Nice, quiet, small place in great area and very pet friendly. Rooms are decent and clean, nice pool/waterfront area and great area to walk dog. The price is great and the staff friendly. Would recommend for any dog owners.

We are experienced Florida traveler's on both coasts and in central Florida so we know that you often cannot tel a book by the cover. It was our 1st trip to Marco Island (we were spending the winter in Delray Beach) and made a last minute decision to check out Naples but we're having difficulty finding lodging as we travel with our (well behaved) dog so we searched further afield and discovered The Boathouse.

The self described, family owned motel located in "Old Marco" away from the potential nightmare of Marco in season. It couldn't have benn better for us. Intimate with clean, modern spacious rooms, a small plunge pool and kitchenettes. Walking distance to several great eating spots (some of which even let us bring the puppy - a real plus) and true to the literature, from the pool deck and boat dock, we saw Atlantic Bottle Nose Dolphins frolicing in the pass as close as 20 feet, EVERY SINGLE TIME we were on the deck. "Nuff said" we plan to be back.

Service was great--very friendly staff from the first phone call to checkout. The room is simple, but very clean. The location is on the Marco River, where you can fish off the dock or just watch the wildlife (dolphins are regular visitors). The dock is a great place to visit--lots of tables and chairs, room for the kids to run around and right next to the swimming pool. Pool was small, but clean and heated. The Boathouse is also walking distance to the Snook restaurant, which I believe is the only one on the bay on Marco Island. They have live music and great grouper! The nearest beach is Tigertail, which is about 3 miles away. I would highly recommend this hotel if you do not need to stay on the beach and/or if you do not want to pay at least 2x-3x more $ for a fancier place.
Tip: Bring your own coffee & filters (the motel only provides the coffeemaker) & toiletries (none provided).

This is a two story old-fashioned hotel that stands in marked contrast to the huge skyscrapery marriotts and hiltons on the other side of the island, and costs about 1/3 as much.

We really loved our room (4) -- it was huge and contained a king, a double and a twin -- and everything worked fine. Great water pressure in the shower. The little porch was a little dingey but no worries -- the deck and the dock and the pool was where we spent our time. (My kids loved the pool -- it's tiny but does the job).

It was very quiet what with all the snowbirds and general quiet nature of the neighborhood. We loved walking over to the Marco Island Deli for breakfast with dogs and a waterfall and really good food.

We had one small mechanical issue with the room that was a result of a mistake made by renters near us. The management couldn't have been more helpful -- they reacted promptly, appropriately, and kindly to all. The owners have a really nice family and are doing everything they can to keep this small family-owned business afloat in what must be trying times.

We would definitely return and would highly recommend it to anybody who doesn't want a resort experience and is comfortable with a non-chain establishment.

We booked this motel because of all the amazing Trip Advisor reviews. We were excited to go to a locally owned motel with personality. My husband and I have gone on three to four vacations a year for the past ten years, and never stayed at a place this filthy. We were in room ten, next to the office. The walls, doors, and floors all had a lot of dirt, stains and grease on them, as though they hadn't been scrubbed in years. I was so amazed by how dirty it was that I photographed everything. The power routers for the rooms in the motel were in our patio, and there were power cords and wires falling out of the broken casings, which we had to ask be duck taped so our one-year old could crawl around. We had to wash our daughter's legs off each time she crawled on the floor because they would get brown and gray from the floors (and we are pretty laid back about her getting dirty). I never went barefoot because it was so dirty. Hopefully our Studio room was an exception and is never rented much. We did not have hot water two nights, which is a pain when the family wants to take showers after the beach. And our bathroom sink backed up twice from dirty water that I assume was from someone else's kitchen somewhere.
We never saw one person get in the pool, and we ourselves didn't because it was not cleaned one day that we were there (we were there five nights and six days). There was litter in the pool on Monday that was there when we checked out Friday.
We expected meager and dated amenities, and don't mind roughing it one bit. But this place was pretty gross, and since the office closes at 4:00 every day, there was no one to help us with our water unless we called the owners at home on the emergency number. The dirt was particularly bothersome since we were charged a $50 cleaning fee. We were also charged a 10% upcharge because we checked out on Valentine's Day, which is a holiday to them. This wasn't clearly explained to us when we prepaid for the rooms. So our room ended up costing abut $180 a night.
This motel would be good for older couples with no kids. If you have children, especially young ones, it isn't to code or clean enough. While I assume it is a bargain for the area, you pay for it. We ended up going to Naples every day to access a beach, which is what the motel recommends. So the Holiday Inn or Hampton Inn in Naples may be a much better call, unless you want to fish from their small dock.

Upon check-out the guest was asked if they enjoyed their stay and they failed to mention any of these complaints. We are very sorry that the guest felt this way about their room. It's amazing that they found the room so filthy when all of our other reviews boast about the cleanliness of our motel. Our housekeeping staff works very hard and has been with us for years. They are like family. The guests did not make us aware of their concerns during their stay, giving us the chance to rectify the problems and make them more comfortable. The owners of our motel have young children, that is why our office hours are somewhat short. The after hours number is posted in every room and outside the front office. We also provide a house phone outside the office that directly connects the guest to the owner's home. We strongly encourage each guest when they check-in to call that number anytime of the night or day if they are having any problems or issues. The owners live 3 minutes away and make themselves available for their guests 24 hours a day, 7 days a week. If they were called about the plumbing problems they would hae been repaired. If we were told about the condition of the pool we would have had it cleaned and serviced immediately. The $50.00 housekeeping fee applies only to our condos and Gazebo House, NOT the motel rooms.
I would never recommend any of our guests to go to Naples for beach access. Marco Island has two ways to access one of the most beautiful beaches in the state and I am happy to show any guest on the map where these entrances are located, all they have to do is ask. We took close personal offense to this review being that we are a small family -owned motel that tries very hard to make each one of their guests feel at home. If any guest were to tell us of their complaints or concerns we most certainly would do whatever possible to alleviate those concerns and make their stay comfortable and enjoyable. It isn't fair for a customer to post such negative reviews without making us aware of their issues and giving us a chance to fix the problems.

A great location at quiet northern tip of Marco. The only Dog-Friendly hotel we found on Marco, ideal for dog who was positively welcomed.

Lovely pool and boat dock/deck overlooking water, facing the sunset - the ideal place for your sun-downer with dog on the dock/deck (but no dogs on pool area). Apart from this hotel, Marco Island is not very dog-friendly - except for the breakfast bistro 200 yds away (dog under table OK) and we did find a park 2 miles away with a lake, for good walking.

Rooms well equipped, clean and comfortable with large walled patio area for each ground floor room. Desire, at reception, was most friendly and helpful.

Be Aware - Walls between rooms easily transmit sound if you have particularly noisy neighbours
