Just returned home to AZ after 5 nights at Newport Coast Villas. This is my first review ever on Trip Advisor and I felt compelled to let others know how much we LOVED this resort. Full disclosure- We are Marriott owners so we do love Marriott but this place was exceptional. We have been to Hawaii and all through the US with our ownership but Newport Coast takes the cake! My husband and 2 kids didn't want to leave. From the pools to the villas, this was just an awesome place. On this vacation we felt like we stepped into a Mediterranean paradise. Villas are all 2 bedrooms and huge. The woman at the front desk said they were going to refresh the rooms I believe next year. Perfect place for kids and adults alike. I took one star off my rating because there is no restaurant on the property and it's about a 15 minute walk to the beach.

Room Tip: Owners usually get better ocean views and we had a beautiful location in Building 3900.

Our family of 5 (3 boys - 2, 3 1/2 and 8) really enjoyed the location and the on site amenities. We did not realize the weather would be so wonderful in mid October. This hotel is perfect for young families. We used the grills to cook chicken, hot dogs and hamburgers. We used the fire pit to roast marshmallows. The basketball court with 2 hoops was a wonderful surprise. The playground was perfect for kids 1-6. We spent a 1/2 day at Crystal Cove state park and enjoyed the quiet beach with tidal pools (small fish, hermit crabs,etc.). Water was almost 70 so warm enough to wade and swim although waves are a little rough for non swimmers and young kids. Disneyland was about 25 minute drive and then our last day we drove about 80 minutes to the San Diego Zoo. Our room was perfect for families of 3-8 (2 sofa beds, 1 king and 1 queen). We really enjoyed the full kitchen and laundry in room.

Room Tip: We liked the 2100 building room. Very good location next to playground.

Marriott does it right! We had our family reunion at NCV and it was an amazing experience. We had 5 villas for over 30 people. The villas are very spacious and well laid out with high end touches (3 flat panel TV's, DVD player, granite countertops, jetted tub, washer/dryer). It sits on the hill with spectacular views of the ocean.

There are many onsite activities for families: swimming pools, hot tubs, patios with furniture, shuffle board, tennis/basket courts, fitness areas, gas fire-pits, gas grills, grass areas. You can even rent beach chairs, umbrellas, tennis racquets, etc.

They provide a free shuttle to take you around the large property or off the property to shopping areas, restaurants, and the beach.

My only complaint would be that there is a lack of lighting in the evening around the facility. Maybe its a Newport Coast ordinance or mood lighting. Since we had such a large group we often ate dinner out on the patio and since it was October it was dark before 7pm and we often had difficulty even see each other's faces. It would've been nice to have some outdoor lamps or something.

Room Tip: We were in the 5100 building which sits the highest on the hill. It is right next to a pool, patio...

This is a time-share, standard hotel hybrid.
There are time-share owners and there are seminars they hold to get you to purchase a time-share.
The time-share owners get priority in the rooms with views, so if you are booking a room here like you would a standard hotel, don't expect the view of the pacific.
I did not have a problem with checking in earlier than 4, and the front desk staff seemed like they enjoyed doing their jobs.
The rooms are spacious and large. the large tub in the King room is a plus.
I did not utilize the shuttles to the beach, but did see them run quite frequently.
The grounds are well kept and make sure to utilize the BBQs on site. If you need to purchase groceries there is a grocery store down the street. If you do not want to sign up for the membership, just let them know you're staying at this hotel, and they will still give you the discount.
This is a great place to spend with family, I just wish they would give the same attention to others as they do to the time-share holders.

We were in town for a last minute family event and stayed here for 4 nights. The room is very spacious, and the location is really spectacular. We had a view of the Pacific from our balcony. We have stayed at many timeshare locations, and I would call this sort of timeshare+. Its certainly not a luxury resort with daily turn down service, etc, but the service is much better than other timeshare properties we've experienced. There is a daily "tidy" service, which included making the beds, refreshing the towels, unloading/loading the dishwasher, etc, but not heavy cleaning. This was a very nice bonus. The pool area was very nice, but we found the food at the poolside restaurant overpriced and mediocre (which is pretty much what we expected)

The rooms sleep 8 people...not 6 like the Marriott website says. I called the hotel to check (twice!). We had 4 adults and 2 kids for the first two nights, with 2 more adults arriving for the last 2 nights. Once the last 2 arrived, it was a bit tight, but certainly much better than 2 hotel rooms. There is a King bed in the master, with plenty of room for the resort provided pack and play for our infant. The second bedroom has a queen bed plus a full size sofa bed (memory foam mattress - a nice touch). There was also a queen size pullout sofa bed in the living room.

The kitchen was well stocked and sparkling clean. We didn't do too much cooking as we weren't really there long enough, but we could have if we wanted to. There is a supermarket just up the street.

Overall, it is an excellent value and a very nice resort. Would stay again if we were back in the area.

Room Tip: When you check in, ask for a room by the main pool, that way you'll be in the middle of the reso...

Newport Coast Villas are a top-of-the line Marriott timeshare property offering spectacular view of the Pacific Ocean and surrounding canyons. The property is huge, but each building is small enough to keep it from feeling too crowded. The units are all large two-bedroom apartments with all conveniences provided and with Marriott quality all the way.

We are Marriott owners. Ever since we became owners, we always wanted to visit this resort. We were very disappointed. Our trip fell during the fourth of July, but the resort was not prepared for the crowds! The pools were too full, the saunas were full of children with lack of Marriott employees. I would not recommend this resort.
