This place was wonderful! The staff was super friendly and helpful. The shower/bathrooms were the cleanest I have ever seen at a campground. I was amazed! The grounds were well maintained as well. We camped with a fifth wheel and had plenty of room unlike some of the other campgrounds we saw. We had an awesome mountain view. Rocky Top is in a perfect location too. Just far enough away from the tourist areas to be able to relax, but close enough enjoy all the attractions. About 15 minutes from Pikes Peak and about 5 minutes from the nearest Walmart/grocery store just in case you forgot something. We would definitely tell people this is the place to stay!!

We were looking for a decent place to overnight before hiking near Woodland Park the next day. We didn't have any kids with us this trip. Nearby places were either outrageously expensive or had received some pretty bad reviews. We took a chance on this one and were not disappointed. We booked the king-sized room. This is one of the cleanest motels we have experienced. The place is old - I don't know when it was built but it has the feel of something from the forties or fifties although it has been renovated, probably more than once or twice. Our room was ... roomy ... with a full-sized electric range/oven; full-sized refrigerator; microwave; coffee brewer. There were more than enough plates, bowls, silverware, cooking utensils for us to fix ourselves a pretty good steak dinner. And it was all clean. We had a problem with the gas grill up by the rec room; someone had borrowed the grate. The owner told us to go ahead and use his. BTW, the staff were all genuinely friendly and helpful. The place has a 'down home' feel to it. If you don't want to cook your own, take a look at "The Chuckwagon," an onsite service that offers a really good chicken fried steak on Friday (it did the weekend we were there) or a 'real' steak on Saturday. The motel lacks the glitz and shine of its newer competitors but we did not find this to be a detractor. Quite the contrary, in fact. It has ... character. And it's clean. Very clean. We'll stay here next time we are in this area for a hike, and recommend it to others.

This place is a fine line between a trailer park and an RV park.
Cons: Many of the "residents" seemed to be permanent. And as the previous reviewer stated, many with lots of stuff piled around their site. There were at least six elementary aged children, four in one unit, who were part of the permanent residents. They were loud and had the run of the park. Fine for them as there's limited things for kids that age to do, but again, it contributed more to the "trailer park" atmosphere than an RV park.
Positives: The owners were pleasant and the park was reasonably priced. The location is perfect to travel to either Manitou Springs, Pikes Peak or Woodland Park. We pull a 40' 5th wheel and my husband was concerned about the steep grades going up and back, however, it proved not to be an issue at all! It is easy to access Hwy 24, with a rather steep, but short hill to climb to the slots. A herd of mule deer frequent the property behind the park each evening...
Overall, will try another RV park on our next visit; one strictly for the RVer!

We stayed at the campground, which is aptly named because it really is rocky - and it's on top of a hill. The owners were nice and there's a little store with a few basic items. It wasn't crowded and we had no problem parking our 21 ft camper trailer. There were quite a few permanent campers with lots of 'stuff' piled around their sites. We also rented one of the motel rooms which was older but nice inside and inexpensive. They have a 'chuckwagon' on Friday and Saturday nights at a reasonable price. They even delivered it up to our campsite for us. They have a nice big bathroom with showers and a game room. There is a small playground, but the older larger playground they advertise is pretty non existent and even dangerous looking. The location is good - close to shopping at Woodland park, and close to Manitou Springs and attractions nearby (North Pole, Cave of the Winds, etc).

We were okay with this campground, but did some exploring nearby for a possible return trip. We liked the location and looks of Lone Duck and Crystal Kangaroo Campgrounds and will probably try one of them next time.
