A lovely place to stay for a one night stay in Santa Barbara. Very comfortable hotel with a lovely pool area surrounded by nice lawn. Watched Hummingbirds visiting the lovely flowers as we sat by the pool. Rooms are very comfortable and the hotel although a little way out of time is handy for visiting the mission. Breakfast was very nice with a wide variety of options from simple toast to big meals to start the day.

My family has been staying at the Pepper Tree since I was a little girl, it was our stop over on our way to Disneyland or San Diego. Now I stay there as a stop over on my way back to the bay area to visit family. You will find typically friendly service and decent rooms. The old girl is starting to show her age, the style is a little dark and outdated in the rooms for a place in a coastal area and the doors are incredibly heavy so you will hear them as your neighbors come and go. Free wifi is a huge plus!

The service from the moment we arrived was excellent - friendly, helpful and not remotely concerned that we were early for our check in! Thank you! Fresh fruit and coffee were available at reception throughout our stay and provided a lovely start to the day. The room was clean, nicely furnished and overlooked one of the two pools on at the hotel. It's about three miles from the hotel into the centre of Santa Barbara but it's an easy drive and there is plenty of parking along the beach and / or in the town itself.

While traveling the west of the States, this hotel is one of the best. Good service (they even wash the window of your car every day), friendly people (the first time the cleaning lady laughed and say hi) and a great room at the pool. There was water, fruit and candy in the room. Also enough pillows to choose from.

Location is ok: Near the freeway and a 10 min drive from the city centre. Around the hotel there are a lot of restaurants.

Really great. The only thing (that is the reason why I didn't reviewed it with 5*) is that our room was next to the stairs and we heard the people in the room above us.

Nevertheless, I really recommend it.

Slightly apprehensive spending last few days of a three week trip in lower star accommodation, however we spent one night here and were pleasantly surprised. Wish we had booked several nights in Santa Barbara as we really liked this town, but we were headed up highway 1 back to San Fran and on a time schedule. Hotel was a convenient location with or without a car. We drove down into town along State Street but there was also a bus service directly outside. Opposite is a shopping mall with a few eateries but we ate in the town. Starbucks for a coffee was convenient. Hotel staff were all very helpful. Laundry facilities were useful to go home with mainly clean clothes! As for the room I think it was recently updated as the bathroom was lovely. Nice and clean and water pressure fab in shower. Extensive range of Crabtree and Evelyn toiletries were a nice touch. Odd choice of wallpaper in there mind you! King size bed and then 2 sofa beds for the kids were comfy they said. Nice fire pit for the evening and 2 lovely clean pools if the sun came out! Free wifi in the room for all your devices not just one person. Would have no hesitation to stay again and bonus to park outside your room for free!

Very expensive for small older room. Not much room for suitcases. Room and bathroom was clean. There were kids enjoying the pool. Staff was very friendly and helpful to point out where things were and how to get there. Convenient area. It was adequate for one night stay but would not stay there again because the cost was way too high for the type of room.

Stayed overnight here when traveling south on California State Route 1. The location looks nice from the ourside, but the rooms are a bit of a letdown: tiny and outdated.

The staff is very friendly and helpful, there's free WiFi and a nice pool so it's a good stay for a couple of days.

There's free parking at the hotel. You'll need a car (or cab) to go downtown, which is about miles away.
