Duval House is somwhat pricey, but the place is nice. Be sure to ask for a QUIET room - otherwise you might wind up behind the alternative dance club with the bass resounding in your room until 4am! Fortunately they changed our room the next day with no problems, just apologies. So stay away from rm. 29.
Breakfast is OK as long as you don't want anything hot or cooked - bagels, breads, croissants - oh and mimosas! Best part.
The rooms are CLEAN and comfortable. The gardens are beautiful and the pool looks nice, although it rained our whole visit and we never got to try it.
I don't like their policy however of chargingg $25 to change a reservation -even if you do it way in advance - and you have to pay for your whole stay up=front (so use a credit card in case you have any problems).
I would return, but I would be sure to ask for a quiet room,

Stayed there a while ago (2003) and it would be the first place on my list of places to stay in Key West should I go again. Beautiful rooms, nice gardens, perfectly located. Wonderful place!

The tropical setting of the grounds at the Duval House is beautiful & very relaxing! Our double bed room was clean and had plenty of room for two. The continental breakfast had a lot of choices. We had a room in the middle of the property with a private patio and the only noise we experienced were the people walking above us on one morning out of the four we were there. The Duval House is in close walking distance to the nightlife, but not so close that you are bothered by the noise. Our only disappointment was that the pool was small compared to the picture on the internet, but the beautiful garden setting made up for that. Although the prices were a little high, I would stay there again.

The Duval House is a tropical oasis in the middle of the hoopla of Duval Street. It's old and very Key West, which is what we wanted. We were in room 19, which is one of the largest (and most expensive, of course) rooms. If I stay here again, I would not want that particular room. It backs up to the outdoor corridor through which everybody has to pass to get to their room, the maintenance guys do work, etc--so you get the noise. Also, if you're sitting on your porch, everybody gets to pass by you so there's no privacy. If you can't get one of the upstairs large rooms with balconies overlooking the garden/pool, it's not worth the price. The room was also a little mildewy-smelling, but that's probably a function of living in a garden and the constant heat. Having said all this, it's a great location, and a haven after a day/night out on the streets overdoing. It's completely walled (and locked at night) so security is great. The garden and pool are beautiful--all your houseplants grown up and HUGE! There's free parking, which is rare in Key West, but it's limited so if you're lucky enough to get a spot, don't give it up til you leave--you can walk everywhere in Key West anyhow. First try for the lot on Duval Street--the literature the hotel will send you after you book doesn't describe the location well, so you'll wind up in the "lot" behind the hotel, where we didn't want to leave the car. Luckily, we didn't have to because we discovered the better lot. It's a couple of buildings before you get to the hotel--there's a small sign that's easily missed. The complementary continental breakfast is one of the best I've had--unlimited champagne, every kind of pastry, bagels and cream cheese, cereal, juices, fresh fruit, coffee and tea. The ladies who work behind the counter at breakfast, however, need to buy some personality--one was even quite rude when I asked for a cup of coffee that had just finished brewing instead of what had been sitting on the hot plate for a while. She refused! But the ladies who work in the office are excellent--friendly, helpful, laid back. I'd recommend the Duval House, especially if you go during off-season so the prices are better. It's probably a little overpriced, but the location can't be beat.

Ants! In my room, and a cancellation policy that wasn't explained well.
And they gave poor directions. At $260+ a night, you shouldn't get ants.
