“Outstanding Family Vacation in Indian Rocks - this place is great!”

My wife's extended family, and some of my family stayed in the Colonial Court. We basically rented the whole place. There are different rooms ranging from a 1 bedroom, to a 4 bedroom (I think), but the place is very charming, it has a great deck with bar-b-q, and its completely beach front.
Every day we went out to the beach to watch the sunset. The place was PERFECT for our stay. Close to good restaurants, CVS across the way, pure white sand.

Two thumbs up!

From the moment we arrived we knew it was the spot for us. The room was decorated with vinatge family photos, knic knacks and beach items. It was very cozy and inviting. The kitchen was furnished with everything you needed to cook. The room had everything we could have wanted - even beach towels. The laundry room was FREE! Loved the outdoor shower! We spent most of our time laying in the sun on the beach in the provided lounge chairs. Publix supermarket is within walking distance ( 1 mile), the CVS on the corner stocked any item you may have forgotten. Walked to many great restaurants all week that were fabulous. If Lighthouse Donuts is open try the PB & J or Key Lime donut. Rode the "Trolley" up to Clearwater and down to St. Pete for $4.00 a day or $20.00 unlimited all week. WE DID NOT RENT A CAR NOR DID WE MISS IT. If you are looking for things to do this is not the spot for you, however if all you want to do is enjoy the sun and the beach then this is place for you.

We had a family gathering and stayed at the Colonial Court Inn for 3 nights. The owners were so incredibly rude and unresponsive. BEWARE:: They tell you that you can clean your own unit or pay $80 to have the unit cleaned. My husband, monther and I spend 3 hours cleaning, scrubbing and making beds so that the unit was as clean as it was when we arrived. However, the owners still charged us $90 after we left. Their reasoning was that there was something at the bottom of the blender! $90 to reclean a blender!!!!

Also, there were hardly enough parking spaces for the guests so we had to scramble around to rearrange cars and find parking. The Inn is also right on a main busy street which takes away from, what should be, a relaxing beach environment.

I wish I had never visited this INN nor would i recommend it to anyone!

These guests contacted us in March for a wedding party in Oct. and wanted to reserve the whole Inn. Ultimately they only rented 2 apts, so we had other guests at the Inn when they were there and we asked them to be courteous which they were not. One group which was scheduled to leave a week later, left because of the disruptions until 3:00am. Our check out time is 10:00 am and they did not leave until the afternoon with the apt totally out of place.

We stayed in unit #1 "The Indian," and were happy with this unit overall. The furniture was a little worn, and the unit was showing its age, but it was basically clean. It wasn't a problem for us, because it was just the 2 of us, but the bedroom walls did not go all the way to the vaulted ceiling. If someone was sleeping on the sofabed, there is visual but not "sound" privacy. The complex is on a nice beach, which was not crowded. The other nearby hotels are also small, which would probably insure that even in the busy season, the beach would have relatively few people. There was a bin of community toys, including a boogie board, available, which would be nice for a family with kids. There was internet access. There was never anyone in the complex office when we checked, but perhaps this was because of the time of year we stayed.

This was my fourth stay at the Colonial Court Inn. As usual, I had a very relaxing, wonderful time there with my daughter and her husband. We love the unit known as the Heart, as it opens right out onto the decking, with its covered canopy, and right beyond that, that amazing white sands Indian Rocks Beach! The owners, Laura and Jim, couldn't be nicer, and after our fourth stay there, we are pretty much treated like family. It is simply a wonderful place to relax and enjoy a wonderful beach.

Colonial Court has been around for many years. The beach is truly gorgeous and Colonial Court definitely has that old Florida feel and charm. Although there is a great patio/grill area, there is no pool. Very few parking spaces. Good for kids. Has laundry facility which is convenient.

We stayed for a week in the Tarpon unit and had some problems. I contacted the owner shortly after our stay, and explained what we encountered during our trip. I did not want a refund, only some acknowledgement of my comments. Sadly, my comments to her were dismissed in their entirety.
So just be aware of that, should you have any complaints. In a nutshell here were mine: when we checked in, the entire unit smelled of fried fish. Apparently the prior guest had a heck of a fish fry! It took us 3 days of burning cinnamon 24 hours to get the smell out. It was really terrible. This unit also had only been given a quick superficial wipe down. Crumbs were left on the countertops, sofa, and table. Large dust piles with hair in the corners. Mold and mildew in the shower and on the shower curtain. The mattress in the bedroom had a large hump in the middle and the sides sloped downward so we rolled off the bed in the middle of the night, and had the worst back and shoulder aches! The blinds, and the tops of the windows and window sills were completely covered in dust, and the windows were very hard to open. (had to open the windows and all the doors because of the smell).

Don't get me wrong, this place has a lot of potential. The owners just need to put some $$ back into it. The units need to be thoroughly cleaned, furniture replaced, bathroom updated with new plumbing fixtures and tile, etc. It hasn't been upgraded in years, maybe even decades. The prices aren't bad - but you can get a newer, cleaner place a few doors down with a pool for the same price - which is what we are doing this year.
