Tried to stay in a motel unit 15 years ago. Bed, sofa, and carpet all had burn marks and holes (some too big to be caused by a cigarette). Shower looked like a breeding ground for any and all bacteria. Ended up sleeping in the car. Went back over the summer and stayed in an RV but checked out the rooms (some friends reserved a room against our advice) they were just as nasty as 15 years ago. This place should be condemmed!!!!!!

Over the past 8 or so years, my family and I have stayed in our RV, as well as rented hotel rooms, camper units and kitchen cabin units. The review describing the need to pay a day use fee to drive into the park (when you've already PAID to stay there overnight, and have arrived one hour early) is spot on. Don't bother getting up early, folks, unless you don't mind paying out the nose for it.

RV: GREAT park for RVs. Call way in advance to reserve a space on the water. you can anchor you boat in front of your vehicle and not pay a slip fee or wheel your stuff down to the docks.

Hotel room: Stayed in the hotel 4 years ago. The a/c unit didn't work and there was no screen on the window, so it was either sleep in a pool of sweat or be eaten alive by the horde of insects that entered the room. There was a disgusting giant wad of hair high on a wall. The floor had not been cleaned, and neither had the bathroom. The bathroom door stuck, so that we had to either wait until someone was available to let us OUT of the bathroom when we finished or use the restroom with the door open. The same bathroom door looked like it had been kicked multiple times- there were splinters and holes in the back of it. There was a storm and our ceiling leaked.... right onto the bed. This was not a trickle, but a steady drip. We ended up leaving the room altogether and squeezing onto the floor of my mom's RV (they were also staying in the park that weekend).

Camper unit: Stayed in one of these 2 years ago. I'm not sure if that's what it's called, but these were also dirty. Spiderwebs, dead insects, and crumbs and trash from the last renter were all over the unit. We slept on our beach towels in fear of what might be on the sheets. Everything worked, but was VERY old.

Kitchen cabin: Stayed in one of these September 2010. They're close to the launch ramp and store, but make sure you ask for a unit numbered 1-10, or you'll have a patch of dirt out front, not a nice grassy area with a picnic bench like we did. This unit was so filthy that we never removed our shoes, even to shower. It seemed to have been remodeled recently, but it's clearly not being maintained. Dried food and sand was strewn all over the floor. There were cobwebs in every corner, and on random places where the floor and walls met, so it was clear that nobody had swept in quite a while. We brought our own bedding this time and were VERY glad we did. The AC was noisy but got very cold. NO outlets, so bring a car charger for your phone.

I honestly don't know why BML charges so much for their units. Several experiences over several years have been extremely disappointing. Is it too much to ask that a room be clean? I don't mind old furniture, or outdated bathrooms, but can you at least sweep the floor between guests? Disgusting.

Unless you're staying in your own RV, don't come here. We'll be staying at Sandpoint Marina (across the river) from now on.

We have spent several vacations at Black Meadow in our own RV. We recently sold it and decided to check out the "kitchen cabins" at the resort. We arrived an hour prior to check-in and were told by the office staff we had either buy a day use pass ($13.00) or, if we wanted immediate access to our room, we would need to pay for a half-day rental ($45). We also had the option of sitting outside the gate in the heat until 1:00 p.m. This is a ridiculous policy. We were one stinkin hour early and should have been allowed to pull into the parking lot without paying for a day use pass.

The kitchen cabin was not clean. The floors had not been swept or cleaned and there were cobwebs, spiders and bugs in the unit. It looked like some one had done a quick job in the bathroom (ignoring the floors) and loaded the towel rack with stiff, smelly towels. The refrigerator had obviously not been wiped down in a while and the kitchen table was dusty. We had read the reviews on Trip Advisor - thank you everyone - so we brought our own towels, blankets and pillows. We also brought paper plates and paper towels, plastic utensils and our own spatula, tongs, knives, travel grill, etc. I would suggest that in addition to these items, guests should bring their own pots and pans, sponge, and a bottle of spray cleaner.

The nice thing about the cabins is the air conditioning (which was noisy but cold), the back grassy patio area and the proximity to the store, dock and launch ramp.

The resort has one of the best locations on the lake for families and those of us who are not into the party scene. The launch ramp is hassle free and the store is fully stocked.

We spent all day out on the lake and used the room to cook dinner and to sleep. If you want a room where you can relax, this was not the place.

I've been going to Black Meadow Landing for a few years now. I've stayed in the motel rooms, the park models, and I've taken my own RV. I will write a small review for each of the types of accommodations.

First off, the motel
OMG, where do I start? I guess I'll start with the bad. The furniture is 20 years old, which makes it very uncomfortable. The rooms are not very clean, the bathrooms have spiders and cockroaches in them, and the carpet is just hideous it could really use a steam cleaning. Now for the good. The air conditioning works well.

Park model
It's bigger than the motel rooms and you get a nice size refrigerator. They are just as dirty as the motel rooms though.

Bring your own RV
This is the only way to go to Black Water Landing. At least you control your own cleanliness bringing your own RV. The downside to this is lower gas mileage and the last few miles of the road in is very windy and people drive WAY too fast .

Now for the common areas

The store is well stocked like one of the previous reviewers said. If you forget something at home you will probably be able to find it in the store. You might pay double the price but at least it's there.

The restaurant used to be pretty good, but it has gotten way too expensive. Oh and if you happened to be drinking a soda or water bottle from your own cooler they will make you throw it away so you can pay two dollars and something cents for one of theirs even though you're going to be spending money in there on food anyway. So do yourself a favor and bring your own bbq, the food will be better and less expensive it's win/win.

The lagoon used to be a nice place for the kids to play but with the recent water levels it's nothing more than a mud puddle. I know this isn't their fault, but they could probably get a tractor and remedy it anyway.

The playground...HAHAHAHAHAHAHAHAHAHA my wife and I laugh everytime we see it. Let's let our children play on metal slides, monkey bars, and an old tire when it's 110 degrees out, yeah I don't think so. Come on people a little canopy like they have at most parks, and a little bit of new playground equipment would be great and not a very expensive upgrade to your property.

The grounds are great the store is well supplied and the rooms are decent. The location is a bit hard to get to, but the actual location is great for boating. Here's the rub......the employees act like it is thier own personal place and act as if you are an intruder at thier home. They reserve and live in the rooms closest to the water so those rooms are never available. They say they are family oriented, but thier rules and how they inforce them feel like more of a boot camp than family friendy. I will go back because of the location and ignore the attitudes of the employees. There is on maintenance guy(don't recall his name) that is reeeeaaally Nice!
