Villas at Regal Palms Resort & Spa

Prior to arriving we had read some worrying reviews on this resort however, on arriving our fears were eased. Firstly Regal Palms is a gated estate of large terraced houses which is served by an ammenities centre at the entrance which comprises a reception, internet room, bar/diner, large pool with slide and lazy river, gym and spa/massage outlet. There is also a small shop selling the basics.
Regal Palms is situated away from the hussle bussle of International Drive and the 192 so it requires a car. If you don't want to drive then don't go to Regal Palms. Regal Palms is situated next to a (local) retail centre which includes a Publix Supermarket, chinese and indian takeaways two bars and an Applebees diner. We strongly recommend Applebees and the chinese both for quality and cost. The RP bar/diner is also good with bogof promotions. The food is standard bar meals that are reasonably priced.
We found the staff at the reception helpfull and polite and any issue we had were addressed quickly. One of the issues was that we noted a small wasps nest in the porch roof. it was removed within 2 days. Another issue was that the entry key cards did not work one night. This was resolved by the maintenance team in the time it took me to walk back from the reception to the house.
The properties in Regal Palms seem to be individually owned with a management company employed for maintenance and to run the reception and ammentities centre. From reviews it seems that the quality of individual properties may vary. Our house, which we booked from First for Orlando was good, OK there was a stain on one of the carpets but the house was very spacious, clean and the kichen was adequately stocked with pots and pans etc. I feel that some of the reviews I've read were from people expecting a five star hotel and not self catering holiday accomodation. Also some reviews mentioned roudy parties etc. We found the estate quiet. On our third week a school party arrived which meant that we sometimes passed groups of teenagers, but like Florida in general the kids were polite and curteous - no problem at all.
The only word of caution is in relation to $10 daily ammentity charge and $200 security deposit. Clarify this with your booking agency, preferably by email and take it with you when you check in.
If you want good quality self catering accomodation with a good communal pool and facilities which is far enough away from the hussle bussle to be quiet but with adequate ammenties and bars within walking distance then Regal Palms is for you. If on the other hand you want a five star hotel or a rowdy night life or you don't want to drive then look elsewhere

The condo I stayed at had four bedrooms, with one on the first floor ( with it's own full bathroom). That was great for my mother, who just cannot do steps any longer. The place was clean, and nicely furnished. The condo was a short walk to the clubhouse and pool. Some condos are a hike to the clubhouse, but not the one we stayed at. The pool is great, it has a kiddie area, and a lazy river section that my kids loved. I worked out at the fitness center next to the pool. It has several high end cardio pieces with TV hookups. There are also several weight machines. The bar, and dinning room are right off the pool. Good food, decent prices. There is WiFi through out the clubhouse area. Disney is about a fifteen minute car ride. There is also a shopping center within walking distance to the condo. It had a huge Publix grocery store, and several other small eateries. I would look forward to my next trip there.

Our stay at Regal Villas in Davenport was between 7/8 thru 7/14.

Misc things: We stayed in a 2 Story 4 Beedroom, 3.5 bathroom Townhome. Very nice, nice stainless steel kitchen. Seating area and room sizes were appropriate.
Townhome Details: Very clean. Master bedroom had Jacuzzi. Nice flat screen TV and DVD player in living room. Pull out sofa which we used everyday with no issue. On the last day, noticed baby ants in the foyer by front door. I didn’t bother reporting it. Good water pressure in the showers. No Wireless Internet Signal , have to go to clubhouse/pool area. Near supermarket so we saved money on breakfast and snacks. Pizza place, Fish and Chips, Indian Restaurant, Applebee’s all within a 1 min car drive, yes one minute.
Weather – Very nice even though it overcast with daily downpour, we enjoyed it as it kept the humidity to a bearable level. No mosquitoes or bugs that were any type of real nuisance, one or two periodically would bother you inside or outside.
Staff - very very nice, I have to give a special shout out to Jeff at the front desk, very nice guy with great demeanor and customer service skills.
Food – We never ate at the on-site restaurant but saw the menu, plenty of variety at reasonable prices and a kids menu.
Atmosphere: Very quiet and peaceful at the townhome. Pool area day, there was hustle bustle with the water slide and lazy river. Adults and kids all enjoyed, minor complaint the pool adjacent to lazy river topped out at 3 foot depth, if it went to 4 feet, would be ideal but I guess with no lifeguards on duty, they have no choice. Pool is open from dawn till dusk, they are working on obtaining a permit so it can stay open until 11pm I believe. They also have a gameroom with arcade games and air hockey table. Kids were content spending their time at the pool and gameroom, who cares about the theme parks!
Gym/Spa – Gym equipment was very good. Bring your sneakers! Spa, seemed like normal offerings at decent prices. They offer some discounts.
Excursion – With no traffic, 15 mins to Disney, solid 35 mins to Universal, 30 mins to Seaworld, 35 mins from airport.

This resort was very nice. We had a 4 bedroom w/3 1/2 baths with my sister and her family and it was clean. I loved the hardwood floors and the washer/dryer in the unit. The children loved the lazy river pool area, but go when it is not too crowded, which is later in the day. We were supplied everything in the villa for usage, but beware, there are alot of bugs in and outside of the villas. We saw everything from huge beautiful tall birds roaming in our backyard, lizards, frogs, HUGE mosquitoes, beetles, locusts, some spiders-not alot, moths, and lots of ants. So if you are afraid of bugs, just bring some bug repellent spray and spray around all of your doors and windows and you should be ok except for the coming in and out of the villas because the mosquitoes/moths move quick and they stay around the doors. LOL...Turn the outside lights off at night to minimize the bugs coming in. The restaurant on the resort was ok. The food is not seasoned and the hamburgers are frozen patties, just like at the stores. I would recommend eating elsewhere, plus they automatically charge 15% gratuity on whatever you buy--even if it is "to go." But overall, we really enjoyed ourselves. And we probably wouldn't stay there again ONLY because it was a little ways out from the attraction areas than we like. We are use to being only 5 minutes from Disney and other attractions when we visit and this time we were anywhere from 15-40 minutes away. And the construction in the area can fool you also with the roads and traveling around, so you can get lost for a minute. I recommend a Garmin for traveling around if you stay there. But...Everyone was very nice at the resort and pleasant and if it was not farther out than what we like, we would most definitely stay there again. Oh I forgot, there are grocery stores, eating places, and shopping areas up and down the main road (27) that you turn off to go to the resort and that was very convenient.

We arrived and collected our key from the reception area, spent sometime trying to find our house as they are situated some distance away from the reception and pool location. The house we were given was clean and had plenty of room, although the toilet overflowed continually. The next day we looked out the window to find the CSI outside the property next door. Initially they wouldn't tell us what had gone on but after my husband explained he was concerned as we have small children they explained that 5 houses in this area had been broken into. We were never informed by our rep of reception. The pool area is great, but due to breaks being given away free to try and sell the homes. I spoke to some couples who informed me they did not have to pay a penny as long as they took the tour! As we drove through the estate the houses were packed with families making the most of the freebie holidays by the looks of things and they were having parties with people sitting along the road side, not sure if this is the norm. All in all we didn't feel safe staying with two small children. The pool area was great for children but smoking by the kids side of the pool was a regular thing. Vent covers were missing and fag ends were around. We could work out how to use the phone and staff were unhelpful, although they did sell us a phone card! The reception area carpet was filthy, but a couple of days before we left they started major refurb works, we were not informed of this at any time. On a plus point, the area was in a good location for the attractions etc.

When we arrived for check-in, I was a little concerned. The pool area was crowded with some rough looking people; however, my mood quickly changed when I saw the condo. The place was nicely decorated with granite countertops and stainless steel appliances. There were other upgrades...flat screens in every room, nice jetted tub in the master, nice bedding, spacious rooms/closets, etc... The pool area was sometimes crowded and rowdy, but other than that, it was really nice. The kids loved the pool area because it had a waterslide and a lazy river. I would go back in a heartbeat.

The Regal Palms Resort was a great place for our family vacation. I was told to go to Simon's website (regalpalmsrental.com). The townhome that we rented was extremely clean. There were 4 bedrooms and 3 baths (enough privacy away from the kids). There was no carpeting, as mentioned in a bad review. Every bedroom had a tv and the living room had a tv, dvd, cd and radio. The kitchen was fully equipped for breakfast, lunch and dinner. My husband and I were able to enjoy our vacation, because the kids had such a great time at the pool, lazy river and slide they did not bother us to go the theme parks all the time. We were able to relex at the pool and feel like we were on a vacation, not a race to all of the parks. We did get to Disney and came home not exhausted. We are going back in the summer, because we did not spend as much as we did in the past staying in the theme parks. This Resort is a great place especially now when everyone wants to save money.
