We have been coming to stay at the Belleair Beach Resort for several years now. It is truly the location on the beach that keeps us coming back every few years. Last time we stayed we took a deluxe room on the second level overlooking the ocean. This was by far the best room. It had a full kitchen, king bed, lots of room and a view to die for. Yes this is an older property, but it is aging and rooms are not being remodeled. The room this year was on the first level with 2 full beds. The beds were not comfortable. The sofa in the room was badly soiled, the tile in many places on the floor was cracked. Furniture was old and wearing. The bathroom door was so badly warped that part of it was missing but still stuck. The sink was very small and there was little place to store anything, the metal was worn off the faucet and it took a good 10 minutes to get hot water to the faucet. Having said all of that, the room was clean and the cleaning staff were very friendly and accommodating. Check in was OK although there are some restrictions with early check outs. The office did not open until 10am in the morning and did offer coffee, but in the standard rooms there are no coffee makers. We love the beach and the access here is incredible. I don't think we will be back here unless we see that they have made rennovations. If you do stay, your best bets are the upper level on the beach rooms. They seem to be in best shape.

Room Tip: Larger rooms that face the ocean seem to be in better shape

I had made a phone reservation a several weeks back. Being a local, my work schedule changed and called to cancel. Was told it had to be 3 weeks prior. I was at 18 days and they would charge one night stay. I thought that was extreme, so I quickly rethought to find a fill in at work and not lose out $150.00. I told him screw it, I would try my best to make it that weekend. He started yelling at me so loud, I could hear him spitting all over the phone because I changed my mind. I was thinking , he's a lunatic with an anger management problem! I wouldn't go regardless of ANY loss nor plan to ever revisit that ugly scene again! Hope your plans are secure... Warning!

We had a nice welcome at the chekc-in. The place is located in a quiet neighborood. The room was nice and clean. There were two queen bed. One was not confortable but the other one was O.K. It is an old place but very well maintaned. The beach was nice and you can take a long walk.

This is my 1st review of anything ever. I have read reviews before and find them to be mainly confusing at best. Take into account that some people are just not happy or just love to complain. I have read reviews of places I am very familiar with and like very much, and wonder what the heck some people are talking about.
Anyway about Belaire. Yes it is an older property but with that in mind the place is clean and well maintained. It is right on the beach and for those not aware the sand and salt air is extremely hard on anything that is 24/7 exposed to it. So an older property is going to show it.
The location is awesome as some have mentioned, residential area not crawling with people. Very quiet on the beach. We stayed in a gulf front efficiency, our own balcony about 100 ft from the water, 2nd floor. Can't get a better view.
Check in was easy, manager very friendly both on the phone for reservation and in person for check in. Gotta say I was nervous about seeing the room but was very pleased. Clean and roomy. Did I mention the view.
Places like this are just about nonexistent any more. They are being bought and demolished by money and developers and the thought even occurred to us that some of the bad reviews are by people that would like nothing better than to see this place gone.
My opinion is try it for yourselves, you WILL be surprised. I hope enough people stay here so it can remain in business for many years to come.
Sure, maybe it could be updated in the way of furnishings but if people don't stay here because of the negative reviews, what do you expect. The price itself is great, you can't beat it.
I could list some of the things it doesn't have like a free bagel in the morning but I think we got a good deal in an awesome location. Anyway we will be back and will tell friends about it.
Gotta go now and enjoy the sunset from the balcony while we have sushi.

We are really glad that we found this ‘Jewel’ at the beach, it’s not a Hilton, Sheraton or other high rise with elevators, lots of people and high rates. But a ‘Very Nice’ Beach Front Motel, that’s the way they used to be. Located on a most beautiful natural beach that Florida has to offer, in a residential area surrounded by privately owned beachfront mansions. The location and the beach it self is the best we have seen on the west coast between Clearwater to Ft. Meyers.
The Rooms are somewhat tropical, and ones again, ‘very nice’ for a beach vacation! Not overwhelming, or excellent like they may be at a Hilton, BUT we enjoy the beach and the relaxing atmosphere of this Resort Motel! I saw people nag about things like sand, furniture
beach towels and other unimportant things. We defiantly recommend this place to any down to earth person. This is our first time here and we are sure that we will be back. I rather drive 5 min. to all the action and then return to this sanctuary and it’s quiet beach. The owners are a very accommodating friendly family and we wish them well, check it out and you wont be disappointed!

Was looking for an affordable place on the beach for one night and came across this one. Opted for standard room for extra space. View of pool across courtyard,very well shaded for this time of year. Beach access and view is about the same for most rooms.

Room Tip: Small property makes parking and walking easy.

We stayed in a gulf front efficiency with a great view from the balcony. The beach is uncrowded and stretches for miles! If you like l-o-n-g beach walks, here's where you want to be. The pool is refreshing and clean. Unfortunately, the room is a bit dingy and only "kinda clean", the stove was wobbly, and we had no hot water in the kitchen sink. The front desk lady was a bit rough around the edges and needs to go to "charm school". Our fellow guests were friendly and "down to earth" folks that made our stay more enjoyable, but it's tough to overlook the failings in the room.

Room Tip: If you have large, heavy coolers, try for a ground floor room, the stairs are a bit steep.
