Just finished a four night stay here. It was nice, not amazing though.

We had a water view room which was nice. Plenty of room and it was in decent shape, especially for the volume of guests it sees. The location is great, walk to Epcot and Hollywood Studios.

We had a couple of issues I didn't expect to have here.
-We could here our "neighbors" next door. This was normal volume conversation they were having, not yelling. Happened every time we were in the rooms together. Probably had to do with the door so they could be adjoining rooms. Not cool.
-The view of the Boardwalk is a perk of the water view room but the noise was more than we expected, I imagine it would be a little much in the peak season if you are a light sleeper.
-The internet is AWFUL. Had a hard time doing anything, had to switch to our own we brought just to read emails!
-The worst was that we didn't have hot water on 2 different days. The first morning, they acted shocked even though we heard our neighbors talking about it with the desk at 11:00 pm the night before. We were compensated for it, but still not something you want to deal with on vacation.

If you plan on using the resort mug refills, be advised it is a long hike, not like some of the other properties. I wouldn't pay for it if it wasn't included in our dining plan.

Overall an ok stay, just fell a little short of the Disney magic. Will probably try the Beach Club next time.

Room Tip: View from water view rooms is nice, but be prepared for Boardwalk noise and hot sun I the summer.

My wife and I just returned from a 5-night stay at this property. We were fully impressed by the Disney experience in general and fully enjoyed our time at this Inn. Large room, wonderful access to the boardwalk and dining, beautiful interior and grounds, and outstanding service on the concierge level from sun-up (with breakfast choices) to sundown (cordials and dessert). Everything was simply delightful.

Room Tip: Seek a room with a view of the boardwalk and the lake -- great fun. And, the 4th floor is the concie...

You will not be sorry for paying the price to stay at this resort. Walk into the back of beautiful Epcot each morning and just be amazed! clean and a lot of things to do in the evenings as well on the boardwalk itself.

Room Tip: if you want quite request the rooms by the adult pool. You can see some of the fireworks each night...

We stayed at Disney Boardwalk the week prior to Thanksgiving and I fell in love with this resort! We have stayed at Disney Yacht Club and Disney Beach Club and Polynesian. We were used to being able to walk to Epcot staying at both Yacht and Beach clubs but the biggest difference is there is so much more to do at the Boardwalk. Even though all restaurants are on the outside of the resort on the boardwalk itself, they are easier accessible than Yacht and Beach clubs. The feel of the resort is wonderful and our room was great. The elevators seemed to work very fast as we never seemed to wait anytime for them to arrive. To be able to walk to Epcot and Hollywood studios is great. The pool was good too (the Yacht and Beach club do have the pool area beat) but more than sufficient for the kids. They have a activity room on property that has a pool table, xbox and play stations, ping-pong table and air hockey that the kids were able to use while the adults had drinks waiting on our table. I would want to go back here again. The staff was great and it's a beautiful resort.

Having stayed at Universal's Royal Pacific Club Level, I wanted to stay at a Disney Club Level to see how they compared. The conclusion? They are both excellent. While Royal Pacific gets points for having better breakfast and dinner items, Disney does better with the desserts and after-dinner cordials. RP offered two different meal type entrees for dinner, while Disney only offered hor d'oeuvres. But Disney had more options for the nightly sweets selection, including mini cheesecakes, tarts, cakes, and cookies, as well as cordials such as Kahlua and Grand Marnier for your coffee. Both had several bottled beers available, and three wine choices (white, red, blush). The staff at RP refill drinks and are more hands-on, but they accept tips, while the staff at Disney, while very helpful and nice, do not accept tips. Both concierge level staffs were outstanding. If you wanted to get more of a 'bang for your buck' RP is probably a better deal because they actually have real food instead of hor d'oeuvres.
Enough about the food. The rooms were very similar in size and amenities. Both had refrigerators, and a patio. Both resorts have nice pools. The advantage to staying at RP is the front-of-line access to all Universal rides (except Harry Potter). Disney's new fast-pass + system is seriously lacking. Perhaps they will improve it, but for now I would stay at a Universal Resort Hotel given the choice because of the limitations of the FP+. The only advantage of staying onsite at Disney is the extra magic hours. There are no front-of-line privileges. With FP+, park-hopping is almost discouraged, because you can only book fast passes at one park, a major limitation IMHO, and you can only pick one 'major' attraction per day, for example either Soarin' OR Test Trak at Epcot, but not both.
The nice thing about the Boardwalk is that you are on the Boardwalk, which allows easy access to restaurants and club, and puts you within walking distance of Epcot and Hollywood Studios. However, the Boardwalk does not have any of its own eating or merchandise establishments, you must go to the Boardwalk itself for dining or to get sundries.
I REALLY enjoyed staying on the Boardwalk (more so even than the Beach Club, despite its amazing pool), and hope to do so again, after Disney gets its fastpass situation a little better organized.

The hotel was located by the boat that goes to EPCOT.
It was so easy for my boyfriend and I to take my grandson to EPCOT.
And on the Boardwalk was a great bakery we visited.
There was confuion on where the room was.

We stayed here for a quick weekend trip. The resort is actually two resorts in one; the Boardwalk Inn and the Boardwalk Villas (a Disney Vacation Club Resort). The Inn is a typical Disney luxury resort with lots of small and often overlooked detail. We stayed on the first floor during our stay. It should be noted that the first floor rooms are one floor down from any guest point of egress, meaning you have to go up to the second floor to get out to the boardwalk area. Not an issue for us but it was a little bit of a shock. The room décor was Disney with little hidden Mickeys in several places.

Travel to the parks is easy; walk or ride a Friendship boat to Epcot or Hollywood Studios and bus to the other locations. Parking was relatively easy for this part of the resort but it could be a challenge during peak times. Disney has added several small places along the Boardwalk taking some of the charm and lake view away; but not too uncommon for real world boardwalks. Weather permitting; entertainers are located along the boardwalk nightly. If you do not want to spring for an Epcot pass, Illuminations can be partially seen from the bridges on either side of Crescent Lake.

As DVC members, we love the area as the resort seems to be the center of the Disney universe. We plan on returning for another quick trip to the resort.

Room Tip: The second floor is the floor where you exit the resort. Avoid the rooms closest to the elevator.
