This is a top quality operation. Obviously well trained staff. Home to many weddings. Super duper breakfast. Very well located - close to center of town. We were in one of the small duplex cottages across the street behind. I could have lived here full time. Fully equipped kitchen. Felt like Old Florida in the happening area of downtown Gainesville.
Don't miss the free Museum of Natural History at the University. World Class ! And also the Payne's Prairie Preserve State Park while in the area.

We stayed in one of the cottages during one of the cold winter weeks, and the heater in our room could not keep up for the first 2 days, which left us sleepless. There were only 2 young female receptionists during our visit, and both of them were absolutely unfriendly, inhospitable, rude, and unprofessional. The one who dealt with us most of the time could not handle our questions well and made us feel unwelcome.

Oh boy, this review is not what we like to hear from our customers. As any small business-owner can attest to, you work tirelessly to hire the best people possible but sometimes you goof. The young woman that this guest encountered was one of our unfortunate mistakes. She was here a very short time and is no longer with us. We are sending this guest a hand-written note with our most sincere apologies!

I do hope anyone using this site will continue to read the other reviews so they can get a well-rounded picture of our inn. We are truly a home-away-from-home and we take our guest comfort and happiness very seriously. We honestly have a very caring and thoughtful staff.

We have stayed at the Sweetwater several times. We could not imagine staying anywhere else in Gainesville. My wife and I stay at B&B's all over the world and Sweetwater is one of our top 3. The staff is very very friendly. The breakfast is such a treat you should go there just for that. The rooms are very comfortable and clean. Beds are great. Bathrooms are great. Bottom line... The Sweetwater is Great!!!!!!

I've stayed in many B&Bs over the years and found the Sweetwater Inn to be at the top. I stayed for an entire week so I really got a chance to get to know the inn. The staff were incredibly helpful in every possible way. The service was superb and the cleanliness was perfection. This is a beautiful complex of historic homes located within walking distance of downtown Gainesville. They really made me feel at home and when I return to Gainesville I will definitely stay at the Sweetwater Inn.

Instead of staying in as impersonal hotel we stayed here and had a great time with a great breakfast. The people were very nice. The Inn grounds were quite and comfortable. In front there was road noise but was much better inn the back of the Inn. There are not a lot of rooms but they are clean and not sterile like the hotels. It is very much the B&B but the room costs are less or equal to the other hotels we were lookiing at.
If you come down during football season make sure you are not there on a Friday or Saturday as the prices of the hotels at least triple ( I am not sure what the Inn pricxes do on those days as we stayed in Jacksonville Saturday night and then went to Gainesville on Sunday)>

I was first impressed with the charm of the setting of the Sweetwater Branch Inn but soon found that was only the beginning of a very nice, restful stay. My room was beautifully decorated in keeping with the inn's period and very comfortable and quiet. The wine and cheese evening was nice and the breakfast fabulous! I couldn't decide between cheese crepes or blueberry french toast. I plan to make regular visits to the Inn on my travels to Gainesville.

We stayed at the Sweetwater Branch Inn while moving our daughter to UF. If you're coming to Gainesville, why stay anywhere else?
The Inn is close to downtown and within walking distance of many great eateries (the office staff has a helpful list.)
For about the price of a chain suites-type hotel, you are treated to a charming, unique, comfortable room (or in our case cottage).
Instead of the typical array of warehouse-club type breakfast foods offered at chains, you'll find delicious coffee and teas, fritattas, french toast, fresh fruit, yogurt, granola, breakfast meat, potatoes, etc., all fresh and warm, ready when you are, plus wine and cheese every evening.
The grounds are lovely, with a koi pond, gazebo and lots of flowers.
The Inn is a large enough property that you don't feel like you're staying in someone's house, yet you get the level of personal service that you need. We've stayed in some B&Bs where the hosts hover over you. That is not the case at Sweetwater.
We chose Lily's Cottage not only for the amount of space it has, but also for the kitchen facilities. The kitchen was well outfitted, and we enjoyed cooking our own dinners 2 of the nights with provisions from the nearby locally-owned Wards grocery store.
Both the innkeeper and the owner were very proud of the fact that Lily's Cottage was recently upgrade to have a king size Tempurpedic bed in the master bedroom. If you like Tempur-pedic, you'll love this bed. It seemed a little big for the room , but was very comfortable.
There is a jacuzzi tub on the back screen porch of the cottage. We weren't tempted to use it since it was so warm and humid outside, but is a great amenity.
One comment - I would not recommend Lily's Cottage for a woman who is staying alone. As mentioned by another reviewer, the cottages are located on a street that runs between a Salvation Army day center and a fairly large public park. There are homeless men in the area. Although there were no problems for us, it is good to know about. That said, I highly recommend the guest rooms and the property in general and will definitely be staying there again while our daughter is at UF.
