We had a great time. Our unit was right on the beach. Nicely furnished,and clean. The view of the gulf was spectacular! During the day, from our balcony, we saw dolphins playing, and even two Manatee's. The sunsets were unbelieveably beautiful, and could be shared with the locals, ( every one nicer than the next ), or viewed privately from our balcony. Walks on the beach were always rewarded with excellant seashells, and ancient sharks teeth. The Manager let us use his two man ocean kayak and we had a great day paddling on the Gulf.
All in all it was outstanding time, and a fun vacation. We have already made reservations for next year.

Room Tip: Stayed in unit 6 and loved it.

Our room had everything we needed, home away from home. Woke up every morning to a breath taking view of the Gulf of Mexico. Staff at any time was avaliable if needed. We felt like we were on our own island but also had the luxury of just going down the road for dinning, shopping and site seeing. Not that we ever wanted to leave. The owner made it possible for us to extend our stay.

Room Tip: Recived a tour of other room for future visits and all rms are great. For a view ask for a West side...

I have been in Kokokai Resort many times every time we go it is a different adventure, fishing, relaxing in the beach, playing and cooking outside by the deck, you can relax and enjoy your companion or you can party with the other guest there because for the most part all are great!!!

We travel wih children and the Ko Ko Kai has always been a great place to stay. The deck overlooking the Gulf, access to the beach, kitchen facilities in the rooms, etc. The facility is clean. Access to retaurants, shopping etc is good.

Stayed for two nights with family and friends ( 50th B-day). Steve is very misleading and can not be trusted for his word! Our room had roaches in bedrooms and bathrooms, were told they would spray but never did.Linens in bathrooms smelled horrible had to use beach towels for showering. We were afraid to fall asleep for fear of bugs crawling on us!. Place is very run down, old furniture outside, broken hot tub with boards covering it. Management (I guess), would show up in the evening drunk and use grills and take over while paying guest are trying to enjoy dinner with family and friends. The view is gorgeous, but the run down units and overall appearance of this place is not worth the money you spend!!!

The place could be decent but is poorly kept. There were ants and roaches in the rooms couch and broken outside furniture on side of place reminded me of sanford and son. Could not use the grills disgustingly dirty place was filthy Steve needs to sleep there a couple of nights. Junk was all over and behind the bar which we planned on using it for my husbands 50th could not the people who live across the way took it over everynight i love to hang and party but they were fall down wasted and the guy that was supposed to clean the unit the washer broke down in was wasted left flood kid fell get it... said he was going to spray for bugs got drunk forgot ... Get rid of the people there get a new cleaning person, Get the place sprayed for bugs once a month paint it omg with right management the place could be beautiful there are nice descent places with beautiful views and i would rather spend a few more dollars not to sleep with bugs . Steve should be ashamed of himself where is his dignity . DO NOT GO HERE FOR VACATION THE PLACE IS TRULY AWFUL MY HUSBANDS 50TH WAS SCREWED YOU WILL BE TOLD LIES TO GET YOU THERE ITS A SCAM. THE MAN SEEMS LIKE A CON ARTIST

I've been staying at Ko Ko Kai with my wife's family for over 20 years. There is always something wrong and this year was the last straw. It's always been dirty, poorly maintained. Somebody's AC doesn't work, sliding glass doors come out or don't slide, appliances don't work, and so on. But this year we were lied to about availability of some of the units (we rent a lot of them at once) and Steve tried to overcharge also. It was a worse mess than normal and the whole family says we're never going back. It's too bad, it's a great location if it were only honestly and competently managed- but it's not. I recommend you do not go to Ko Ko Kai.
