“Great location and value for money”

Pros: really can't beat the location, especially for the price. The beach and boardwalk are just behind the hotel. The food (lunch and dinner) is pretty good too, and reasonably priced. There's a nice decent-sized pool, hammocks, etc.

Cons: breakfast isn't very good at all. Rooms are quite small (although comfortable).

Absolutely great location for beach/shopping/dining/Art Deco touring. Good access to transportation to various other locations in Miami. Room small but comfy & clean. Side room right next to the lobby check-in desk, with lots of noise from the hall and from the Spring Break parties at hotels down the street. Pool & gardens were really nice, but there were surprising numbers of children (some of them not staying at the hotel). Great people-watching spot on front porch or the back boardwalk. Friendly staff. Good food.

Room Tip: Stay above the first floor.

The hotel is in a good location right on the beach and near Lincoln Road. Room is very small, but clean. The pool bar has good drinks and food. Reasonably priced for its South Beach location I would stay here again if price is right.

We have been coming to the South Seas for years. We make our reservations months in advance to get an oceanfront room with views of the sea and sky. We LIKE this hotel, small boutique and comfortable. This time, there was a convention in town and my reservation "disappeared" and we were put into a side room: No sea, no sky. No way to tell what the weather was. A blank wall was 10 feet away. The pillows were horrible, the bed too hard.
OK. So how was this resolved? I paid the regular rack rate for the side room. That's it.
No apology and no discount. The hotel clerk was so hassled that I felt sorry for her. There was no fixing the problem. Too bad. Next time, I'll take my chances with hot-wire.

Room Tip: Always ask for an oceanfront room. You might not get it, but ask anyway.

Very clean, good sized room with comfy bed. Small bathroom, but spotless. We were welcomed warmly at a very early hour after a long red-eye flight. Our bags were taken to the office until our room was ready and we were offered a lovely breakfast by the pool. We spent the morning lounging by the pool and in a fabulous rear garden surrounded by tall palm trees. The hammocks in the rear garden under even more trees were just great. We strolled through the rear gate and found ourselves on the boardwalk by the beach. We were only a block from the main shopping district of South Beach. The waitress at the restaurant/bar was welcoming and fun to be around at supper time - good food too. Turned out we were visiting during Spring Break and a very loud music event down the street. We had asked for a quiet room and were given a room on the side - not much of a view, but really quiet despite the noise outside (it stopped at 10:00 p.m.). We met lots of folks from around the world - England, France, Germany and other parts of Canada as well as various parts of the U.S. - all very interesting to chat with. We would definitely recommend this hotel and will visit again. By the way, we took the Airport Flyer bus from the airport (route 150) for only $2.35 each - what a deal. It dropped us across the street and only 1/2 block from the hotel.

Room Tip: Higher rooms in the back have a beach view. Side rooms will be quieter.

Like I said in the title. Took us a little while but eventually we found a room with an ocean view that was clean and looked good. Cost us a bit more for the stay but much better than staying in the nasty rooms we saw downstairs where you look out the window and see the next hotels wall. Pool was great. The calamari at the bar/restaurant was fantastic. Of course we had the ocean right there. Nightlife everywhere. Perfect location.

Room Tip: Ocean view was the way for us.

The room we were given was dark and you could hear everything. We had to call twice to the desk for them to quiet down the room across the hall. The bathroom had mold and there was a layer of dust on top of the headboard. We were supposed to stay 3 nights and moved to another hotel after our first night. When we went to check out early no one asked why or if everything was okay. While location is great, this was not worth the $300 we paid nor would I consider this even a 3 star hotel. Perhaps 2 star at best.
