Outstanding Class A Resort. The owner's were nothing but accommodating and friendly. One of the best places to stay. We definitely will return and stay longer next time. They provide plenty of activities for all those that stay there.

We spent a week at this RV resort. It is by far the best RV resort we have ever stayed in. It is in a beautiful setting, immaculately clean, has full amenities, and is convenient to Pagosa Springs and the scenic attractions of southwestern Colorado. The owners are great! A delicious breakfast is served during the week which consists of various special recipes of the host and chef. One evening they hosted a mexican dinner in which they provided fajitas and the guests brought potluck mexican dishes. It was delicious and fun! This is a Class A only RV resort that certainly has class!

We stayed here 3 nights on the advice of a friend. And he was so right! Beautiful setting and wonderful people! One night there, we went out to eat with a group of people also staying at the resort and had a great time. Another night there was a pot luck at the office on the patio with tacos. They also have a continental breakfast each morning. The resort is right on the San Juan River and you can hear the river running all night. Ted and Diana take good care of you and are wonderful hosts. We can't wait to visit there again. Hopefully next summer!

Stayed here the first week of July and really enjoyed the park. It is very clean and the owners are great. Very close to town and tons of stuff to do in Pagosa Springs. The park also backs up to a great river for fly fishing.

Will definitely stay here again!

Ted and Diana (the owners) are extremely warm and welcoming! Ted cooks breakfast in the morning, bakes cookies in the afternoon and they have a byob happy hour daily, on the deck overlooking the hills. Fly fishing from the back of the motorhome, and only motorhomes allowed, which means a lot of like-minded people sharing the space. Pagosa Springs has a ton of restaurants, specialty stores, bike trails, and of course Springs! Its only a couple of miles into town, so walkable/bikeable if someone else is away with the tow vehicle. The spaces themselves are exactly as they look on the web, and were surprisingly private, given the proximity. The sheds are a nice touch to store bikes, chairs & tables etc. It is right off the highway -- which is great for easy access, but can be a bit noisy -- I'd recommend one of the sights that backs onto the river -- definitely worth the premium!!!! We stayed for a week, wished we could have stayed longer, and will be booking again next year!

Room Tip: Book on the river -- it's further from the highway!

This RV resort is lovely - fabulous landscaping, easy to find - DON"T follow the GPS unless it tells you just to follow 160. Take 160 to right by mile marker 145. About a mile from all the great restaurants - be sure to try Kips and get the #9. The owners are happy and friendly. Enjoy!

We visited this resort in May 2012. Ted and Diana own the property and they are absolutely some of the nicest folks you'll ever meet. The park borders the San Juan River. All roads and RV sites are very well maintained concrete and each site has an attractive storage shed with a covered porch, table, and bench. Landscaping is world-class-beautiful with mountain/river views from almost any angle or lot in the park. The large log lodge is well maintained and has a hot tub on the deck and workout room inside. The deck overlooks the river and is perfect for almost any size family gathering. Right next door to the RV park is a very nice camping cabin park named "Fireside Inn" where some of our relatives stayed. This is undoubtedly one of the best small parks in the United States and Pagosa Hot Springs are some of the nicest as well.
