I've stayed at this inn for years. true its not fancy but always clean and in an awesome location..... a few blocks to the beach and close to everthing you could want. I wonder what people want for a reasonable price....if you want a fabulous romantic get-away go to the four seasons. if you have are on a budget or only want a nice and safe place to hang your hat ...this is your spot. the staff are warm and friendly. I live in seattle and visit several times a year and love it. its GREAT!

We thought we were going to have a late arrival and early departure the next morning, so we just booked a clean, comfortable place at a reasonable rate. But Santa Barbara again enticed us to arrive early and stay an extra day, and we were happy to stay here. There's not much 'special' about this place, but we have several stays in Santa Barbara (usually Fess Parker's or the Mar Monte), but we would gladly stay at the Franciscan again. For Santa Barbara properties and rates the "Value" seemed good to us.

Room Tip: Only stayed once, but assume most of the property is the same quality

We took a chance as the reviews were mixed. I would NOT recommend or stay here again. The rooms are VERY old and musty. The decor is dated, but would be OK if not musty.
The breakfast WAS NOT a breakfast, but rather processed packages of cereal, muffins, and OJ. Very bad..
The office staff was friendly and helpful, but not sympathetic to the condition of the hotel.

This was a quick overnight trip to see the Buffalo Springfield at the County Bowl, and the Franciscan Inn really filled the bill. It's a five minute walk from the Amtrak Station, a block from the beach, and if you like to walk, downtown is close by. Very accomodating staff - I checked in hours early, and all that was cleaned was a suite, so I was upgraded. Will stay here again in the very near future!

Decor is early 70's except in the expensive overpriced managers suite. I changed rooms right away. Check in was surly and rude. Mean old women who serves their poor excuse for a breakfast, would not let me pick out what I wanted. When she tried to hand me a sweet roll, I informed her I do not eat sugar and what actual breakfast foods did they have? She was quite mean and rude to me. Nothing, old smelly boiled eggs, sweet rolls and cold coffee you are not allowed to pour. Forget the breakfast and go to Sambo's around the corner.
This is NOT a hotel, its a old motel with thin walls. You can hear others all night and I do mean all night. The pool is a joke, its so tiny only one person at a time can swim and its not heated. The hot tub is adquate but faces a street so no privacy there. Many homeless in the area and by the outside of the hotel. Condo complexs overlook this motel from all angels so you have local people out on their balconies, bbq smoke and noise all night. I like the upgraded room, but it cost me and arm and a leg. Go to the Sandman on State, nice basic rooms, low price and much better grounds, with a beauitful tropical decor and 2 pools. Skip this place. Kind of dirty in bathroom and sheets were stiff and uncomfortable. Parking lot very noisy. Good location for walking but you are better off staying down the street.

Room Tip: Do not bother

The hotel is dated, but that is its charm. It is clean, rooms are good size and the location is brilliant..

The only compaint was that the walls are quite thin, so taking a siesta may be a challenge as the cleaning maids can be noisy :)

it was pretty quiet during the night though...

Breakfast was very basic, but there are cookies around 3-4 pm.

My firend and I took advantage of the Santa Barbara Car Free promotion, getting a discount on our Amtrak tickets and at the Franciscan Inn. After a beautiful, stressfree ride to Santa Barbara, we wheeled our luggage 5 or 6 blocks to the Franciscan Inn. This isn't a modern, chic place, but rather a comfortable and pleasant motel. Our double queen room was decorted a la beachy, with cool blues and sea shell motif. There was plenty of closet and drawer space, a mini refrigerator, coffee maker. Bathroom was nice, with a window. Shutters covered the windows. A continental breakfast is offered in the mornings: croissants/bagels and/or muffins, cheese cubes, hardboiled eggs, oj, coffee, etc. A friendly breakfast lady is there to give you suggestions for what to do in the area. There are cookies in the afternoon, and a large bowl of apples always available. The Franciscan Inn is walking distance to Stearn's Wharf with seafood restaurants, to the beach, and to State St. There are electric shuttles running nearby that charge only a quarter for rides during the day.
