide line moving. The Boardwalk, of course, provides lots of entertainment. In the middle is a big grass yard that you can play on and it is nice to see children playing frisbee in the morning when you wake up. It has a bakery, the ESPN club restaurant, a pizza shop, another fancier restaurant, and a little shop with toys, clothing, and food. There are some night club type things but they are far away from the actual hotel, so it isn't anything to worry about as far as safety or noise. There is always something to do, from pop up performers in the lobby or Boardwalk to swimming for heading over to the parks quickly (make sure you get a park hopper added to your ticket!). This is an amazing hotel that I would highly suggest to anyone.

:Welcome home!" I never get tired of that greeting at Disney World. And that was my greeting as I approached the doors to the Boardwalk Villas.

We stayed in a 2-bedroom villa, which actually turned out to be 2 adjoining rooms; one with a full kitchen and luxurious bath, the other a more standard room. I stayed in the smaller room, while extended family stayed in the larger. Even in the smaller of the two rooms, I had a microwave, small under-counter refrigerator, and wet bar. The larger room had a stove, full refrigerator, and "real" dishes, versus the paper plates on my side. I believe my couch pulled out to a sleeper sofa, and know the sofa did in the larger room. We each had a balcony that overlooked the pool area.

We loved being able to walk to Epcot and Disney Hollywood Studios. The latter was a bit of a walk, but still much nicer than riding a crowded bus.

My only disappointment was the limited "quick dining" options. The pizza window on the boardwalk is great, but other options would have been nice. Perhaps when the bakery is reopened, that will offer more choices.

I only saw 1 set of elevators for the part of the resort we were staying at, which led to a long walk. We were okay with it, but a family with tired children from a day in the park should definitely try to get a room as close to the elevators as possible.

The boardwalk atmosphere is relaxing and fun, day and night. I highly recommend Boardwalk Villa.

Room Tip: There are some long hallways - can ask for one close to the elevators, but of course thee is no guar...

We stayed in the Villas and loved the kitchen and washer and dryer. I didn't find the rooms to be anything exceptional, but very nice. I absolutely loved the location.... walking to Epcot and having a "secret entrance" was so convenient and the walk to Hollywood Studios was only about 10 minutes or so - just fantastic!! Pool had a great water slide that our kids went down for about 2 hours!!

Our home away from home! The level of service at Disney is second to none. From the monet you arrive until your check out the staff will pamper you. The pools are beautiful and you can walk to EPCOT and Hollywood Studios. Convenient location and a beautifully themed seaside hotel. Don't hesitiate to book this beautiful property.

Have been staying at the Boardwalk for many years, as my family are Disney Vacation Club members. It's in a great location and it's nice to be within walking distance to Epcot and Hollywood Studios. We also like it because the Boardwalk itself offers lots of things for the kids to do.

But the rooms... well... they're looking a bit shabby and worse for wear.

I stayed one night in a studio villa. It was clean enough, but the furniture is looking beat up and the room decor doesn't look like it's been updated since the early 90s (except for a flat screen TV). I'd like for Disney to invest a little in the rooms and modernize the decor somewhat. Put clean white duvets on the bed; replace the carpet and perhaps paint and improve the bathroom facilities.

The next 4 nights were in a 3-BR grand villa. Plenty of space, but the same tired, very drab look continues. We expect more from Disney -- and at a rate of $2200/night for the three BR (thank goodness for DVC points), you'd want the room freshened up a bit.

Also, it could do with some soundproofing. Rooms overlooking the boardwalk are noisy -- big crowd noise from the patrons enjoying the little buskers and magic shows can wake small children who go to bed early.
