“Great Place for Families”
Reviewed April 18, 2014

We stayed one week at South Seas, with our 3 boys (8, 6 and 1.5 yrs old). Had a great experience. We stayed in the Tennis Villas, which are near the entrance of the resort. We loved the location. For spending over $500 a night for the villas, we were a little surprised at the condition of the villas. However we quickly learned that we were paying more for the resort, which was worth it. The tennis villas were a 5 minute walk to Starbucks, shops and all the restaurants. I recommend renting a golf cart for the week. The kids loved it and it was much easier to navigate around Captiva than the Suburban we had. In the cart, it was about a 5 minute drive to the main pool complex. The kids enjoyed the waterslides and the kids pool. The also enjoyed the kids center and arcade. It rained all day one day, so we spent some time at the kids center. We were there the week after spring break, so the resort was about 50% full. It did not seem crowded at all. We never had any trouble finding chairs at the pool or beach. The restaurants at the resort are good. Pricey like any resort. We chose to take the golf cart into town most days to eat at RC Otters, Key Lime Bistro or The Mucky Duck. The beach is really nice. There's a beach bar and they serve lunch on the sand. We would definitely go back to South Seas and stay in the Tennis Villas again. There's some nicer villas and cottages closer to the main pool complex, but the kids loved the golf cart rides from the tennis villas and we liked being close to all the shops and restaurants. Next time we would not rent a car and just take a shuttle to the resort and rent a golf cart.

Room Tip: We liked the Tennis Villas. Not only are they the cheapest, they're across the street from Star...

We have visited South Seas several times over the last 15 years and we have seen the price constantly rise whilst the quality of the accommodation has declined.
The beach and local area is superb but the price cannot be justified given the very tired accommodation. I accept that the villas are privately owned and therefore vary, but the quality of the villas has deteriorated each year we have visited and Beach Villa 2316 where we stayed this year was poor. The mattress on the sofa bed was badly stained, the carpet in the bedroom was old and poor quality, the drawer unit in the bedroom was cheap and nasty, the curtains were tatty and dirty.
The resort charge a daily management fee which is fully disclosed but not cheap. With this you would expect first class service but unfortunately you don't always receive it. For example the
maid service is erratic, sometimes you get the right number of towels other times you don't and have to phone up for them. Similarly some days the cleaning isn't done properly. In fairness, when there are problems and you phone up to resolve them they do get sorted but it should be right first time.
Staff on the whole were friendly and helpful.
In terms of food I believe there are better places to eat nearby, the food choice and quality on site is very average
Having visited several times before I am sorry to say that this may be our last visit. It is situated in a fantastic location but at these prices it does not represent value for money.

Room Tip: Request not to be allocated beach villa 2316 (it is up for sale and maybe the owner has lost intere...

The marketing for your property is quite good, however I should have held the tripadvisor comments from previous guests with more regard. The resort was once probably quite nice. We found it to be in need of many things. Service was the biggest concern of ours, there was none. Lauren at the front desk was useless in our check in. We arrived at 5 pm and were told out room still was not ready but she would call us when it was. We had dinner and still no call, we went back to the front desk and went to another person who said the room was ready and gave us our keys at 6:40 at night. Poor.
Housekeeping although friendly was laughable. Dirty rooms, it looked as if floors had not been cleaned for years. Sheets never changed in 6 nights, even though ti was requested. We had to call for towel delivery multiple times because we would get hand towels only one day and bath towels only another. Very limited dishes in kitchen. Couch and chairs had lots of stains and looked very unclean.
Due to bad weather, a movie was being shown for families. We got there 15 minutes after the start of the movie, even though we were only informed about it 15 minutes before the movie started. Already all the popcorn was gone. Only 20 people were there. Try to explain that to a kid....
For $600 + a night we will happily go to many other locations. South seas will never see us again.

Stayed here for a week in April 2014 and loved the room and location to the beach. The sunsets were beautiful each night and if you have an ocean facing room you won't regret it. I would definitely suggest buying groceries (near the airport if you can) to save money as the resort food prices are a bit high and the resort grocery store is even higher. the water is gorgeous and you can see dolphins and manatees as well as a variety of birds. was really satisfied with the workout facilities too. a great place to go and relax and seems very kid friendly.

Room Tip: i would stay on a 3rd floor room overlooking the ocean and so you can see the sunsets at night. it...

Thank you for staying at South Seas Island Resort and sharing your experience. The natural beauty of Southwest Florida, and particularly Sanibel & Captiva, is unmatched. Again I thank you for staying with us and if I can be of assistance, please email me at asmith2@southseas.com.

Overall, we had a wonderful trip! The grounds are lovely and the staff is very friendly. We all enjoyed the beach and pools. The resort wildlife at the marina was spectacular! The crowds much better then Sanibel.

We stayed in a Beach Villa which was fine, but more of a condo. The bedroom was a bit box like without any windows and a curtain to cover the dormer window. It definitely is not the Ritz, but we could live with it for the beautiful grounds. My only advice to SSR is to tighten up the housekeeping and call them Beach Condos rather than villa.

Overall, we had a great trip. Our favorite restaurant onsite was Doc Ford's, and the famous Mucky Duck right down the beach. The great pools, beach, dolphins and manatees onsite will encourage us to return one day hopefully sooner rather than later.

My family and I just visited Southseas for our spring break. We were SO excited for our trip to Captiva. I wish it had lived up to our expectations. From the moment we arrived, I kept saying to my children 'you haven't seen it all yet' and 'it's going to get better.' It never did. The grounds, while beautiful, could be found in any tropical environment anywhere in the world. The buildings and accommodations are very old- and dirty. The general look of the resort is straight out of 1980. Maybe 1975. Our room, which we paid $700+ per night for was absolutely filthy. Floors came up black on a paper towel when wiped, glass coffee table same story. Windows were filthy. Cracks in corners covered in dirt, mold in the grout in the showers. I will say the tv's were nice- three flat screens in our two bedroom condo. But I wore socks or flipflops at all times whenever we were in our room. Also, it is supposed to have a fully equipped kitchen- but no salt, pepper, coffee filters. If you want items like this you have to buy them yourself- on a price gouging island!
Even the bathroom at the pool area had a massive crack in the granite countertop. Not what you want to see when you are paying a fortune to be there.
The other issue with the resort is the basic layout of the grounds. After extensive research on my end, I chose the marina villas- on the north end of the property. That puts you two and a half miles from the front desk. One night after a very long car ride to dinner on Sanibel we arrived back at our room and none of our electronic key cards would work. My husband had to make his way 2.5 miles to the front desk to get them reactivated, and back to us again. It took almost an hour with my kids freezing and falling asleep, sitting outside our room wishing we could get in.
I had multiple conversations with other guests about the lack of cleanliness in the rooms- and it wasn't me who instigated the conversations. The entire island as a whole is very, very expensive and somewhat cheesy- the restaurants especially. Southseas is definitely blue blood for sure but you get the feeling no one wants to admit their beloved Southseas has slipped from its heyday. I so wish we had gone somewhere else for $750 per night.

Unfortunately, although we truly enjoyed the natural landscape on Captiva, on the whole we were quite disappointed with the accommodations and food at SSIR. The room was nowhere near what one should expect at $550./nt-- shoddy construction, poor housekeeping, uncomfortable beds, fluorescent lighting (in broken lamps), food left in refrigerator from previous guests-- and so on. More like a Super 8, honestly. And the food at the resort restaurants was consistently mediocre, at exorbitant prices. Staff were quite pleasant (if unresponsive--we had to call 3x for towels and 2x for tissues--and the concierge never returned my call for event reservations) but that's in no way worth a $4000.+ week. We do not recommend this resort.
