From the moment you pull up to the Courtyard at Lake Lucerne you are transported back in time. It's amazing to think that such an incredible and historic home exists on Orange Ave. just south of downtown Orlando. You quickly tune out the noises of 408 across the street, or the sight of construction and fall into a little bubble of history and tranquility.

Upon reading other reviews I am happy that there was not a wedding the evening I stayed here. In fact I am pretty sure we were the only people staying in the Dr. Phillips house. We encountered a few other pleasant guests at the main house for cocktail hour and breakfast but other than that we had the entire place to ourselves. The cocktail hour consisted of a few bottles of liquor and mixes, but no food. The breakfast was continental style with bagels, fruit, yogurt, coffee and juice. The grounds and gardens are certainly beautiful and the houses have been wonderfully restored. Each room seems to have it's own character and rich history. Many rooms have their own fireplaces and their own bathrooms complete with jacuzzi tubs. Check out the photo album on the coffee table in the main house for pictures of the homes as they were when they were built in the late 1800s. The book goes into detail about the original owners and additions that were made over the years, including a cellar, which is very rare here in Florida.

I would absolutely stay here again for an escape from the norm here in Orlando. There are many new luxurious properties here in Orlando that offer amazing amenities, but you really cannot beat the timelessness of an original Orlando home of one of it's most influential families.

The oldest house in Orlando. Very pretty grounds and interesting house. Nothing special about the room, but the bed was great. The grounds perfect for a small wedding. The happy hour consisted of no food, but access to as much liquor as you want from their bar. We did not partake, but it was good to see that we could have. The breakfast was a continental pre-fab buffet, which was sub-par for a good B&B. Really, this should be called a "B" rather than "B&B." Rather cramped and squeaky, the floors had a faint odor of cat urine. They have two cute cats on the premisis, but they should try harder to keep the litter box near their travels. The ongoing weddings took over the parking spaces that were assigned to us, and the front desk did only a little bit to help the situation.

Just returned to the place we got married 11years ago and it was as perfect as could be. Such a unique place-highly recommend the Dr Phillips house, built in the 1800s, but well kept, clean, and comfortable. Great staff, yummy breakfast, even included evening cocktails. Perfect for couples.

The company that my husband was interviewing with booked us a room at the Courtyard. It was such a surprise when we arrived and saw our room. It was spacious and beautifully decorated. The three large Victorian mansions are charming and welcoming. We've made friends at the evening happy hour and the breakfast is simple but delicious. Because my husband got the job and we are relocating, he is staying in the Wellborn building, a gorgeous Art Deco apartment building, until we find a home. We have seen beautiful weddings in both courtyards and have enjoyed just sitting in the courtyard and on the porches. The staff are helpful and pleasant and always available to take care of any of the guest's needs. Even though we are purchasing a house nearby, I am planning to come back spend a night to celebrate special occasions.

Room Tip: The Mrs. Phillips room is incredible. We couldn't have asked for a more welcoming large room.

The Courtyard is actually a group of buildings which includes three lovely Victorian mansions surrounding a simple apartment complex decorated in art deco furnishings. The grounds are well maintained and very pleasant. But the visual tranquility of the gardens and fountains is tainted by continuous noise of the surrounding on/off ramp traffic or the wedding reception activities which occur almost every day or night. Granted, the management requires wedding reception guests stop the music by 10:30 pm, but they don't stop the guests from talking loudly who attended the wedding festivities.
Our room was in the first registration house on the second floor, room 102. It smelled like cat litter which was disconcerting. There were several cats on the property that seemed to have free reign. Our room decor was antique, but things were broken and glued back together and rather shabby. There was thick dust on most of the furniture. The sheets appeared clean and bed was comfortable. The bathtub also was not clean.
Breakfast was served in the larger mansion on the back side of the garden patio. It was so-so. There were two warm options, an egg strata and french toast strada, both bland. Fresh fruit and several bread and pastry options were also available. The staff seemed to have a hard time keeping the buffet tables well stocked.
I guess the best thing this facility had was a very polite and helpful front desk person. Sorry, didn't catch his name, but he was kind, attentive and knowledgable.
Would I go there again? Probably not - unless it was MY wedding party dominating the premises for the weekend.

We stayed at The Courtyard for two nights we were attending a show at the Amway Centre to see Andre Rieu. A wonderful hotel the staff were so helpful & charming. We had a lovely mini apartment in the Welborn Suite, very clean & the whitest fluffy towels, the complimentary breakfast was great also the drinks in the evening were very acceptable. We would certainly recommend this hotel & hope to return again one day.

My husband and I stayed here overnight while we were in Orlando for his birthday. The Courtyard was a nice place with beautiful gardens, statues, fountains...the downside - parking wasn't the best and our room was okay.
We had a Welborn Suite, room 315, which was a spacious room (like a mini apartment minus a kitchen) and a fairly comfortable bed. The pillows were too soft, the air conditioning was super loud every time it turned on/off, the light in the bathroom was dim and to make it brighter would make the fan go on and there were cracks in the windows.
The "bed and breakfast" part was more of a standard breakfast that some hotels offer, so like previous reviews, it's more of a boutique hotel. Overall we had a pleasant stay, but we can't say we'll return.
