Erin showed us the highest level of service we have ever experienced! The rooms were sparkling and the sound of the river flowing made our evenings memorable and relaxing. The breakfasts were exceptional. Erin went out of her way to accommodate our need and wants. We always felt welcome in the dining room if we wanted to visit or have a meal together. The Wi Fi worked great and it was an easy stroll down to the river to sit or fish. The hot tub was a welcome relief in the evenings after a activity filled day. The name of the B&B is now "Mountain River Inn".

We stayed for 2 wonderful nights at this amazing property right on the Arkansas River and we can't wait to go back. The location is stunning and serene and completely private. The rooms are spacious, incredibly comfortable, and thoughtfully decorated. Erin has truly though of all the possible amenities you could want. Having a huge bathroom and a walk-in closet was a luxury but the patio out over the river takes the prize and we couldn't resist sitting out there even in the light rain. Breakfast was a treat if a bit on the sweet side, and Erin and her Mom were very attentive hosts. Amazing what they created in that tiny kitchen (soon to be renovated for next year)! We found them both to be warm and genuine and very and down to earth, and we truly enjoyed their company. I only wish we had more time to just relax and enjoy the property but, as usual, we had several adventures planned including an awesome class 3/4 rafting trip on "The Numbers" section of the Arkansas (book through Wilderness Aware!). We will definitely book again next season!

Room at the River is now under new ownership and is called Mountain River Inn. We had the most wonderful 3 nights in the 'Gone Fishin' Room. Open the sliding door to our private section of deck and overlook the Arkansas River. Follow the path down to the river and there are three private places to choose from to enjoy the river. In the sun overlooking the river, swinging beside the river or relaxing in the shade among the river rocks right by the rivers edge. We decided to 'do nothing' for a whole day so we could just enjoy the views, mountains and stay by the river to take in the beauty, energy and peacefulness and enjoy watching the kayaker/rafters maneuvering the river. Erin was there for our every need with accommodations, wonderful meals (I've purchased a whipped cream dispenser as a result of our stay) local eating and tourist suggestions, directions, recommendations, binoculars...you name it. If you like flowers, birds, wildlife, peace and quiet, serenity, water, friendship,....this is the place. It will be a regular for us from now on. Thanks Erin for a wonderful stay. Hope Tripadvisor changes the name of your place soon and can't wait to meet Mark on our next trip. Also....breakfast on the deck two of the three mornings, two locations for having a camp fire at night and an outdoor Jacuzzi. Will use that next time and intend to go when there's a full moon. Would be absolutely gorgeous.

This B&B far exceeded are expectations. We loved being next to & the awesome views of the river. Our room, the deck & hot tub were Great! Erin could not have been nicer. She went above & beyond more than once helping us out. Breakfast was soooo delicious & the atmosphere was so warm & friendly. Wish we could go back tomorrow. We loved every minute we were here!

We stayed two nights in July and thoroughly enjoyed our stay. The breakfast and coffee were delicious. Views are beautiful and so nice to hear the soothing sounds of the Arkansas River. Host, Erin, suggested we sleep with sliding glass door open to hear the soothing sound of the river at night. Very nice and relaxing to sit on deck outside our room and enjoy the view and a glass of wine. Beautiful potted flowers everywhere. Erin was very friendly, accommodating and full of information. Awesome job for having owned it for only 3 months! Would highly recommend and would like to return some time.

Room Tip: We stayed in the Buffalo Peaks room, but there are several options.

This is our 3rd year to visit this wonderful B&B! Every year we say we are going to stay longer and this year we did! Four nights in the Buffalo Peaks room ... pure heaven! The room is perfect for relaxing in the Colorado atmosphere! The room has a coffee maker with freshly ground coffee daily. We had our morning coffee in the hot tub with wonderful views of the Collegiate Peaks and Buffalo Peaks. :) Sitting in the swing down by the river, reading, so relaxing! The breakfast that Mark and Erin created daily were scrumptous! So creative and delicious. We will be back soon!
