First the good: There is not a hotel in Dunedin that has a nicer location, convenient to everything downtown and to the ballpark for Jays games. The rooms are nicely done, A/C worked well, bathrooms were nice, and generally speaking service was friendly.

Now for the concerns:
First, I'm a light sleeper and on one night of our visit there was a wedding party that got a lot out of control (lots of yelling, people out in the parking lot, police were called, etc.), I think the hotel could have done more to control this party as I don't spend good money not to get a good night's sleep. This issue impacted another member of our party even more as they were next door to the most rambunctious offenders and again I think it is incumbent upon the hotel to ensure all the guests are satisfied with how the issue was addressed and in this case I know as a group (that has stayed at this hotel on three separate annual visits) we were not.

Second, and related to the first point, as a light sleeper I sometimes get up early for a hot shower. On both occasions where I tried to get hot water it was not available. I was told it was because the hot water is turned off at night because the noise from the pipes disturb the customers. Again, I would say for the money we pay for the room we should get hot water when we want it.

Finally, on the morning of our departure we attempted to arrive at the restaurant at the posted opening time of 6:30 AM for breakfast (which is actually a good selling point for the hotel). Unfortunately there was no one there except for a bus boy. No kitchen staff. No wait staff. We finally got some service at 7:00 AM; however it was too little to late in my opinion. If you advertise being open at 6:30 AM, you should be prepared to serve at that time.

Having said that, while being very disappointed with the things mentioned above, our previous visits to the hotel were quite enjoyable.

Room Tip: Floor level rooms across from the pool are quite nice, conveniently located to pool and less traffic. Beware that you may not have hot water late at night if you want it. Ask when they turn it off.

After a long trip down South, we found this beautiful place to stay for the first night of our spontaneous get-a-way! The staff at the front desk was very helpful, the pool and hot tube were great and the view from the room was fantastic!

The staff was fun and friendly. Had great recommendations on areas to visit and places to see and eat. Rooms were clean, nice and spacious. It would have been nice to have a softer bed with a pillow top mattress. The location was centered to all the areas we wanted to visit and actvities we had planned. We only had to travel a few miles in any direction to get to our destinations. It was chilly and windy during our visit, but we were still able to swim because of the outdoor heated pool and hot tub. It was nice to be able to walk a few blocks to downtown from the room and shop and eat. The sunsets were very beautiful to witness from the dock in front of the Rooms. I definitely would stay here again if I was to visit this area.

Thank you writing about how you enjoyed your relaxing family Spring break. Our hotel is located 3 miles from Honeymoon Island which is a beautiful state park with the most amazing beach and walking trail. You can take a ferry and go to the Caladesi Island. This is one of the best locations to enjoy Spring break and Spring training. Clearwater and St Petersburg can get too crowded, Dunedin is quiet and at the same time close to Clearwater and Greek town Tarpon Spring.

Dunedin is a lovely place with a village feel.We took the car and only used it once during the week as everything for eating, drinking and entertainment is within walking distance.
The hotel is great, very clean pleasant staff and lovely views from the front balcony.
There is a nice pool, heated whilst we were there we swam even though people thought it too cool
the water was lovely and warm.
A breakfast is included ,cooked and brought to your table which is served in the restaurant next door and it was excellent.
