“Great Location on the Water!”

As an Authorized Disney Vacation Planner, I recommend Disney's Board Walk Inn to clients who want a great location close to Epcot and Hollywood Studios. We love being able to walk to either park or ride the Disney water taxis. The Board Walk features an amazing Circus themed pool with a giant clown slide. Great fun! The service is awesome at the Board Walk. One nice aspect of the BW is the vibrant BW area surrounding the resort hotel. Your family can walk a short distance to many restaurants and entertainment venues. A great choice for families.

Room Tip: Chose a room with a water view.

Love this hotel. We stay as members of Disney Vacation Club. Walking distance to Epcot. Quick boat ride to Hollywood Studios. Jelly rolls piano bar and numerous restaurants our on the Boardwalk. Disney is phasing out adult entertainment, so having the piano bar and dance club near is good if you need some adult time. Across the small lake is the boat launch for beach and yacht club. Take the illuminations cruise if you get a chance, good fun.

As we come to Disneyworld once or twice a year (stopped counting our visits at the 50th time) we are some kind of experts I would say. We do have our favourite Disney resorts and the Boardwalk is one of them. It is unbeatable when it comes to location. You have good restaurants and bars in walking distance (you have to go to Jelly Rolls at least once!). And it is only a 5 minute walk to Epcot. Even the Hollywood Studios can be reached by foot (depending on your speed it is between ten and 20 minutes). The room was nice and clean as always. Just two not so good experiences this time:
we arrived much too early (around 10 am), checked in, were told that our room will not be ready to soon and so we walked to Epcot. Came back after lunch and waited in the lobby until we were notified that our room is ready. They gave us the room number and we told the bell captain that we are moving in. But we were sent to the wrong room in the Inn building and not the villas. Of course the key cards didnt work. Went back and learned that another family with our name also checked in this day.... . Ok, that can happen but maybe they will check the first name as well in the future. And housekeeping was not too helpful one day: we had some problems with our toilet and asked housekeeping to help us. It took 7 hours and several phone calls till somebody showed up! This is by no means any kind of Disney standard.

Outstanding one bedroom suite. Full size kitchen (fridge, stove/oven, microwave, dishwasher, etc). King bed with pullout queen sofa and twin sleeper chair. Whirlpool tub. Full size washer and dryer. Exceptionally clean and well maintained.

Location is fantastic...walking distance to both Epcot and Hollywood Studios (boat service if you don't wish to walk). Several restaurants on the Boardwalk. Bus service to the rest of the Disney property.

I can't say enough good things about this resort. One of the best for runners staying at WDW since there is a great running loop around the lagoon and Epcot area hotels.

Room Tip: Ask for an Epcot view to see Illuminations from your room (extra room cost).

First off I'll say that we're in our mid-40's, drove down from the Atlanta area and stayed at the Disney Boardwalk Villas after 3 days at the Universal Loew's Royal Pacific Resort (I also wrote a separate review here on TripAdvisor for the hotel.) This was our 5th trip together to Disney and our third stay at the Boardwalk. (We've also stayed at the Wilderness Lodge and Animal Kingdom Jomba House) For the first time, we were disappointed in the Disney experience and honestly, the perks at Disney Properties don't measure up to those offered at Universal (which we visited for the first time).

As I mentioned this was our third visit to the Boardwalk hotel and in the previous two trips we've had nice rooms and good views. I thought it was interesting the front desk didn't know we were returning guests when the Holiday Inn we stopped at on our drive down knew we were returning guests. It's all in the computer. But I digress....

This time, for whatever reason, they put us in a bottom floor, handicap room next to the under construction Luna Pool. The hotel was not even close to full occupancy from what we could tell (we've been there in much busier seasons) so I'm at a loss why they would put us in that location, particularly with the handicap room. Being a handicap room means there's a flat shower with no lip so when the water doesn't drain fast enough, which it didn't, it will start to leak out over the rest of the bathroom. Putting a towel there next to the shower stopped that.

There was also a machine room of some sort right next door so we could hear the constant low frequency hum of whatever was in that room.

The Luna Pool was under refurbishment so all day, every day, there was a construction crew working all around the pool. Would not have been so bad if we were up above the pool, but as we were right next to it, was quite annoying whenever we came back to the room. The entire Luna Pool area is in major need of refurbishment as the brick walkway to / from the Boardwalk itself is pretty dark and dingy. Not sure if pressure washing is needed or they need to just replace the bricks.

Speaking of refurbishment, the bridges that the boats pass under when going from Boardwalk to Disney Hollywood studios are downright disgusting at this point. Caked with mold and grime they certainly don't measure up to the "Disney experience." Wonder if Disney parks have cut back on their maintenance budgets because we have never seen anything like that in our previous 4 visits to the parks.

The Bakery at the Boardwalk is under refurbishment as well so they set up shop in a tent along the water. Not as nice, but functional. We had breakfast one morning at Cat Cora's restaurant, but it's overpriced for what you get. Food is good, but I would rather spend the money on dinner there. So we primarily had muffins from the bakery each morning.

There's also the ESPN restaurant and the Flying Fish restaurant, but we honestly didn't eat at either of those. Jellyrolls looks like it's still there as is the Dance Club, but again, we didn't go to either.

The primary reason we stay at the Boardwalk is because of it's ease to get to Epcot and Hollywood Studios, but we honestly did forget about the 15 - 20 minute bus rides to get just about anywhere else and then the return trip. Because Universal is so compact, it's just a 5 minute boat ride to CitiWalk and then you can walk directly into either park or even back and forth between the parks.

Earlier I mentioned the perks don't measure up to Universal. This was our very first visit to Universal Studios and by staying on property, an Express Pass was included with the room. What this means is that we were able to go to the front of the line of about 80% of Universal attractions as often as we wanted. The passes cost anywhere between $35 - $85 if you have to purchase them in the park.

With Disney, we still had to rely on the antiquated FastPass system which means you have to go the attraction you want to ride, get a FastPass, then you have to wait about 2 hours until you can get another FastPass. In other words, we were not able to enjoy all of the attractions because even in early February lines were 60 - 105 minutes for most of the popular attractions. Sure, staying on Property gets you the "Extra Magic Hours" in the park, but during the 10pm - 12 midnight Magic Hours at Magic Kingdom, the wait for Space Mountain was 90 minutes. That's just silly.

At Universal, there were lines upwards of 60 minutes, but with the Express Pass, we could enjoy everything we wanted to do. So staying on Universal Property is definitely the way to go, but staying on Disney Property just doesn't have that same advantage anymore. Might make sense to start staying off property and just save the money since the FastPass system is the same for everyone, no matter if you're a resort guest or not. And the "extra Magic Hours" really don't help you much, especially if they are in the evening. Most park visitors know about the Extra Magic Hours so all you have to do is get on line for an attraction just before the park closes and you get to stay on line, whether you're a resort guest or not.

Staying at the two properties back to back like this definitely gave us a new perspective on traveling to the theme parks and I think in the future, we'll probably shorten our Disney stay and lengthen our Universal stay. Not sure if we'll stay on Disney property again in the future, doesn't seem to be any major advantage other than just location. That's a lot of extra money to spend that we could put towards other things on a trip to Orlando.

We rented points to stay in a one bedroom at the Boardwalk Villas. (PM me for info on renting points. We will never stay another way).
At Boardwalk Villas, you have a choice of a studio, or a one or two bedroom. I was traveling with my hubby and our 14yo son. The one bedroom gave us a separate space from our teen. He had a sofa bed and his own TV with DVD player. We also had a full kitchen and stacked washer and dryer. The main bath has a shower, sink and toilet. In the bedroom, we had an extra sink plus a jacuzzi!!! This made for a relaxing end to a long day of walking. The closet was roomy enough for our suitcases and extra bags. I will say the washer and dryer are loud! And the door to the balcony sticks. BUT you can just walk or take a boat to Epcot and Hollywood Studios. That is a huge plus for our family as we enjoy eating in World Showcase!

We booked a studio villa through Southwest vacations but upon arrival had been upgraded to a 1 bedroom villa. Upon checking in, our 2 year old got a balloon in the lobby. I think that may have been the highlight of her trip. There was even a restaurant-style high chair and pack and play in the room.

The housekeeper assigned to our room for the 4 nights we were there did an excellent job. We arrived back at the room early for kid naps the first day and she caught us in the hall and was very apologetic that she hadn't got to our room yet. She asked when we would be leaving again as to not disturb us during naps. The next day, she talked to us on the way out and said ours was the next room she would clean so it would be ready when we came back mid-day. She even did our dishes (2 coffee cups, a sippy cup, and a bottle) in the dishwasher for us.

The kitchen had anything I could think of needing on vacation. There was even tupperware and a pitcher if I wanted to make tea. The room was spacious, perhaps a bit worn (there was a run in the carpet in the bedroom and some noticeable wear on the kitchen table), but very clean. There was a box of laundry soap available for the washer/dryer, dish soap, a sponge for dishes, dish towels, and dishwasher soap.

We used Garden Grocer for grocery delivery. In hindsight, we could have bought everything we needed (except liquid baby formula) at the store on site for probably the same price.

The bed was very comfortable and my husband didn't complain much for having to sleep on the pull out sofa with the toddler, so I assume it was comfortable as far as pull out sofas go. We were at the end of a hallway on the ground floor, so there wasn't much noise from surrounding rooms. Our room faced the back of the resort on the canal. We had a good view of the Dolphin.

They were refurbishing the main pool at the resort during our stay, but we were allowed to go use the Yacht and Beach Club pool, which was better for our situation. Zero entry pools are great for little kids.

After staying at the Dolphin last year and the Boardwalk this year, there's a definite difference in experience staying "on property" vs. staying on property in a Disney owned hotel.

We used our key to the world to pay for everything. Our credit card number (not the actual card) was stolen the 2nd day of our trip. Who knows where from, but luckily we had another card with us to settle room charges when we left.

We also used the Magical Express service for airport transportation. It was easy and convenient.
