We wanted to stay somewhere close so we could walk everywhere. This was perfect for that. Breakfast was great. We stayed in the Carriage House. Not the main house. Was very nice and spacious. Will stay at Avenue next time we are in town for sure. Rick and Mary Leesburg, Florida

We arrived at check in time from a very long drive. Gwen opened door for us and I felt we knew her for years. She showed us to our room which was so comfy looking, but it wasn't the room we booked. When I reminded her that we booked another and our reason she remembered, but apologized because someone was already in it. She showed us the other rooms that were not bring used and we selected the Ruxton Room. It was quite large, king bed, many windows on all sides, a/c unit, comfy chairs, large bathroom, and right by back door so easy to carry luggage. Gwen answered all our questions about area. Sent us to eat at a great restaurant, The Keg, and served wonderful homemade breakfasts. We r pet people, so Zooey, Rena and cats were no problem. I have already recommended this place to friends! If you plan on visiting Manitou Springs, this is where you should stay!

My boyfriend and I have stayed multiple times over the past year. We cant recommend this place or its owners enough!!

This place is massive! And absolutely gorgeous. You can tell the owners care, and have put their time and money into upgrade, after upgrade. The owners are very friendly and always made the effort to ask what we were doing, and how our stay was thus far in our trip.

Gwenn gets up at 5am to make a homemade breakfast from top to bottom, also accommodating early risers. I was so impressed. Not to mention it's delicious! And don't forget the homemade cookies.

For those reviewers that have reviewed poorly because of parking, we had no problems. Gwenn was really helpful when I called to confirm parking. She pointed us in good direction for parking.

Lastly, the location is perfect, the rooms are beautifully put together and the romantic packages are to die for. We did one, and can't wait for another occasion. Shopping, hiking and biking are a plus, as other reviewers have stated. Thanks Gwenn and Randy. We can't wait to go back.

Excellent! Gwenn and Randy are amazing hosts! Their charming personalities and easy-going, yet very attentive, nature made our stay very memorable. Gwenn's breakfasts are knock-your-socks-off delicious and their suggestions of wonderful hidden gems to visit around town were extremely helpful. My girlfriend and I really enjoyed staying here and would readily come again. One look around this place and you can really appreciate the time and effort that they have both put into this wonderful B&B. I really loved the old antiques that could be found all around the place, from the room to the kitchen. The hot tub is a wonderful place to relax after a long day of hiking or sightseeing. We were a little worried about the parking that they mentioned on the website and the confirmation email but we had no problem getting a spot right behind the B&B. We spent most of our time exploring the town and looking at all the wonderful trinkets around the house. Beautiful! Thank you so much for the hospitality!

Sorry, but the most expensive room was not so nice. It was a one-bedroom "suite" OUTSIDE the main house. Further, the furniture in the front room was so dirty and dingy, we covered it with a blanket to watch TV. It was pouring down rain and we had to go back to our room OUTSIDE in the rain to use the bathroom. The black face Tar Babies in the kitchen was particularly offensive. Not to mention, the four dogs and a cat. If you're allergic, don't go. I don't think they mention it until after you arrive. All in all, it was not very inviting and I will not be visiting again for a romantic get-away-from-our-five-kids. We don't get many and this place ruined it for us...Sad day. :(

Room Tip: The rooms in the main house may be better...wouldn't know.

On our website, the Carriage House is explained and described separately from the rooms in the main house. Guests can see the pictures and room descriptions, and then choose a room in the main house or a Carriage House unit they would like for the evening. Guests often choose one of the Carriage House units to have more privacy away from the other guests in the main house or just for the extra space and amenities that they provide. Your choice was the Carriage House Loft unit which is not part of the main house. The blue and grey stripe couch, in the loft unit, is a bit dingy, I agree, but it is not dirty. The pictures of our 2 dogs and our cat are on our Home page of the website so guests see them right off and know we have pets. We are very mindful of guests with allergies. The Carriage House units are animal free and we work hard to keep the animals out of the guest rooms in the main house. Ollie, Zoie, and Rena, our pets, stay with us on the main level, where we live. Unfortunately, this 126 year old house did not come with a powder room. We do have to ask all of our guests to return to their rooms from the common areas in the main house to use a bathroom. It is a shame it was raining so hard. We do whatever we can against the weather by providing umbrellas, shoveling walks or providing hats and gloves when needed. In my kitchen, mixed in with old coffee grinders, glass milk bottles, grease pots, butter churns, hand mixer, and a wooden cheese box stands my cast iron “mammy” bank collection as part of all the old collectibles and antiques I have gathered over 40 years, they are not meant to offend and I am sorry if you were offended by them. I am sorry that you did not have good experience at the Avenue Hotel B&B.

spent a full week here while sightseeing throughout area. breakfasts are sometimes overly filling but are hard to pass up. convenient location from both a local-activities and sightseeing-day-trips standpoint. great place to start and end each day. will be back.

My wife and I, along with our two young children, stayed in the Carriage House and were made to feel completely at home. The accommodations were quaint and elegant, yet family friendly. Gwen, Randy, and the staff went out of their way to ensure we had a comfortable, trouble-free stay. And oh by the way, the breakfasts were spectacular! We'll recommend the Avenue Hotel to all our friends and can't wait to make a return visit.
