My husband and I stayed here the weekend following Thanksgiving; it was our first time at a bed and breakfast, and definitely exceeded our expectations. We stayed in the Victorian Rose room, which was lovely. It had a great fireplace and the private hot tub on the balcony provided an excellent view. Don's breakfasts are outstanding, and he and his wife, Shirley, are very kind and personable. My husband and I will be back!

We have visited this B & B 4 times now. We like staying in different rooms. We enjoy the rooms which have private hot tubs on the deck. We also enjoy the happy hour and visiting with Don and Shirley, the owners. This B & B is always clean and well prepared for their guests.

I would say that there are a few improvements that could be made:
1. The beds are not comfortable. We have had this type of waterbed ourselves and feel they need to be filled a little fuller for support and comfort. We woke up both mornings with back aches. (Thank goodness we could just get into the hot tub for relief!)
2. I have a restricted diet and can't eat many carbs, including no sugar. I would have liked for the hosts to understand a little better what that really means. Especially since part of what we pay for is breakfast. I'm not saying they didn't try to accommodate my needs, but they could either ask more questions, or learn more about a low carb diet. Breakfasts are not hard to accommodate when eating this way.

We definitely recommend you give this place a visit! Don and Shirley also know the area well and suggest lots to do and places to eat. They also give you the privacy you need when desired.

Thanks for the great review and helpful input.
Waterbeds: These beds are so maintenance free (and we get so many complements on them) that we forget that they still DO require some 'care and feeding'. You are correct about topping up the water (and burping out the air) and we will do that now that the summer rush is over - shouldn't have waited this long.
Carb free - We've been doing this so long that we think we have heard (and understood) all of the dietary variations there are - of course we rely on our guests to let us know their specific needs. As I recall, the only sugar we served you was in the form of fresh fruit and we thought that would be OK. We've noted on you contact sheet to talk directly to you and get a more specific answer. As you know, we attempt to serve all of our guests the same breakfast - so as not to make anyone stand out as an exception - some times that is just not the right answer.

Do come back and give us a 5th trial - we'd love to make up for the lapses.

We stayed for 5 nights while visiting Colorado Springs. After a 4 hour flight delay we arrived at 1 a.m. to find we received a free room upgrade - a very nice surprise. The location is excellent and convenient to everything we did in the area. The breakfasts were all wonderful. The room was extremely clean. We will definitely stay here again.

It was nice having you as our guests. You came for a wedding but managed to enjoy some of the nicer attractions that the area has to offer. Did you make it to the zoo? If not you'll have to add it to your list for next time.

We recently stayed here with friends. The rooms are all different, all nicely decorated and comfortable. Wonderful location, around the corner from shops and restaurants, close to beautiful hiking areas. We were served a delicious breakfast, had a fun happy hour with wine and snacks. The owner, Don, was welcoming and very helpful. In all, a great place for a fun getaway!

My husband and I stayed here for 2 nights in order to explore Colorado Springs before heading to Denver for a conference. The Old Town Guesthouse exceeded all our expectations! It is perfectly located to explore Old Colorado City, Pikes Peak and Manitou Springs. The room was beautifully decorated and had every amenity you could imagine including dark colored makeup remover washcloths! The view from our balcony was breathtaking and we had our own hot tub. Breakfast was a gourmet feast and they aimed to please. Don was extremely personable and helpful. It was the best B&B experience we have had and we hope to be back in the future!

Room Tip: Every room is unique and they are great at helping you decide the best one for your needs

Where do I begin with the Old Town Guesthouse? My husband and I stayed here for our first anniversary and it was absolutely amazing! The room was beautiful and we really enjoyed the hot tub. I had my doubts about how "private" it would be but those doubts were very wrong. Hospitality was great and we felt welcomed, especially at the wine social. Can't say enough good things! We're gonna make it a yearly tradition!

Happy Anniversary, once again! Thanks for the great review. I recall you were in the Victorian Rose Room and that Hot Tub is truly private and the views are spectacular. We're so happy we lived up to (exceeded, perhaps) your every expectation. Next year we'll do it again - but don't wait til then, there a Birthday or two coming up in the next 12 months I dare say.

Our stay was beyond our expectations. Our room was clean, and the furniture was comfortable and unique. The reception with the other guests was very low key and relaxing. It was a good time for our very attentive host to make sure we all had our dinner plans in order. He offered advice and directions to many local restaurants. He also made sure our glasses were never empty. When we returned from dinner the bed was ready for us to climb in with a nice note from our host. We relaxed under the stars in our own private hot tub on the balcony overlooking Pikes Peak. The bed was very comfortable, and we slept very well. Breakfast the next morning was also much better than we expected. We didn't want to leave.
