“nice place, good value”

Nice hotel, with good location - about 1 block from beach and 5 minute drive / 15 minute walk from downtown. Rooms were clean, quiet, generally well-appointed, with a decor that is somewhat grandmotherly (very floral). Breakfast in the lobby was included in the room rate - it was adequate - the main draw is the entertainment and local info provided by the breakfast lady. It would be nice if the breakfast options were more healthy (e.g., fresh fruit and granola instead of flavoured oatmeals and processed pastries). The hottub was very nice in February and pool area looked nice. The property is well-maintained - nice grounds/landscaping.
There is a bicycle rental place a few blocks away - great for touring the area.
Free wi-fi, but we found that it only worked within about 15 feet of the lobby.

We stayed here for the weekend and enjoyed it. The Inn is close to the beach and State St. and the staff was helpful in giving and finding directions to a place we wanted to go. We would stay here again. The room decor was nice. Cookies in PM were great.

We stopped at the Franciscan Inn on our way from San Francisco to LA and we very pleased by what we found. Great location near the beach and restaurants. Friendly staff and a well kept property. While it is not a 4 star hotel, the Inn offered a quiet, well run place to stay overnight. Value for price in Santa Barbara is quite good also. Only draw backs were the rooms are a bit small and the morning shower temp went from hot to warm (never cold) after a while. Definitley worth considering this hotel if you are planning a short stay in Santa Barbara and don't want to spend the dollars for a high end resort.

Brian and Auntie Carol took good care of me during Thanksgiving week, while I was in SB to visit relatives. They are a class act, very accommodating and informative. My room had everything I needed, though the mattress was much too firm for my taste. But I slept peacefully; it was quiet and I felt safe. The cleaning staff does an amazing job, and the continental breakfast (overseen by the charming and nurturing Auntie Carol) was fantastic. The pool is lovely; too bad I didn't have time to enjoy it besides taking my coffee and croissant to a table there to enjoy the sunshine and beautiful landscaping. I'll be back within a few months!

Cute hotel and rooms, reasonable rates. We stayed here one night on our 2 week tour of California.
Breakfast was great with lots of muffins, boiled eggs, cakes etc! Room was nice, curtains/bedspreads a bit dated but in good shape.
My Wife and I both tossed and turned all night. The bed was uncomfortable to us (too hard?) and we didnt have a problem sleeping at any of the other 5 hotels we stayed at during our trip. I could also hear the person in the next room snoring until I finally fell asleep myself (and probably started snoring too!). Wife and I each woke up approx 5 times and finally got up early because we couldn't lay there any longer. In addition, anytime someone walked past the room or opened/closed car doors it sounded like they were in your room with you!
Too bad, hotel staff were great and place was nice enough. If they get rid of the beds and sound proof a bit I would consider it but would not go back based on the night we had.

We booked a suite for several nights because we wanted some room in which to relax a bit.The room we got was generously sized, and it was perfectly clean. Decor and furnishings left a lot to be desired - they were tired and rather drab, which added to the rather dark atmosphere. We had a supposedly private balcony - on a second floor room - accessed by sliding patio windows. But the balcony doubled as an access route for the cleaning staff to get their trolley supplies; and it was also open to the corridor which was used by all the roooms on that floor. To the e xtent that we found a stranger sitting happily reading her book on our balcony, oblivious to the fact that she was trespassing! There are supposed to be some refurbished rooms, but we did not get one. Also the location is good for the beach, but much further from the active part of State St than the website implies. For the price we thought it poor value.

Unfortunately, our two night stay at this hotel coincided with a late September heatwave. Daily temperatures reached over 100 degrees on both days and the nights were sweltering.
When we realised our rooms had no air conditioning, we approached the front desk to change. Unfortunately, the place was fully booked, and the staff were less than helpful. They actually insisted that it wasn't their fault because local authorities would not give them permission to install air conditioning (so? not my problem)
Staff told us we should have known because its on the website, and was disclosed on our booking confirmation (but we checked both and it was NOT disclosed - so beware)
Come on people, at the rate you charge, guests expect aircon when they need it -otherwise DISCLOSE.
