My partner surprised me with this experience, the result of a last minute room availability on a holiday week-end. It's the oldest operating hotel in the city and there were a variety of accommodations on about an acre of property, just a few blocks from the main drag, State Street. We arrived later than expected, but just in time for early evening wine and cheese; More nourishment came with milk and cookies served at night. The continental breakfast had an ample sampling of fruit, pastries, cereal and beverages. A central area of the grounds allowed for seating in a peaceful atmosphere with a small meditation area, a gazebo, and Adirondack chairs all around. We had a simple Queen room, with a tiny bath, and a slightly noisy AC unit that needed frequent adjusting. Overall the good weather, albeit rather warm, added to the experience, that is well worth a return visit.

Room Tip: Beware: noise carries in the older buildings.

We stayed here for 3 nights and the first room we were given we requested to be moved because of the severe pervading musty smell. I appreciate the hotel is over 100 years old but the smell was unacceptable.The rooms are OK , certainly nothing to write home about and the bathrooms are dated. Despite this by the 3rd day I started to like the hotel because everything feels so relaxing. It is in a great location and the restauant attached to it serves excellent food and the service is wonderful.
The wine and cheese is a nice touch even if the wine was of poor quality.

When reserving room online, I had requested a quiet one and early check because we were starting the day at 4:30 a.m. on the East Coast and knew we would be exhausted early in the day California time. We were accommodated quite well. Upon arriving in SB first went to a Mexican restaurant that everyone gushed about - only to find it closed. So we headed for the Upham, checked in and had lunch there - Louie's was wonderful!! We were so pleased we came back for the dinner menu. We did have an issue with the a/c - couldnt get it to turn off so the room sat at 68 degrees! Someone did come to look at the thermostat, but ended up just closing the vent. That didnt help ut luckily the vents were on the floor - we put stuff on top of all of them to block the cold air. Bed was so comfortable! We would stay again at The Upham!

Lovely property and so many nice touches. However, the man checking me in was clearly having a bad day. I would recommend the welcome include an overview of the property and amenities (there were many). I didn't get one and it would have been helpful.

We thoroughly enjoyed our stay here, being greeted with refreshing wines and cheeses upon arrival and a quaint grassy courtyard in which to relax and enjoy them even before worrying about moving into our room. And our daughter enjoyed the Oreos and milk that are put out for guests after dinner. Great location, with warm, gracious, knowledgeable hosts, and a fabulous breakfast. Louie's restaurant, though quieter than a main drag location, has a great menu and a lovely outdoor terrace. No air conditioning in our room, though it's rarely necessary in this near perfect climate. Ceiling fans were adequate even during an unusually warm spell. We'd definitely go back!

Room Tip: We stayed in the "Hibiscus" cottage. I gave Sleep Quality 4 out of 5 rating only because I love air conditioning when I sleep, but it was actually comfortable, even in August. Not sure if other cottages/rooms offer A/C.
