Stayed there for 8 nights with my family and had no problems. Would stay there again. Room was clean and quiet (The only things that counts in my book) Staff was courteous and attentive. Disney is just a few minutes away, quick access to Interstate 4, restaurants and grocery stores near by.

Since it was off season, the price I paid made it a great value.

I also appreciated the attraction/ticket desk at the hotel. In other Orlando hotels I have stayed at, the people manning the desk would almost tackle you to get you to their desk. I've actually have had someone yell across a lobby to get my attention once... (I was trying to ignore them) This not only happens in hotels, but also at most of the family restaurants too in Orlando. At Hawthorn Suites, the attraction/ticket desk was more like a Concierge desk. A service to you, not a outlet for someone to sell you something.

Okay now the downside, if you really need to have one... As you have read from other reviewers the free breakfast does gets old for us adults. Menu is basically an assortment of instant oatmeals, 2 of the same cereals, donut or danish, 3 juices, orange slices, apples, toast, French toast or waffles, bagel or english muffin. The hot items were sausages, tater tots, and scrambled eggs or pre-made omlettes. Don't know why they couldn't add more variety to the hot food offerings. The kids didn't complain and if they were happy; my wife and I were happy. Besides, it saved me at least $30 each morning. Cha ching!

Was planning on using the free bus shuttle to the park to save the $8 daily parking fee. You have 3 pick up times at the hotel (7:50am, 10am, 12 pm) Now the catch... You also had to specifiy when you were going to return when you were dropped off at the EPCOT transportation center. If that time was going to change, you needed to give 2 hours notice to the transport company. Pick ups at EPCOT were (6 pm, 8pm, 10pm). These scheduled times may change throughout the year, but in September all of the parks were closed by 9pm to the general public. Trying to predict when we would leave the park with the children in toe was hard. Especially if we planned on staying late for the show/fireworks and tired little feets were still needed to walk quickly to make the pick up in time. The 10pm at Epcot was cutting it way too close even when the other parks were closing at 8:00pm. If you're going to use the shuttle service, you'd better plan. We ended up driving because our children are young enough that falling asleep while standing is still a possibility. Last time we were at Disney, I ended up carrying 2 kids totalling 100 pounds while my wife dragged a stroller and 8 month old from the Magic Kingdom to the world's 4 largest and probably farthest parking lot. Didn't want to recreate that again, but this time doing several bus transfers over a couple hours.

This was our second visit to the Hawthorne Suites in Lake Buena Vista. This is a newer property located very close to Disney. The rooms are spacious and clean with 2 TV's and a full kitchen. Even though we didn't use the kitchen, the refrigerator has an automatic ice maker which is great.
The price was a great value and I would suggest going directly to the Hawthorne website. I would definitely stay here again.

Some negatives..

Reviewers mentioned the breakfast is not that great, it's not..but its free! Not alot of fruit or selection or danish's.

The pool is small for a hotel this size. Children tend to occupy the entire pool. Also, Jacuzzi is not working properly, no bubbles.

The managers reception is horrible, beer and wine, chips and salsa, skip it..trust me. Not sure what one reviewer was talking about..hamburgers and potato salad? I did not see this.

Bring your own hair conditioner, they do not provided, only shampoo.

Bath towels are small.

Housekeeping needs to sharpen up, our bathroom tissue was not replaced, spare change was taken, I suppose they thought is was a tip. TV remote needed new battery. Bathtub drain was very slow. Some grease around stovetop (need to invest in oven cleaner for cleaning hotplates).

Overall the property is a great value. The negatives are not significant.

Hawthorn Suites was one of the best hotels I have ever stayed in. They do not charge a lot of money and give you great things. For only a little over $100 a night, they give you a full kitchen, regular size refrigerator, dishwasher, two TV's, and a living room as well as a bedroom. What more could you ask for from an inexpensive hotel? The breakfast is also nothing to complain about. For a free breakfast, they give you tater tots, sausage, bagels and various other things. The location is great, only about 10 to 15 minutes from the parks. We will definetely stay at the Hawthorn on our next visit to Orlando.

my family and i stayed at hawthorne suites during peak season (july 4th) we had a great stay here. everything you could possibly want is provided. (pots, pans, even dish washing liquid ) was provided. i don't know how anyone could say this hotel is anything other than great! definetly would stay here again. ( my family and i go to fla twice a year.) see you next year!!!!!!

We read some of the reviews on this hotel and noticed that they were very mixed, so were prepared for anything! What we got however, was a fantastic hotel and a fabulous holiday. We cannot praise this hotel highly enough. The suites are very spacious and are cleaned every day by an excellent maid service (and we're fussy!). The reception staff were always very friendly and helpful, we had a couple of common holiday problems and they were dealt with very quickly and efficiently. A few reviews complained about the noisy air-conditioning but this was certainly not the case in our room. It was adjustable and not noisy at all.

We had breakfast as an when we felt like it so the repetition was not an issue and after all it is FREE for all those complainers. We only had food in the evening a couple of times. It was again free but not adequate enough for a meal. We preferred to eat out and experience the different restaurants in the area and there are more than plenty within walking distance. Jungle Jims was a favourite for us and our kids.

All in all, we would recommend this hotel to anyone and wouldn't hesitate to stay there again in the future.

we have stayed at the hawthorn suites the last 4 yearsand we are returning this year(2005).
it is in a great location for all the parks and most of all THE OUTLET SHOPS!!!!
downtown disney is only a few minutes away

The staff are excellent and very helpful and have become very good friends, we were there during hurricane francis and although it was a very, very,very long weekend we always felt safe as the staff had worked hard taking all the precautions they could for the storm, they stayed very calm even with the most awkward guests!!!
The breakfast is basic but it is free and just meant to send you on your way to the parks
so go on give it a go,check out the web-site, book on-line and pay a few $'s extra and get a pool view
