“Needs Renovation”

the Good: Fantastic location! Beach is right out the back, food and shops are within walking distance. Staff is friendly.

the Bad: Ok, there was a mini-fridge and when i say mini i really mean mini. Didn't even know they came that small. There were crumbs underneath it. Why, you ask, was I looking under the fridge? I don't know, something told me to look and behold crumbs- YUCK!! The room as very small and the bathroom as well. The hallway was dingy looking. The elevators were so old I was scared it wouldn't make it to my floor each time i got in. Scary. I can't comment on the parking because we didn't rent a car.

All in all, if you don't mind old, dingy, and small places and you won't be in your hotel much at all then go for it. It was okay for the 3 nights I stayed but I really wanted something better.

Everything was as expected.I have been staying at The South Seas for the last 5 years and things keep improving year after year.
The staff at the registration desk (Ruddy and Lorena as well as everybody else) could not have been more helpful.
Looking forward to my next vacation next February.

My husband and I spent three nights here in February (2013). The location was very convenient but the building is old and it shows. The breakfast was mediocre at best and you had to pay extra if you wanted eggs. The orange juice was not fresh.

Internet access was so slow it was actually worse than I've experienced on cruise ships and for more than twenty four hours we had no TV. The explanation was that a construction site nearby had cut the cable. The staff were not particularly friendly.

On the plus side, the pool area was welcoming and clean and it was just a short walk to the beach. We would not stay here again. Barbara H. Roberts

Room Tip: We opted for a room at the back with ocean view. I suspect front rooms on Collins Ave. were noisy.

First the positives about south seas. It is in an excellent location minutes walking distance from Lincoln road shops and restaurants. The pool area is nice and you are steps from south beach. The free breakfast had bagels, fruit, cereal, croissants, hard cheese and deli ham. The bad points are we had a room next to the alley, the bathroom toilet was . extre
mely small. The toilet was on top of the toilet paper holder, there was no room to put your toiletries, small 3 drawer bureau, although large closet with safe, no fridge,coffee maker or microwave, no balcony. We were on 2nd floor and could hear people constantly walking upstairs, noisy hallways, small and very slow elevators. Stairways were old and messy. We booked on priceline which didn't mention $29 per day parking fee. They also could use some updates to their rooms. Overall the staff was friendly and if u don't plan to spend time in your hotel the location and price is reasonable.

I booked with Expedia. That was my first mistake. When I arrived, the woman at the desk had an attitude and told me that they could not give me the room I had reserved. They put me in a room where the next door building was two feet from my window and was dark. Thank goodness the safe was broken, and after many attempts to repair it, they agreed to move me. Guess what! The next room had a view of the pool and ocean! Why didn't they give me that right away, especially when I had put that on my reservation request?
Room was fine, bathroom was tiny, you almost sat on the toilet paper holder. In the morning, a few of us were comparing bug bites we had received.
Breakfast had no protein, lots of starches, yoghurt, cereal etc. Depending on when you came down for breakfast, there was usually unripe melon . Someone occasionally brought out strawberries and blueberries, which then created a mad run.
The restaurant / bar served meals, expensive and not good quality, except for the appetizers.
The workers are very helpful, and plentiful. the young woman helping at the front desk is very helpful.
Nice heated pool.

Room Tip: Book yourself! Know the " cut rates" to negotiate. Higher rooms with open, pool or ocean v...

Small hotel, helpful staff, great location, walking out the back door, a good size pool area with ample towels and chilled water, many umbrellas for sun protection, with a gate to the South Beach area, great people watching. The breakfast area is pleasant with very good American style breakfast but do self-park your car in a nearby garage rather than be charged $29.00 per day for parking.a

This hotel location is perfect 2 blocks from Lincoln Road. It has a great yard and pool with direct beach access. Its definetley not as swanky as other hotels but I rate it high in value due to them including breakfast, location & great pool with beach access.
