Kathi seems well-intentioned enough but has not really stepped up to be a good inn-keeper. First off, there was a dog gate at the bottom of the stairs and we were told her dogs will jump on all the furniture and beds when given the opportunity. Not a good start when my boyfriend has pet allergies. Second, when showing us our room, which overlooked her dog yard, she let us know that the dogs will bark during the wee hours at bears but "that we would go right back to sleep". Her dogs may be her babies, but they barked periodically ALL NIGHT and we had a terrible night's sleep. Third, when taking a shower, the cold water tap doesn't work properly (keeps spinning) and I went from being scorched with hot water to having ice cold water hit me. After complaining about the dogs barking, Kathi did keep them inside until about 7am (I guess you're not expected to sleep any later) when they were barking once again. I agree with the previous review about the lack of overall care. The bed mattress was old and lumpy and things were mismatched. The china used for breakfast had a number of chips as well. The breakfast itself was disappointing. The hot breakfast consisted of something that was easily thrown together and not very hearty or tasty. The hours given for breakfast are 8:00-9:15 and then you would have to wait since everyone was there at the same time. I thought the hours were more about the convenience of the owner than the guests. Overall, the experience wasn't horrible but also wasn't that great for the $$. Although the property was nice (but it is noisy backed up to the main road), I would not recommend this place under it's current owner.

The Apple Orchard Inn was a great spot years ago. It sold 4 years ago. We stayed there last month and were disappointed. The grounds are still charming but are in need of some tender loving care and elbow grease. The one room cabin was in serious need of refurbishment. The 13" 15 year old TV did not work properly; the towels were mismatched and tattered. The carpet needed a good vaccuum - dust all around the corners of the room. The mattress had to have been at least 10 years old as were the mismatched linens. With a little investment, this place could be great but as it stands now, it is below average. It appears to be run on a shoestring.

The breakfast was very nice in the morning, but there were no "snacks" in the afternoon and the one glass of box wine was not good. For $250 a night, it was a disappointment.

We have stayed here 4 times and it continues to be a lovely place to stay. The grounds are a selling point. The accommodations include individual cottages or generously sized rooms in the main house. Wine is served in the afternoon. Breakfast is quite good. It is a relaxing, peaceful place to stay.

Kathi was a wonderful hostess, providing helpful sightseeing advice and securing dinner reservations. Delicious homecooked breakfasts, and there were apricots, cherries, and plums to snack on right off the trees. Great beer and snacks at happy hour, too! The property is gorgeous; the sounds of trickling water and the breeze through the leaves of the aspen trees are quite relaxing. Nice road running with great views if you head up 203 to 201. You'll be delighted you stayed here!

We just returned from a two-night stay at the Apple Orchard Inn in July 2012. The property is located ~10 miles north of Durango. The property is spread out, with a main house and a few cabins scattered around a pond and small irrigation streams that flow throughout. Without doubt, the strength of this B&B is its grounds. The water running through the property, along with flowers and plants everywhere and the mountains to the west, make for a gorgeous setting. Probably the most enjoyable part of staying there was sitting in the swing on the front porch reading a book, surrounded by the flowing water and beautiful grounds. We stayed in the Wolf River cabin, and found it to be plenty nice. The bed was very comfortable and the bathroom was adequate. The breakfast was good, but not spectacular. Kathy provides some baked goods and fruit, and a rotating hot dish every morning. All things considered, it was a nice stay, worth the price and the distance from town.

We stayed for 2 nights at the Apple Orchard Inn. It is in a beautiful setting and the room was great! Kathi does a wonderful job of making you feel welcome and her breakfasts are delicious. We were disappointed there were no homemade cookies as advertised in the brochure and the book in the room.

This property is absolutely beautiful! So serene and relaxing. We loved it the moment we arrived. Kathy has done a wonderful job making sure you feel welcome.

Our room was perfect. We slept great for the most part. The feather bed topper was like sleeping on a cloud. We just were not use to the feathers poking through when you changed position. I tend to do that when I sleep so that was different, although my hubby doesn't move around as much and didn't notice it. It was wonderful to sleep with the windows open and only hear the wind rustling the leaves. There is a brook that runs throughout the property and I can imagine you can hear it should you stay in one one of the cabins. That is, if you like sleeping with your windows open.

Breakfast was very nice, sort of family style with the seating. We shared a table with a couple from Ridgeway, CO and a couple from Denver. Everyone was really nice and it was great to get to meet new people and hear what adventures they had had, or were planning while in Durango.

I was surprised to find out that Kathy has a couple of dogs - I am usually sensitive to animals but I got the impression they stayed pretty much in her residence. The only reason I found out is I heard a bark during breakfast and asked her. She let me meet Diesel, her beautiful Burmese Mountain dog - a breed I love! He was so well behaved and loving. I could have pet him all day.

We really liked it there. The only thing is we wished it was a little closer to town. Other then that, it's great!

Room Tip: The cabins are about the same price as a room in the house. Had I paid attention I would have chosen...
