Average but clean. Remember you will be staying at a place built in 1952. Mike sure you make reservations with the location and not a booking service or travel agent. Make sure you call ahead several times to re-affirm your reservation and room requested. Make sure you check your room on arrival before you give them a credit card.

I first stayed here a few years ago and it was absolutely disgusting. The first morning we woke up all of our stuff was covered in ants. They have these cute little cottages in the back that we looked at while we stayed but they wherent open than because the hurricane Wilma had destroyed them. Well our trip back this year as of today June 16 we took a drive by because we wanted to see how they fixed them up well it still looks like they are damaged from the outside the blinds are all broken the places look just the same as when they wherent open. I mean hello those rooms where damaged by so much water they had the insides completely gutted. But obviously they don't care about giving people a nice clean environment to stay in. I would be conserned staying at one of those because I'm pretty sure from all that water damage without rebuilding all of those completely they are filled with so much black mold. Somebody needs to report this place to the health department before people get seriously sick. I mean come on people if you look at the horrible comments compared to the good ones there are more bad ones than good and even one mother said she was waking up with sore throats in the morning as well as her husband and kids ummmmm that is the first sign of black mold!!! I would not recommend staying here at all if you are conserned for your health!!!!

We initially made a 3 night reservation through Booking.com for May 31 - Jun 2 2013. We had to leave a day early since our son was suffering from bad allergies. We gave the hotel more than 24 hours notice that we would be checking out on Jun 1. The desk clerk said it would be no problem but that they would charge a $50 cancellation fee, which we agreed to. When we went to check out on Jun 1, the owner noted he "didn't do anything with the computers" but that the refund for the third night would be worked out on Monday. Come Monday, we called the resort and were told the office manager would call us as soon as she was done with another customer. We waited more than 2 hours and we finally called again, at which time they told us since the reservation was made through a third party (booking.com), we would need to go through them to process the refund. We asked booking.com to intercede on our behalf and Coconut Cay is refusing to refund us for a night not stayed there. To add insult to injury, the property is charging us a pet fee for $20 per pet (we had two dogs, so $40 total) on top of the room fee, all for a night we did not stay there. We followed all the rules, and these shysters are ripping us off!! I will never stay there again. Thanks a lot you thieves!! You should be ashamed of yourselves.

This is just the cutest place, with the friendliest staff, perfect place for the keys. If you want luxury, this is not your place, this place is about simplicity, hospitality, and tranquility. It's perfect. Bikes, kayaks, paddle boats - all included. We paddled out to sunset point to see a gorgeous sunset. The pool has an oversized covered patio so on a stormy night, you can still enjoy being outside. They are pet friendly and even have a couple of hotel pets themselves, a parrot and cockatoo, Cracker and Sugar" they're a lot of fun.

The rooms? Simple, but clean - not new but all the amenities needed for a Keys vacation. I loved it and if I ever stay in Marathon, I'll come back here.

Coconut cay is an awesome place to stay at, the employees are nice, met the owner nice guy. Good deals, no one Is rude there, going back there this summer, I recommend this place to everyone. They have boat rentals and everything else, and it's not expensive, they have awesome deals packages

We had a HORRIBLE experience with the customer service on a managerial level. When the dates of our stay with Coconut Cay were changed to a day later, we did not receive prior notification that the Efficiency Suite we specifically booked was changed to an Efficiency. This was a frustrating situation because we were two traveling couples and had lost a our sense of privacy in sleeping quarters. The following list made our situation even more frustrating:

1. Room was originally booked for 4 people (two traveling couples) and they said WE BOOKED the room for 2 people because "THEIR RESERVATION FORM SAYS SO." God forbid their employees (who no longer worked there) did not make a mistake. This apparently gave them the upperhand, since they waived the extra occupancy fee for us for the inconvenience of not giving us the suite. Thanks for saving us the $60.
2. We talked to the manager on site, and she was rigid with no sympathy for the situation. Customer is always right? Not with her!! She consistently referred to "THEIR RESERVATION FORM" because it apparently holds total and complete truth. Kudos to her though, she did offer us 15% off a single room to make up for the lost suite. But, she was not willing to carry over the discount to our efficiency because "the room was already paid for." Her attitude was stay here or go somewhere else. VERY UNFRIENDLY. Clearly she is well trained because this situation happens ALL THE TIME! We met 3 other couples that did not get the room they specifically booked.
3. We called the General Manager/Owner, Steve, multiple times. And, we never received a call back. That was the icing on this one star service cake!

Overall, we had to give Coconut Cay a terrible review due to the lack of concern for their customers on a managerial/owner level.

Advice to you, so you don't become a victim:
1. Ask for a copy of "THEIR RESERVATION FORM" since it seems to be their bible.
2. Confirm your reservation and every DETAIL of your reservation at least 3 days in advance.
3. Avoid any contact with the on-site manager and general manager/owner... Well, that may not be a problem since they seem to avoid you.

Cover your butt with Coconut Cay...
