Just visited for the first time, stayed 6 nights in site 10. Owners Ted and Diane are great, keep the place meticulous and get to know the guests. High end place, beautifully landscaped, large paved sites with grass yards, gazebos and storage sheds. The river spots are the best and further from the road noise. Very friendly, family style breakfast served on the big deck overlooking the river. We missed potluck night, but it looked fun and had live music. Be careful, the beautiful high end coaches there will make you want to upgrade yours.

This is a Class A only rv park with 27 sites on the river. Everything is concrete with pine trees and beautiful landscaping, including animal sculptures and waterfall. Each site has a covered pagoda with wrought-iron tables and chairs. Also, a storage cabin at each site. Owners are absolutely wonderful. We will definitely return.

First class for sure. Opportunities to visit with other owners at breakfast and happy hour. Pool room. Cool eating room decorated with 50's and coke decor. Riverside. Float right to town visitors center. River fishing ok. premium river side sites are So worth the little extra fee. Make reservations months ahead of time because it sells out fast. The good parks do. Homemade cookies, even for breakfast. Be pampered more than at any other class A rv park. Monthly or nightly rates. Short drive to Pagosa Springs for eating, shopping, river activities and road trips. Try floating from your Rv to the visitors center. Shuttle and float rentals avae$15 total full day. So worth it. This river is warmer than most. Just right depth this summer. Nothing dangerous at all! There are at least 6 places the hot springs are right in the river! Free! Watch for where people gather or ask locals - tip- several are by the first class visitors center.

Absolutely the best! the resort is beautiful,the area is spectacular and Ted and Diane are just wonderful.The sites are super nice and comfortable,easy in and out.The landscape is impeccable siting rite on the river. Spectacullar veranda behind clubhouse is priceless

My wife and I found this RV Campground to be one of the nicest we have ever stayed at and loved every minute of our stay there. Ted and Diana are really nice and very helpful. Diana gave us some great places to eat and things to do. Thanks for a wonderful time.
